Large Bridge Loans for $1M to $5M+ Rapid City and Black Hills Deals

In Rapid City, a single rental house rarely reaches $1M. Large bridge loans here usually mean something else: a retiring landlord's package of homes, a few small apartment buildings, or a group of cabins in the Hills. Those deals often need a fast close, and that is where a large bridge loan fits.

In short: LendingStreet provides residential investor bridge loans from $1M to $5M+ in Rapid City and the Black Hills, with rates from 7.99% and closings in as little as 10 days. Loans are short-term and interest-only on 1 to 8 unit investment properties. In a moderately priced market like Rapid City, large balances usually mean packages of homes or small buildings, larger balances usually need a full valuation, and the exit is a sale or a refinance into blanket, DSCR or jumbo DSCR financing.

What large balances buy in Rapid City

Because most Rapid City homes sell for well under $500,000, a $1M to $3M bridge loan typically covers a package: five to ten homes from one owner, two or three fourplexes or 5 to 8 unit buildings, or a mix. In the Hills, a group of cabins near Hill City, Keystone or Deadwood can reach the same size. Occasionally a high-value home on the west side or a large property near Spearfish Canyon crosses $1M alone.

Buildings with 9 or more units, and motels or lodges, are commercial and handled separately.

Why investors use bridge loans here

Package sellers, often long-time local landlords, want one buyer and one closing. A bridge loan can close in as little as 10 days when title and valuation are ready. Packages often include homes with below-market rents, deferred maintenance and hail-worn roofs, so they may not qualify for long-term financing right away. Bridge financing covers the renovation and re-leasing period.

Investors also use large bridge loans to pay off maturing short-term loans, or to buy quickly ahead of rising demand tied to Ellsworth Air Force Base and its B-21 mission.

Some packages also include homes that are not worth keeping. A bridge loan lets you buy the whole package, sell the weaker homes after light updates, and keep the rest for a blanket refinance.

Valuation on large packages

Larger balances usually need a full valuation, and each home in a package is typically valued separately. Rapid City has an active resale market, so comparables are usually available, but cabins in the Hills can be harder to compare because of acreage, road access and seasonal use.

Experience with similar properties, reserves and a list of each property's rent, condition and planned work make the review faster.

Bulk prices on packages are often below the sum of individual retail values, because the seller is trading price for speed and simplicity. Appraisers value each home individually, which can work in your favor, but the reviewer will look at both numbers.

Worked example: a seven-home package

This example is illustrative and not a quote. An investor buys seven single-family rentals in North Rapid, Robbinsdale and Box Elder from a retiring landlord for $1,950,000. Rents are below market, and several roofs need replacing after hail. A bridge loan at 70% of the price is $1,365,000, with estimated interest-only payments of about $11,944 a month.

After roofs and updates, and as leases renew at market, the seven homes rent for about $2,000 each, or $14,000 a month. A blanket DSCR refinance at the same balance would carry estimated principal and interest of about $9,779, plus about $2,520 in non-owner-occupied taxes and $770 in insurance, for a total of about $13,069. Portfolio DSCR would be about 1.07x.

Exits: blanket, DSCR or jumbo DSCR

A package of homes usually exits into a blanket portfolio loan, which tests combined rent against one payment and includes releases for future sales. Individual DSCR loans are another option, and selling one or two homes to pay down the bridge is common. Cabins that operate as vacation rentals can refinance on projected or actual STR revenue on some programs. A rare high-value home can move to a jumbo DSCR loan, covering about $1.5M to $5M+ with max LTV that varies by program.

South Dakota's non-owner-occupied tax rate is a major line in the exit ratio, so plan it carefully. Our bridge to DSCR guide covers timing.

Insurance after roof replacements is often lower, which also helps the exit ratio. Keep the roofing invoices and photos together so the insurer and the appraiser can both see the work.

South Dakota closing details

South Dakota has no state income tax, and its real estate transfer fee is modest and usually paid by the seller. There is no separate mortgage recording tax beyond recording fees. Title insurance applies. Properties in Box Elder, Black Hawk and Piedmont may fall in Meade County rather than Pennington County, which affects taxes and recording.

Ask the seller for each property's current lease, deposit and condition records. Packages from long-time landlords sometimes have informal month-to-month arrangements, and getting signed leases in place early helps the exit.

Building time into the term

Roofing and exterior work in western South Dakota is seasonal, and contractors are busy after big hail storms. Snow can slow winter work, and Black Hills cabins may be hard to reach in winter. Keep reserves for several months of interest and leave a cushion in the bridge term. If part of the plan is renting cabins nightly, leave time to secure local approvals and the state vacation home license.
