Large Bridge Loans for Pittsburgh Investors

Pittsburgh's housing is affordable by big-city standards, so a $1M to $5M bridge loan here almost always finances a group of properties. The classic deal is a long-time landlord selling 15 or 20 doubles and small buildings in one closing, and the buyer needs to move before someone else does.

In short: LendingStreet's residential bridge loans run from $150,000 to $5M+, with rates from 7.99% and larger balances reviewed case by case. They are short-term, interest-only loans on 1 to 8 unit investment properties that can close in as little as 10 days, with exits by sale or refinance into a DSCR, blanket or jumbo DSCR loan. Larger balances usually need a full valuation of each property.

What large balances mean in Pittsburgh

Most Pittsburgh rental homes and small buildings trade well under $500,000. Higher-value homes exist in Shadyside, Squirrel Hill, Highland Park, Sewickley, Fox Chapel and Mount Lebanon, but investors rarely buy single rentals at a $1M basis here. In this market, large bridge loans usually mean packages of homes or small multifamily, or several 5-8 unit buildings.

That shapes the loan. Underwriting looks at each property in the package, and the exit is usually a blanket or individual DSCR refinance once the properties are stabilized.

Typical Pittsburgh large bridge deals

These are the patterns that come up most often in the Pittsburgh market.

Worked example: a 22-unit landlord package

This example is illustrative and not a quote. An investor agrees to buy nine buildings, a mix of duplexes, triplexes and fourplexes totaling 22 units in Greenfield, Bloomfield and Brookline, for $2,400,000. Several units are vacant and dated. A bridge loan at 75% of the price is $1,800,000, with estimated interest-only payments of about $15,750 a month.

After renovations, all 22 units lease at an average of $1,150, or $25,300 a month, and the buildings appraise at $2,750,000 combined. A blanket DSCR refinance at 70% LTV is $1,925,000, which repays the bridge loan.

On the refinance, estimated principal and interest on a 30-year loan is about $13,394. Taxes, budgeted on the new values, total $4,600 a month and insurance $1,800, for a total payment near $19,794 and portfolio DSCR around 1.28x.

Student rental packages in Oakland

Oakland's rental market runs on the academic calendar. Leases often start in August, and buildings that are not ready by then can sit empty for a year. Investors buying student packages in the spring often use bridge loans to close quickly, renovate over the summer and lease for the fall.

Oakland zoning and city rules limit some conversions and occupancy levels, so confirm the legal unit count and occupancy for each building before closing. At refinance, student leases are usually underwritten like other leases, but frequent turnover and summer vacancy can affect the rent the appraiser and reviewer accept.

Valuation and title on a package

Larger balances usually need a full valuation of each property. Pittsburgh comps can vary sharply from street to street because of hills, views, parking and condition, so a detailed property schedule helps.

Title work on a package takes time. Old liens, unpaid municipal or sewer bills, delinquent school taxes and open code cases are common on long-held properties, and each one needs to be cleared or paid at closing. Order title early and get payoff letters on existing liens.

Taxes and costs during the bridge term

Allegheny County assessments often rise after a sale because school districts appeal, so budget taxes on the purchase price from the start. Inside the city, three taxing bodies bill each property.

Pennsylvania's realty transfer tax plus local transfer taxes, which are higher in the City of Pittsburgh than in many suburbs, add to cash to close on a large package. Carrying costs also include interest, insurance and utilities on vacant units.

Exit planning

The usual exit is a blanket DSCR refinance once the properties are leased, or individual DSCR loans on the stronger buildings. Some investors sell a few properties to pay down the bridge loan and keep the rest. On a rare high-value home or 5-8 unit building, a jumbo DSCR loan can be the exit.

Build in time. Renovating older Pittsburgh buildings often uncovers more work than expected, especially roofs, porches and retaining walls. Winter weather can also slow exterior work and leasing, so a package bought in November may need a longer bridge term than one bought in March. Match the term and your reserves to a realistic schedule rather than the fastest one.

Paying off a maturing portfolio loan

Many Pittsburgh landlords financed their buildings years ago with local banks on five- or seven-year balloon terms. When those loans mature and the bank does not renew, or renews on terms the owner does not want, a bridge loan can pay off the balance and give the owner time to lease up vacancies, finish deferred repairs or sell part of the portfolio.

For a payoff, bring the current payoff statement, maturity date, rent roll and leases, and a list of any repairs you plan to make. The bridge loan is sized on the properties and the exit, so the clearer the plan to refinance or sell, the smoother the review.

Start a Pittsburgh large bridge request

Send the property schedule, purchase contract, renovation budget, expected rents and your exit plan. The financing team will size the bridge loan, test the refinance and flag properties that weaken the deal.

Common questions

Can I get a $1M bridge loan on one Pittsburgh house?

It is possible on a high-value property, but most large Pittsburgh bridge loans finance packages of homes or small buildings.

What rates apply to large bridge loans?

Bridge rates start from 7.99%. Pricing on larger balances depends on the properties, leverage and your experience.

Is a full appraisal needed?

Larger balances usually need a full valuation of each property.

Can I buy student rentals in Oakland with a bridge loan?

Yes. Closing in spring, renovating over summer and leasing for fall is a common plan. Confirm legal units and occupancy first.

How fast can a package close?

Bridge loans can close in as little as 10 days when title and valuations are ready, but packages often take longer because of title work.

What is the usual exit?

A blanket or individual DSCR refinance once properties are leased, or a sale of some properties.

Will taxes go up after I buy?

Often. Allegheny County school districts commonly appeal assessments after a sale, so budget on your purchase price.
