Large Bridge Loans for $1M to $5M+ New Orleans Investor Deals

In New Orleans, $1M+ residential investor deals tend to be either a grand old house with several apartments inside it, or a group of doubles bought together. Both reward a buyer who can close quickly and has a plan for the exit.

In short: LendingStreet provides residential investor bridge loans from $1M to $5M+ in the New Orleans area, within a program range of $150,000 to $5M+, with rates from 7.99% and closings in as little as 10 days. Loans are short-term and interest-only, and larger balances usually need a full valuation and are reviewed case by case. Exits include a sale, a DSCR or blanket refinance, or a jumbo DSCR refinance.

Where $1M+ residential deals come from

Single homes above $1M are concentrated in the Garden District, Uptown around Audubon Park, the Lower Garden District, Esplanade Ridge, Lakeview and Old Metairie. Many are large Victorian or Greek Revival houses, and some have been divided into apartments.

Most median-priced rentals in the metro sell well below $1M, so many large bridge loans here finance packages: several shotgun doubles bought from one owner, a group of renovated homes from a flipper exiting the market, or a converted mansion with five to eight apartments on St. Charles Avenue or Prytania Street.

Why investors here need speed

Estate sales of old family houses are common in New Orleans, and heirs often want a fast, simple closing. Portfolio sellers and investors facing a maturing loan also favor buyers who can move. A bridge loan can close in as little as 10 days with a complete file.

Louisiana closings are passed before a notary under the state's civil law system, with an act of sale and an act of mortgage. Line up your title company and notary early on a large deal.

Old houses can also carry title surprises: successions that were never fully opened, unrecorded heirs or old servitudes. On an estate sale, ask the title company to start its search as soon as the contract is signed, since a clean title is often what decides how fast a large bridge loan can actually close.

Worked example: a seven-unit Uptown house

This example is illustrative and not a quote. An investor buys a converted Victorian with seven apartments near St. Charles Avenue from an estate for $1,650,000. Several units are vacant and need updates. The bridge loan at 65% of the price is $1,072,500, with an estimated interest-only payment of about $9,384 a month.

After repairs and lease-up at about $1,750 a unit, the building appraises at $1,850,000. Because five to eight unit buildings can carry lower leverage, the investor plans a DSCR refinance at 60% of value, or $1,110,000. Estimated principal and interest is about $7,761, taxes $2,313 and insurance $1,400, for a payment of about $11,474.

Rent of $12,250 gives DSCR of about 1.07x, and the refinance amount covers the bridge payoff. The insurance figure is the line most likely to move, so the investor got wind quotes before making the offer.

Valuation on large and unusual properties

Larger balances usually need a full valuation. Grand old houses with apartments inside can be hard to value because few similar buildings sell each year. Appraisers may weigh income, comparable sales and the cost of restoration. For a package, each building is typically valued.

Bring the rent roll, any recent leases, the repair budget and photos of every unit. A clear picture of condition helps the valuation and the review.

Expect questions about structure on the oldest buildings. Pier foundations, termite damage and roof framing are common issues in houses built before 1900, and a building inspection or contractor bid gives both you and the reviewer a realistic repair figure. Leave contingency in the budget, since opening walls in an old house often reveals more work than planned.

Insurance, flood and historic review

Wind and flood insurance on a large, old frame building can be very expensive, and it decides how much the exit loan can be. Get quotes before you commit, including the wind deductible. Many Uptown properties sit on higher ground along the river, which can help with flood costs, while Lakeview and parts of Mid-City are lower.

Exterior work in local historic districts often needs Historic District Landmarks Commission approval. Build approval time into the repair schedule.

Taxes and the exit

Louisiana uses a 10% assessment ratio, and investors do not get the homestead exemption. After a sale and renovation, a property's assessed value can rise at the next reassessment. Budget taxes on the expected value at refinance, not on an estate's old bill.

Exits on high-value single homes are often a sale. If you plan to hold, our jumbo DSCR page for New Orleans covers how large rental loans are sized. Long-term rents on the city's most expensive homes are often low relative to their value, so a high-value single home usually supports only a modest DSCR loan, and many investors plan a sale rather than a hold.

Short-term rental plans

Residential short-term rental permits in New Orleans are tied to owner occupancy, and investor permits are mainly limited to commercial and mixed-use districts with building caps. Do not plan a large bridge exit around nightly income unless the property can legally hold a permit. Underwrite on long-term rent instead.
