Large Bridge Loans for Roanoke Investors: $1M to $5M+

Let's be direct about Roanoke: very few single rental houses here are worth $1M. A large bridge loan in this market almost always means several properties bought together, a small apartment building, or a high-end lake or mountain home.

In short: LendingStreet makes residential investor bridge loans in the Roanoke Valley from $1M to $5M+ on 1 to 8 unit properties, with rates from 7.99% and closings in as little as 10 days. Larger balances are reviewed case by case and usually need a full valuation. Bridge loans are short-term and interest-only, with exits by sale or refinance into a blanket, DSCR or jumbo DSCR loan.

What large balances mean in Roanoke

Most Roanoke rentals sell for well under $300,000, so reaching $1M usually takes a package: a long-time landlord selling ten houses across Williamson Road, Melrose and Garden City, an estate liquidating a group of Old Southwest conversions, or a buyer assembling homes plus a fourplex.

Single high-value properties do exist. Larger homes in South Roanoke, Hunting Hills and parts of Cave Spring can approach seven figures, and Smith Mountain Lake waterfront homes can exceed $1M. Small buildings of five to eight units near downtown and Carilion also add up.

Program terms on larger balances

Our bridge program runs from $150,000 to $5M+, with rates from 7.99%. On loans above $1M, expect closer review of the properties, your track record and the exit. Larger balances usually need a full appraisal; on a package, that means one for each property, so order them early.

Payments are interest-only during a short term, which keeps carry costs manageable while you renovate and re-lease. Closings can happen in as little as 10 days once title, insurance and valuation are complete.

Worked example: a nine-property package

This example is illustrative and not a quote. An investor buys eight houses and a fourplex from a retiring landlord for $1,450,000 and plans about $180,000 of updates, paid from their own funds. A bridge loan at 75% of the price is $1,087,500, with an estimated interest-only payment of about $9,289 a month.

After updates and new leases, rents total $15,600 a month and the package appraises at $1,850,000. A blanket refinance at 70% of value is $1,295,000, enough to retire the bridge. Estimated principal and interest is about $8,834; with taxes of $1,850 and insurance of $1,000, the payment is about $11,684, for a DSCR of about 1.34x.

Why the exit usually works here

Roanoke's rent-to-price ratio is one of its strengths. Once a package is leased at market rents, the combined rent often covers a long-term payment at solid leverage, as the example shows. Blanket loans with release provisions let you sell individual houses later.

Lake homes are different. A Smith Mountain Lake purchase usually exits through a sale or a DSCR or jumbo DSCR loan based on long-term or short-term rent where the county permits STRs. Jumbo DSCR runs from about $1.5M to $5M+, and max LTV varies by program.

Paying off a maturing loan

A bridge can pay off a loan coming due on a project that needs more time: a package renovation that ran long, a seller-financed note with a balloon, or a building where lease-up is behind. Bring the payoff letter, maturity date, rent roll and what changed.

Seller financing is common on Roanoke packages because many long-time landlords prefer to spread out their sale. When those notes balloon after a few years, a bridge loan can retire the note, fund any remaining work and give time to arrange a blanket refinance.

Local costs and risks

Virginia recordation taxes apply to the deed and deed of trust and add up on a multi-property closing. The City of Roanoke, Roanoke County, Salem and Vinton each assess and tax separately, and a renovated property can see a higher assessment. Homes near the Roanoke River and its creeks may need flood insurance.

Experience on bigger packages

Managing a nine-property renovation is different from flipping one house. Show your completed projects, the size of each, your contractor relationships and how you will stage work so finished houses lease while others are under way. A strong local property manager with experience in older Roanoke housing also helps, both for leasing and for the lender's confidence in the exit.

On a first large package, more cash in the deal or an experienced partner on the LLC can strengthen the file.

What to send

Include the contract or payoff letter a property list with addresses and unit counts, the rent roll, your budget and timeline, your track record and the exit plan. LLC documents and proof of funds round it out.

For each property, note current occupancy, rent, condition and the work you plan. On a lake home, include recent comparable sales on the same part of the lake and, if you intend to rent it, the county's STR rules. Clear data shortens the valuation and lets us size the loan with confidence.

If the seller needs a fast close, tell us the date up front. On packages, we will flag early whether every appraisal can be done in time.

Common questions

Can I get a $1M+ bridge loan in Roanoke?

Yes. Our bridge program runs from $150,000 to $5M+, and in Roanoke large balances usually finance packages of homes or small buildings.

What rates apply?

Rates start from 7.99%. Pricing depends on leverage, the properties, experience and the exit.

Do large bridge loans need appraisals?

Larger balances usually need a full valuation, typically an appraisal on each property in a package.

What is the usual exit for a Roanoke package?

A blanket portfolio loan once the homes are leased, with release provisions for future sales. Some investors instead sell part of the package and refinance the rest with individual DSCR loans.

Can I bridge a Smith Mountain Lake home?

Yes, as a non-owner-occupied investment property, with an exit by sale or DSCR refinance. If you plan to rent it by the night, confirm the county and HOA rules first.

How fast can you close?

In as little as 10 days once title, insurance and valuation are complete; packages can take longer.

Can a bridge pay off a balloon note?

Yes, if the value supports it and there is a clear exit. This is common on Roanoke packages bought with seller financing from long-time landlords.

Do you finance my primary home?

No. These are business-purpose loans on non-owner-occupied property.
