New Jersey Large Bridge Loans for 1-8 Unit Investment Property

New Jersey prices put many ordinary rental deals over $1M, especially in Hudson County and near the shore. A large bridge loan handles the fast purchase, while the investor clears town inspections, resets leases and lines up the long-term DSCR loan.

In short: LendingStreet makes residential investor bridge loans from $1M to $5M+ on 1-8 unit New Jersey property, with rates from 7.99%, interest-only payments and closings in as little as 10 days on a complete file. In New Jersey, large balances often mean two-to-four family homes in Hudson County, small multifamily in Newark or Elizabeth, or shore property. Larger balances usually need a full valuation, and exits are a sale or a DSCR or jumbo DSCR refinance.

New Jersey neighborhoods behind $1M+ bridge loans

Hudson County leads: Jersey City Heights, Greenville and Bergen-Lafayette, Hoboken, Bayonne, Union City and West New York, where two- and four-family homes trade above $1M and a small package quickly reaches $3M or more. Newark's Ironbound and North Ward, Elizabeth and Paterson offer similar stock at lower prices.

Suburban towns like Montclair and Morristown have high-value homes, and the Jersey Shore (Asbury Park, Long Branch, Long Beach Island, Cape May) has seasonal and year-round rentals with values that often exceed $1M on a single house.

How the program works above $1M

A large bridge loan is a short-term, interest-only loan used to buy or recapitalize investment property fast, then exit through a sale or a long-term refinance. Our bridge program spans $150,000 to $5M+, with rates from 7.99% and closings in as little as 10 days on a complete file.

At $1M and above in New Jersey, each request is reviewed on its own merits, and larger balances usually require a full valuation of every property securing the loan.

How New Jersey investors use large bridge loans

Competitive multifamily and shore markets reward cash-like closings. A bridge loan lets an investor close first and handle town certificates, repairs and leasing during the hold.

Worked example: a Bayonne and Jersey City package

This example is illustrative and not a quote. An investor buys three two-family homes in Bayonne and a four-family in Jersey City Heights, 10 units in all, for $3,200,000. Two units are vacant and need resale certificates and lead-safe inspections before new tenants can move in.

The bridge loan is $2,240,000, sized at 70% of the purchase price for this example, and the estimated interest-only payment is about $18,667 a month. Over a 9-month hold that is roughly $168,000 of interest carry, which belongs in the budget from day one.

When the bridge matures, the value is $3,350,000. Refinancing at 70% LTV gives a $2,345,000 DSCR loan. Estimated principal and interest is about $15,997; with taxes of $5,300, insurance of $1,200 and $0 of other costs, the monthly payment is about $22,497. Rent of $28,500 puts DSCR at about 1.27x.

With all 10 units leased, the package clears 1.0x despite a heavy tax bill, and the $2,345,000 refinance repays the $2,240,000 bridge with about $105,000 remaining.

Transfer fees, the mansion tax and property taxes

Sellers in New Jersey pay a realty transfer fee. On residential sales of $1 million or more, an additional fee often called the mansion tax also applies, and the state restructured these fees in 2025 into graduated tiers. On a large purchase this is a real number, so get a written estimate from your title company before you finalize the offer.

New Jersey also has some of the highest property taxes in the country, and rates differ sharply from one town to the next. Use the actual municipal rate and current assessment, and watch for towns in the middle of a revaluation.

The DSCR exit in a rent-regulated state

Hudson County and Newark rents are strong, and many two-to-four family homes clear a 1.0x DSCR after leases are reset. The catch is that many towns, including Jersey City, Newark and Hoboken, have local rent control ordinances with their own exemptions. Know whether a building is covered before you plan rent increases that the refinance depends on.

High-value suburban and shore homes may need jumbo DSCR financing, where leverage varies by program, or a sale exit if long-term rent will not carry the payment.

Town certificates, lead-safe rules and flood

Many New Jersey municipalities require a certificate of occupancy or a resale inspection before a new owner or tenant moves in, plus smoke and carbon monoxide certifications. Separately, state law requires lead-based paint inspections for many pre-1978 rental units at tenant turnover. Build both into the bridge timeline.

Flood is the other big item. Parts of Hoboken, Jersey City and the shore are in mapped flood zones, and flood insurance can change the exit math.

Common questions

Does the mansion tax apply to investment property in New Jersey?

It can apply to residential sales of $1 million or more, and the fees were restructured in 2025. Get a current estimate from your title company for your price and property type.

Do New Jersey towns require inspections before I can rent?

Many do. Resale certificates of occupancy and smoke and carbon monoxide certifications are common, and state lead-safe rules apply to many older rentals.

How does rent control affect a bridge-to-DSCR plan?

If a building is covered by local rent control, increases are limited, and the refinance rent may be lower than you planned. Confirm coverage and exemptions with the town.

How quickly can a $1M+ bridge fund in New Jersey?

A complete file can close in as little as 10 days. Packages with many properties take longer because each one needs title work and a valuation.

Is a valuation required on a large bridge?

On balances above roughly $1M, expect a full valuation of every property securing the loan. Plan for it in your timeline.

Do you finance a home I will live in?

No. Our investor loans are business-purpose loans on non-owner-occupied property, such as rentals and properties bought to renovate and sell.

Can I finance a Hoboken or Jersey City four-family?

Yes. 1-8 unit buildings fall in the residential investor program. Buildings with 9 or more units are commercial.

Do you finance Jersey Shore rentals?

Yes, as non-owner-occupied investment property. Check town STR rules and flood insurance costs, since both shape the exit.
