Nashville's building boom left a steady supply of finished new homes, maturing construction loans and builders looking for fast buyers. Large bridge loans often sit in the middle of those transactions.
In short: LendingStreet provides residential investor bridge loans from $1M to $5M+ in the Nashville area, within a program range of $150,000 to $5M+, with rates from 7.99% and closings in as little as 10 days. Loans are short-term and interest-only, and larger balances usually need a full valuation and get case-by-case review. Exits include a sale, a DSCR refinance or a jumbo DSCR refinance.
Inside Davidson County, single homes above $1M are common in Belle Meade, Green Hills, Forest Hills, Oak Hill, 12 South, Hillsboro-West End and Sylvan Park, where builders have replaced older houses with large new ones. In Williamson County, Brentwood and Franklin have many high-value homes.
Packages push other deals over $1M: two or more new HPR homes from one builder, a group of rentals in Antioch or Madison bought from a retiring landlord, or a small apartment building of five to eight units.
| Deal | Typical areas | Common exit |
|---|---|---|
| Finished HPR pair or new spec home | Sylvan Park, the Nations, 12 South, East Nashville | Sell one or both, or DSCR refinance |
| High-value single home | Belle Meade, Green Hills, Brentwood, Franklin | Sale or jumbo DSCR |
| Package of rentals | Antioch, Madison, Donelson, La Vergne | Blanket DSCR refinance |
| Payoff of a maturing construction loan | Close-in infill neighborhoods | Sale or refinance after lease-up |
| 5-8 unit building | Older corridors, near universities | DSCR refinance |
A common Nashville request is a bridge loan to pay off a construction loan that is coming due on finished homes. The builder or investor needs time to sell or lease, and the construction lender wants to be repaid. A bridge loan based on the finished value can replace it.
We will want the payoff letter, the certificate of occupancy or final inspection, the HPR documents if the lot was split and a realistic plan for the exit.
This example is illustrative and not a quote. An investor has finished two new detached HPR homes in Sylvan Park, each valued at $1,050,000, for a combined $2,100,000. The construction loan is maturing. A bridge loan at 70% of value is $1,470,000, with an estimated interest-only payment of about $12,862 a month. Tennessee's mortgage recording tax on that loan amount is about $1,688.
The plan is to sell one home and keep the other. After selling one home and netting about $976,500 after sale costs, the bridge balance falls to about $493,500. That balance is refinanced into a DSCR loan on the remaining home, with estimated principal and interest of about $3,451, taxes of $715, insurance of $150 and shared HPR costs of $50.
At a rent of $5,200, the total payment of about $4,366 gives DSCR of about 1.19x. Refinancing both homes at 70% would not have cleared 1.0x on rent alone, which is why the plan pairs a sale with a refinance.
| Step | Amount |
|---|---|
| Combined value of two homes | $2,100,000 |
| Bridge loan (70%) | $1,470,000 |
| Estimated monthly interest-only payment | $12,862 |
| Net proceeds from selling one home | $976,500 |
| Remaining balance refinanced | $493,500 |
| DSCR payment on kept home | $4,366 |
| Rent on kept home | $5,200 |
| DSCR | About 1.19x |
In Nashville's most expensive neighborhoods, rents have not risen as fast as prices. A $1M+ new home may lease for an amount that only supports a modest loan on a DSCR basis. That makes the exit plan critical on a large bridge: a full sale, a partial sale, or a refinance at lower leverage.
If you plan to hold, run the long-term numbers before you take the bridge. Our jumbo DSCR page for Nashville covers how larger rental loans are sized. Lower-priced rentals in Antioch, Madison or La Vergne usually show the opposite pattern: rents that are high relative to price, which makes a package of those homes easier to refinance than a single luxury house.
Larger balances usually need a full valuation. For new construction, the appraiser will rely on recent new-build sales nearby, which are plentiful in some neighborhoods and thin in others. For a package, each property is typically valued.
Case-by-case review also looks at your track record with similar projects, the condition of each property and the time needed to reach the exit. Builders who have sold several homes in the same neighborhood, or landlords with a long rental history, can show that the exit is realistic. If this is your first deal of this size, expect more questions about reserves and the sale or refinance timeline, and consider a lower loan amount that leaves room for a slower sale.
Tennessee charges a transfer tax on the deed, paid on the purchase, and a mortgage recording tax on the amount of the loan above a small exemption. On a $1M+ bridge loan the mortgage tax is a noticeable line, and it applies again when a refinance records a new mortgage. Budget both when you compare a bridge plus refinance with other paths.
Property taxes on new homes can jump once the finished improvements are assessed. Tennessee uses a 25% assessment ratio for residential property, so budget on the full finished value.
Some Middle Tennessee builders sell remaining inventory in groups, and some long-time landlords sell a whole portfolio at once to retire. A large bridge loan can close those purchases quickly, before the seller moves on to another buyer.
The exit on a package is often a blanket DSCR refinance once the homes are leased, or a mix of retail sales and refinancing. Ask how partial releases will work on the bridge, since each home sold will need to pay down a set amount. Plan the hold period around how quickly homes in that area lease, and keep reserves for the interest-only payment in the meantime.
