New Mexico has two very different large-loan markets. In Albuquerque and Las Cruces, a seven-figure bridge buys a group of rentals. In Santa Fe and Taos, it can buy a single adobe home on the Eastside or in the foothills.
In short: LendingStreet offers residential investor bridge loans from $1M to $5M+ on 1-8 unit New Mexico property, with rates from 7.99%, interest-only payments and closings in as little as 10 days on a complete file. Larger balances usually need a full valuation, which takes care in a non-disclosure state. Exits are a sale or a DSCR or jumbo DSCR refinance, and the tax reset that follows a sale belongs in the exit math.
Many New Mexico rental portfolios are owned by long-time local landlords. When they sell, a buyer who can close quickly on the whole group, without waiting on a long-term underwrite for each home, usually wins the deal.
Albuquerque is the volume market: Nob Hill and the University of New Mexico area, the Northeast Heights, the Westside near Coors and Unser, and Rio Rancho to the north, where newer homes lease to families and workers at Intel and nearby employers. Kirtland Air Force Base and Sandia National Laboratories keep rental demand steady.
Las Cruces adds rentals near New Mexico State University and White Sands Missile Range. Santa Fe is the high-value market, with homes on the Eastside, along Canyon Road and in Las Campanas, and Taos and Ruidoso add resort and second-home property.
| Market | What a $1M+ bridge usually buys |
|---|---|
| Albuquerque and Rio Rancho | Packages of 5 to 10 single-family homes or small multifamily |
| Las Cruces | Groups of rentals near NMSU and the east mesa |
| Santa Fe | One high-value home, or a small casita compound |
| Taos and Ruidoso | Resort homes; check STR rules and wildfire exposure |
This example is illustrative and not a quote. An investor buys seven single-family rentals in the Northeast Heights and Rio Rancho for $1,750,000 from a landlord who has owned them for decades. Taxes on several homes are far below market because of the valuation cap, and two homes need updating.
Assume a bridge loan of $1,312,000 (75% of the price). Because bridge payments are interest-only, the estimated monthly payment is about $10,933, or about $87,467 across the 8 months the investor expects to hold the loan before refinancing.
The exit appraisal comes in at $1,850,000, and the DSCR loan is sized at 75% LTV, or $1,388,000. That carries estimated principal and interest of about $9,469 a month. Taxes ($1,310), insurance ($700) and other costs ($0) bring the payment to about $11,479, and $12,950 of rent works out to DSCR of about 1.13x.
The tax line uses the reset values, not the seller's old bills, and the package still clears 1.0x. The $1,388,000 DSCR refinance repays the $1,312,000 bridge and leaves about $76,000 after the repairs.

| Interest carry over 8 months | $87,467 |

Short term, interest-only, rates from 7.99%, and closings in as little as 10 days: those basics hold at every size in our $150,000 to $5M+ bridge program. Above roughly $1M, two things get more attention in New Mexico: the valuation, which is usually a full appraisal on larger balances, and the exit, which has to be specific.
Larger balances are reviewed case by case, so the more complete the file, the faster the answer.
Albuquerque prices are moderate for the West, and long-term rents in the Northeast Heights, Rio Rancho and Westside usually support a DSCR refinance at a reasonable leverage. Property taxes are low compared with many states, which helps the ratio once the reset is accounted for.
Santa Fe homes are a different exit. Long-term rents rarely support high leverage on a $1.5M house, so investors there often plan a sale or a lower-leverage jumbo DSCR loan. Leverage on larger balances varies by program.
New Mexico has no real estate transfer tax, and it is a non-disclosure state, so sale prices are not on public record. Closing costs are mainly title, escrow, recording and loan costs, and appraisers rely on MLS data and their own research for comparables.
The tax detail that surprises buyers is the valuation cap. New Mexico limits annual increases in the taxable value of residential property, but the value generally resets to current market value when a property sells. A home the seller owned for twenty years may carry a tax bill far below what you will pay, so budget on your purchase price.
Santa Fe limits the number of short-term rental permits for homes that are not owner-occupied, and Albuquerque requires short-term rentals to register and follow city rules. Taos and Ruidoso have their own systems. Confirm that a permit exists or can be obtained before you count on nightly revenue in the exit.
Mountain and forest-edge areas around Ruidoso, Taos and parts of Santa Fe carry wildfire exposure, and insurers have tightened coverage in some of those areas. Get insurance quotes before you sign.
Our investor loans are business-purpose loans on non-owner-occupied property. The fastest large-balance files show the exit math up front: what the properties rent for, what they will be worth, and how the bridge gets repaid. Get a quote with the form below or at (877) 298-1001.
Expect the team to test the exit first. If the rents and values support a DSCR or jumbo DSCR refinance, or a sale makes sense, the bridge can be sized around that plan, and you will know what cash the New Mexico deal needs at closing and at refinance.
No. New Mexico does not charge one. Closing costs are mainly title, escrow, recording and loan costs. Confirm current costs with your title company.
Annual increases in residential taxable value are capped, but the value generally resets to market when a property sells. Budget taxes on your purchase price.
Only if the home has, or can obtain, a short-term rental permit. Santa Fe limits permits for homes that are not owner-occupied.
On balances above roughly $1M, expect a full valuation of every property securing the loan. Plan for it in your timeline.
No. Our investor loans are business-purpose loans on non-owner-occupied property, such as rentals and properties bought to renovate and sell.
Rates start from 7.99%, with interest-only payments. Final pricing on larger balances depends on the properties, leverage and exit plan.
Appraisers rely on MLS records and their own research. Unique Santa Fe and Taos homes can be harder to value, so order the valuation early.
Not if the loan covers several properties. In Las Cruces a large bridge usually finances a group of rentals rather than one house.
