In Nebraska a $1M+ bridge loan rarely buys one house. It buys a group of Omaha or Lincoln rentals from a landlord who is ready to sell, or it pays off a loan coming due on a portfolio that needs time before it can refinance.
In short: LendingStreet offers residential investor bridge loans from $1M to $5M+ on 1-8 unit Nebraska property, with rates from 7.99%, interest-only payments and closings in as little as 10 days on a complete file. In Omaha and Lincoln, large balances usually mean a package of homes, duplexes or small multifamily. Larger balances usually need a full valuation, and the exit is a sale or a DSCR refinance.
Nebraska's landlord base includes many long-time local owners with paid-off or lightly financed portfolios. When they sell, they often prefer one buyer for the whole group and a fast close.
The Omaha metro is the center of large-balance activity: older homes and duplexes in Benson, Dundee and Midtown, and newer rentals in Elkhorn, Papillion, La Vista, Bellevue and Gretna. Lincoln adds steady demand around the University of Nebraska and state government, with rentals in the Near South, Clinton and the fast-growing south and east edges of town.
Grand Island, Kearney and Norfolk have lower prices. There, a seven-figure bridge almost always means a group of single-family rentals or several small multifamily buildings bought together. Kearney and Grand Island also have steady demand from regional hospitals, the University of Nebraska at Kearney and manufacturing employers, which supports long-term leases.
This example is illustrative and not a quote. An investor buys eight single-family rentals across Benson, Bellevue and La Vista for $1,360,000. Three are vacant and need paint, flooring and roof work before they can be registered and leased.
Assume a bridge loan of $1,020,000 (75% of the price). Because bridge payments are interest-only, the estimated monthly payment is about $8,500, or about $68,000 across the 8 months the investor expects to hold the loan before refinancing.
When the bridge matures, the value is $1,480,000. Refinancing at 75% LTV gives a $1,110,000 DSCR loan. Estimated principal and interest is about $7,572; with taxes of $2,470, insurance of $750 and $0 of other costs, the monthly payment is about $10,792. Rent of $13,200 puts DSCR at about 1.22x.
Taxes are the biggest cost after principal and interest, yet the package still clears the 1.0x standard minimum. The $1,110,000 refinance repays the $1,020,000 bridge and returns about $90,000 toward the repair spend.

Short term, interest-only, rates from 7.99%, and closings in as little as 10 days: those basics hold at every size in our $150,000 to $5M+ bridge program. Above roughly $1M, two things get more attention in Nebraska: the valuation, which is usually a full appraisal on larger balances, and the exit, which has to be specific.
Larger balances are reviewed case by case, so the more complete the file, the faster the answer.
Nebraska rents are moderate, but so are prices, and many Omaha and Lincoln rentals clear a 1.0x DSCR on long-term leases. The tax line is what usually tightens the ratio, so use realistic tax figures from the start.
Five or more refinanced rentals can go into a blanket portfolio loan with one closing and one payment, qualified on combined cash flow. Investors who want to sell some homes later can use release provisions instead of refinancing the whole group again.
Nebraska charges a documentary stamp tax on deeds of $2.25 per $1,000 of value, customarily paid by the seller. On a $1.5M package that is about $3,375, modest next to the ongoing cost that matters more: property taxes.
Nebraska property taxes are high relative to home prices, and county assessors update values regularly. Budget on the current levy applied to your purchase price, not the seller's old assessment. Hail is the other recurring cost. Many policies carry percentage wind and hail deductibles, so get quotes with roof ages for every property in the package.
Omaha requires residential rental properties to be registered with the city, and its program includes inspections. Older homes may need repairs to pass, which is a common reason to use a bridge before a long-term loan. Lincoln and other cities have their own housing codes, so check local requirements for each address.
Older Omaha housing also brings lead-based paint disclosure duties for pre-1978 homes, and some neighborhoods have aging sewer laterals and foundations. Inspect before you buy, and price repairs into the bridge budget.

The doc stamp tax of $2.25 per $1,000 is customarily paid by the seller, though contracts can say otherwise. Confirm with your title company.
Taxes are high relative to prices, so they take a large share of the monthly payment. Use the levy applied to your purchase price when you run the DSCR, not the seller's assessment.
