Large Bridge Loans for Modesto Investors: $1M to $5M+

Some of the best Modesto rental deals come from estates and long-time landlords selling eight or ten houses at once. They often want a quick, certain close, which is where a large bridge loan earns its keep.

In short: LendingStreet provides residential investor bridge loans in the Modesto area from $1M to $5M+ on 1-8 unit properties, with rates from 7.99%. Loans are short-term and interest-only and can close in as little as 10 days, though larger balances usually need a full valuation. Investors use them for packages of homes, small buildings and higher-value properties, then exit by sale or refinance into a blanket, DSCR or jumbo DSCR loan.

What a $1M+ bridge loan covers in Modesto

Our bridge program runs from $150,000 to $5M+, and balances above $1M are reviewed case by case. With typical Modesto homes selling well below $1M, large bridge loans here usually finance groups of properties, a 5-8 unit building with nearby houses, or higher-value homes in areas like north Modesto, Oakdale, Del Rio and Salida.

Estate and portfolio packages

Stanislaus County has many landlords who bought rentals decades ago. When an estate settles or an owner retires, heirs and sellers often prefer one buyer who can close quickly and take the properties as they are. A bridge loan can close the purchase before a probate or estate deadline, then give you time to renovate, re-lease and refinance.

Expect deferred maintenance and below-market rents in these packages, since long-held tenants often pay well below current rates.

Packages also tend to be spread out. A single estate might include houses in Modesto, Ceres, Turlock and Patterson, each with its own city permit office and its own rental market. Map the properties before you commit, and price the time it will take to manage renovations in several places at once.

Worked example: eight houses from an estate

This example is illustrative and not a quote. An investor buys eight single-family rentals in Modesto, Ceres and Turlock from an estate for $2,800,000 and needs to close within weeks.

The bridge loan is $1,960,000, 70% of the price, with an estimated monthly interest-only payment of about $16,333. Over the next year, the investor completes repairs and re-leases units as they turn over, reaching $18,800 a month in rent.

With an updated value of $3,200,000, a blanket refinance at 65% is $2,080,000, enough to pay off the bridge. Estimated principal and interest is about $14,189. Taxes, reassessed at the purchase price under Proposition 13, are about $2,567 a month, and insurance about $900. The payment is about $17,656 and portfolio DSCR is about 1.06x.

Prop 13 changes the exit math

When you buy, every property in the package is reassessed at your purchase price. The estate may have paid taxes on 1990s values; you will not. That higher tax line shows up in the refinance ratio, and it is one reason Modesto exits often land at 60% to 70% of value rather than the program maximums.

Rent caps under California's Tenant Protection Act also limit how fast you can raise rents on covered units with tenants in place. Build your exit on realistic rents.

Valuations, title and insurance

Large balances usually need a full appraisal, and package deals need one for each property. Estate sales may also need court confirmation or other probate steps, so coordinate timing with the estate's attorney.

California insurance can be the slowest piece. Start quotes as soon as you have the address list, and confirm coverage for vacant properties under renovation.

Title on long-held properties can also hold surprises, such as old easements, unreleased liens or vesting that does not match the seller. Order preliminary title reports early.

Higher-value single properties

Some investors use large bridge loans on single high-value homes in Oakdale, north Modesto or the Del Rio area, or on newer homes bought to renovate and lease to executives. On these, the exit is often a jumbo DSCR loan. Leverage on large single-asset loans can be lower than on smaller balances and varies by program.

Turnover strategy during the bridge term

In an estate or long-held package, many tenants have been in place for years. California's Tenant Protection Act requires just cause for terminations after a tenancy has run long enough, and limits rent increases on covered units. That means a bridge plan in Modesto usually relies on natural turnover, renovation of units as they come vacant, and modest increases on occupied units, not on clearing buildings.

Build the loan term around that reality. A 12-month plan that assumes every unit turns over may need 18 months or more. Vacant houses can be renovated and leased at market right away, so many investors start with those and use the higher rents to carry the rest of the package.

Local rules also matter. Modesto, Ceres and Turlock each have their own permit processes for renovation work, and older homes may need permits for electrical panels, water heaters and HVAC replacements. Pulling permits up front avoids problems at appraisal and with insurers later.

Paying off a maturing loan

Investors who financed ADU additions, renovations or small new construction with short-term loans sometimes reach maturity before units are leased. A bridge loan can pay off that debt and give the project time to finish. Expect questions about what delayed the original plan and when the refinance will be ready.
