Missouri Large Bridge Loans for 1-8 Unit Investors

Missouri has two big rental markets with very different housing: brick two- and four-family flats in St. Louis, and bungalows and newer suburbs in Kansas City. A $1M+ bridge here usually buys a group of them, or a high-value home in Clayton, Ladue or at Lake of the Ozarks.

In short: LendingStreet offers Missouri bridge loans from $1M to $5M+ on 1-8 unit investment properties, with rates from 7.99% and closings in as little as 10 days. Larger balances are reviewed case by case and usually need a full valuation. Missouri investors use them for St. Louis multi-family packages, Kansas City rental groups and lake homes, then refinance into DSCR, blanket or jumbo DSCR loans.

Missouri markets for $1M+ bridges

In St. Louis, Tower Grove, Shaw, Soulard, Lafayette Square, Benton Park and the Central West End have brick two-family and four-family flats. Clayton, Ladue, Kirkwood and Webster Groves in St. Louis County have high-value homes.

In Kansas City, Brookside, Waldo, the Plaza area and Midtown have bungalows and small multi-unit buildings, and Lee's Summit, Liberty and the Northland have newer suburban rentals. Springfield and Columbia have student demand around Missouri State and the University of Missouri. Branson and Lake of the Ozarks have vacation rentals.

St. Louis four-family flats are a distinctive part of the city's housing. Many were built in the early 1900s with four units stacked two over two, and they remain popular with investors because each building stays within the residential 1-8 unit range.

In Kansas City, older neighborhoods have many bungalows and some small brick apartment buildings, while newer suburbs north of the river and in eastern Jackson County have rentals built in the last few decades.

Typical Missouri large-bridge deals

Missouri files above $1M usually involve:

What changes once the balance passes $1 million

Bridge loans start at $150,000 and go to $5M+, rates from 7.99%. Above $1M nothing about the product changes, but the review gets deeper. Expect questions about your track record, reserves after closing and how you will repay.

Unlike some smaller bridge files, a large balance usually needs a full valuation. Order it the day terms are accepted and a 10-day close stays possible. The loan is interest-only for a short term while you sell, lease or refinance.

Missouri taxes and appraisals

Missouri has no real estate transfer tax, which keeps closing costs simpler. Residential property is assessed at a set assessment ratio, and counties reassess in odd-numbered years, so a recent sale can affect the next assessment.

Missouri is a non-disclosure state, meaning sale prices are not always part of the public record. Appraisers rely on MLS data and their own research, which can take more time for unusual properties.

St. Louis City and St. Louis County are separate jurisdictions with different tax rates and rules. Many St. Louis County municipalities have their own occupancy inspection requirements as well, so check the city where each property sits.

Worked example: four St. Louis four-family flats

This example is illustrative and not a quote. An investor buys four brick four-family flats in Tower Grove and Shaw, sixteen units across four properties, for $1,480,000. Four units are vacant and dated.

The vacant units are renovated, occupancy permits are issued, and all sixteen units are leased. The refinance at 75% LTV comes to $1,200,000, which repays the $1,110,000 bridge balance and returns about $90,000.

Each building stays at four units, so all four are residential 1-8 unit properties. Brick construction helps insurance, while older systems drive the renovation budget.

St. Louis and Kansas City rental rules

St. Louis requires occupancy permits and inspections in many cases when tenants change. Kansas City, Missouri, has a rental permit and inspection program. Confirm requirements for every property in a package.

Many St. Louis flats are over 100 years old, with brick walls, older plumbing and wiring, and lead paint risk. Budget for system updates.

Columbia and Springfield have their own rental inspection or certificate programs near the universities. In both cities, student leases usually start in August, so spring is the best time to buy and renovate a student package with a bridge.

Kansas City: Missouri side versus Kansas side

The Kansas City metro spans two states. Missouri properties follow Missouri taxes, closing customs and rental rules, while Kansas properties follow Kansas rules. Price each side separately.

Some programs allow blanket loans covering properties in more than one state, which can help investors who own on both sides of State Line.

Lake of the Ozarks and Branson have strong vacation rental demand in summer. Counties and some HOAs regulate short-term rentals, so check rules before relying on short-term income.

Lining up the takeout before you close

The bridge is the first loan, not the last. The usual takeout is a DSCR refinance that qualifies on the property's rent, or a jumbo DSCR loan once the balance reaches roughly $1.5M or more. Cash-out goes up to 75% LTV and rate-and-term up to 80% on some programs, though larger loans often get less.

If the numbers only work at a ratio below 1.0x, sub-1.0 DSCR programs exist, but it is better to buy with a cushion.

Common questions

Does Missouri have a transfer tax?

No. Missouri does not charge a real estate transfer tax, though title and recording fees apply.

Why can appraisals take longer in Missouri?

Sale prices are not always public, so appraisers rely on MLS and their own research.

Do St. Louis rentals need occupancy permits?

In many cases, yes, when tenants change. Check city requirements for each property.

Can properties in Missouri and Kansas share one loan?

On some programs, blanket loans can cover properties in more than one state.

Do larger bridge balances need a full valuation?

In most cases. A seven-figure balance usually needs an appraisal or similar report, so we order it as soon as terms are accepted.

How long does a large bridge take to close?

Often 10 days to a few weeks, depending on valuation scheduling, title and how many properties are in the deal.

Is there a cap on the loan amount?

The program runs to $5M+ on 1-8 unit investment property, with larger requests reviewed case by case.

What is the usual exit?

A sale, or a refinance into a DSCR or jumbo DSCR loan that qualifies on rent instead of personal income.
