Most two- and three-family houses in Newark sell for well under $1M. Large bridge loans here usually finance a group of them, a small apartment building, or a high-value home in the suburbs to the west.
In short: LendingStreet provides residential investor bridge loans from $1M to $5M+ in the Newark area, within a program range of $150,000 to $5M+, with rates from 7.99% and closings in as little as 10 days. Loans are short-term and interest-only on 1 to 8 unit property, and larger balances usually need a full valuation and are reviewed case by case. Exits include a sale, a blanket or DSCR refinance, or a jumbo DSCR refinance.
Packages are the most common large residential deal: a retiring landlord selling five or ten two- and three-families in the Ironbound or North Ward, or an investor exiting buildings across Newark, East Orange and Irvington. Five- to eight-unit brick buildings in the North Ward and Vailsburg also trade above $1M.
To the west, Montclair, Millburn and Short Hills, Livingston and parts of West Orange have many homes priced above $1M, and some investors buy them as rentals or for renovation and sale.
| Deal type | Where | Usual exit |
|---|---|---|
| Package of 5+ two- and three-families | Ironbound, North Ward, East Orange, Irvington | Blanket DSCR refinance |
| 5-8 unit building | North Ward, Vailsburg, Kearny | DSCR refinance at program leverage |
| High-value suburban home | Montclair, Short Hills, Livingston | Sale or jumbo DSCR |
| Payoff of a maturing loan | Anywhere in the area | Refinance after lease-up |
Portfolio sellers and estates often want one buyer who can take every building at once and close quickly. A bridge loan can close in as little as 10 days with a complete file, though valuing several buildings and clearing municipal requirements can take longer.
Packages also tend to arrive with vacancies, below-market rents and deferred maintenance. Bridge financing carries the buildings while you fix and re-lease them, then a long-term loan replaces it.
Buying a package also lets an investor negotiate one price for several buildings rather than competing for each one separately. The trade-off is that every building comes with its own tenants, condition issues and municipal requirements, so the plan needs a building-by-building schedule, not just a total budget.
This example is illustrative and not a quote. An investor buys four three-families and one two-family in the Ironbound and North Ward from a retiring owner for $2,950,000. The bridge loan at 70% of the price is $2,065,000, with an estimated interest-only payment of about $18,069 a month.
After repairs and re-leasing, rents reach about $6,000 per three-family and $4,200 for the two-family, a combined $28,200. The buildings appraise at $3,300,000. A blanket DSCR refinance at 65% of value is $2,145,000, with estimated principal and interest of about $14,998, taxes of $5,750 and insurance of $1,500.
The payment of about $22,248 gives a portfolio DSCR of about 1.27x, and the refinance pays off the bridge loan.
| Item | Bridge stage | Blanket DSCR exit |
|---|---|---|
| Value basis | $2,950,000 purchase | $3,300,000 appraised |
| Loan amount | $2,065,000 | $2,145,000 |
| Payment type | Interest-only | Principal, interest, taxes, insurance |
| Estimated monthly payment | $18,069 | $22,248 |
| Monthly rent | Re-leasing | $28,200 |
| DSCR | Not used | About 1.27x |
Larger balances usually need a full valuation, and each building in a package is generally valued. Interior access to every unit and a current rent roll help, along with photos and a list of recent repairs for each building. For suburban homes, appraisers rely on recent sales in the same town, and condition can swing value widely.
Case-by-case review also looks at your experience with similar buildings, your contractor and the time needed to reach the exit. A first-time package buyer should expect more questions about reserves and contractors, and may want a lower loan amount that leaves room for a slower re-leasing period.
Newark's rent control ordinance and the rules in nearby towns can limit how fast below-market rents rise on covered units, and the state's Anti-Eviction Act requires good cause for most evictions. Build your exit on rents you can realistically and legally reach, and allow enough time in the bridge term.
Lead-safe inspections for pre-1978 rentals and local certificate of occupancy requirements at tenant turnover also take time. Schedule them into the plan.
New Jersey property taxes are high and come straight into the refinance math, so use actual bills for every building. New Jersey charges a realty transfer fee and additional fees on sales of $1M or more; confirm the current amounts and who pays with your title company.
On a high-value suburban home, the tax bill alone can make a long-term rental hard to support at full leverage, which is why many of those deals end in a sale.
For packages in Newark and the surrounding towns, the opposite is often true: rents on two- and three-families are high relative to price, so a blanket DSCR refinance can work once the buildings are leased at market and the tax bills are known. Run the refinance numbers before you sign the purchase contract, using the actual tax bills, so the exit is clear from day one.
Some investors use a large bridge loan to pay off a short-term loan coming due on a group of buildings that are not yet fully leased, or to buy out a partner. The new bridge buys time to finish the plan. We will want the payoff letter, a current rent roll and the exit timeline. If some buildings are already stabilized, they may be able to move straight to long-term financing while the rest stay on the bridge.
