Rochester's prices sit well below the coasts, so a $1M-plus investor deal here is rarely one house. It is usually a small apartment building near a Mayo campus bought with a few houses, a group of rentals from a landlord who is retiring, or a package of new townhomes.
In short: LendingStreet makes residential investor bridge loans in Rochester and Olmsted County from $1M to $5M+ on 1 to 8 unit properties, with rates from 7.99% and closings in as little as 10 days. Larger balances are reviewed case by case and usually need a full valuation. The loans are short-term and interest-only, with exits by sale or by refinance into DSCR, blanket or jumbo DSCR loans.
In a metro where most rental houses sell for a few hundred thousand dollars, large balances usually come from packages. Common examples include a 5-8 unit building near the downtown or Saint Marys campus bought together with several houses, ten or more rentals from a long-time landlord across northeast and southeast Rochester, or a builder's package of twinhomes or townhomes in the northwest.
Single properties above $1M exist mostly among larger homes in southwest Rochester near the golf courses and wooded subdivisions, and those are more often sale exits than rentals. New construction is another source: investors sometimes buy a group of finished townhomes from a builder who wants to close out a phase, then lease them and refinance.
| Deal type | Rochester example | Common exit |
|---|---|---|
| Building plus houses | 5-8 unit building near Mayo with 3-5 houses | Blanket or DSCR loans |
| Landlord package | 10+ rentals in northeast and southeast Rochester | Blanket portfolio loan |
| New townhome package | Builder close-out in northwest Rochester | Individual DSCR or blanket |
| High-end home | Larger southwest Rochester home | Sale |
| Maturing loan payoff | Any of the above | Sale or long-term refinance |
Our bridge program runs from $150,000 to $5M+, with rates from 7.99%. Loans above $1M get closer review of the properties, your experience and the exit. Larger balances usually need a full appraisal on each property, so order them early on a package.
Interest-only payments keep the carry manageable during updates and lease-up. With title, insurance and valuation complete, closings can happen in as little as 10 days.
This example is illustrative and not a quote. An investor buys a six-unit building near the Saint Marys campus and four rental houses in southeast Rochester from a retiring landlord for $1,600,000, planning about $160,000 of updates from their own funds. A bridge loan at 75% of the price is $1,200,000, with an estimated interest-only payment of about $10,250 a month.
After updates and new leases, rents total $14,700 a month and the package appraises at $1,950,000. A blanket refinance at 70% of value is $1,365,000, which retires the bridge. Estimated principal and interest is about $9,312; with taxes of $2,100 and insurance of $1,000, the payment is about $12,412 and DSCR is about 1.18x.
| Stage | Amount |
|---|---|
| Purchase price | $1,600,000 |
| Bridge loan (75% of price) | $1,200,000 |
| Estimated interest-only payment | $10,250 |
| Update budget | $160,000 |
| Value after updates | $1,950,000 |
| Blanket refinance (70% of value) | $1,365,000 |
| Refinance payment with taxes and insurance | $12,412 |
| Monthly rent | $14,700 |
| DSCR at refinance | 1.18x |
Packages usually exit into a blanket portfolio loan with release provisions, or into separate DSCR loans if you want each property free to sell or refinance on its own. A 5-8 unit building can refinance on its combined rent, with max LTV that varies by program. Jumbo DSCR, from about $1.5M to $5M+, is uncommon here on a single property but can fit a large package refinanced together.
If the exit is a sale, the appraisal and recent comparable sales matter more than rent.
A large bridge can pay off a loan coming due on a project that needs more time, such as a building renovation that ran into a winter, a lease-up that is behind schedule or a contract-for-deed balloon. Bring the payoff letter, maturity date, rent roll and what changed.
Contracts for deed and short seller notes are common ways long-time Rochester landlords sell, and they often balloon in a few years. A bridge loan can retire that obligation, fund the remaining updates and set up a long-term refinance once the properties are leased at market rents.
Minnesota's mortgage registry tax applies to the loan amount and the deed tax to the transfer, and on a $1.5M+ closing both are noticeable. Non-homestead rentals are taxed at a higher class rate than homesteads, and buildings with four or more units are classified as apartments. Renovation can raise assessments.
Rochester's winters slow exterior work such as roofing, siding and concrete, and contractors book up in spring. If your plan depends on finishing updates before a lease-up or a sale, build in a cushion. Interior work can continue year round, so stage projects to keep units coming back online.
Show your completed projects of similar size and your property management plan. Send the contract or payoff letter, property list with unit counts, rent roll, budget, timeline and exit. LLC documents and proof of funds round out the file.
For each property, list current occupancy, rent, license status and condition. For a building near the medical campuses, include recent leases for similar units nearby. Rochester has a deep rental market for medical staff, and showing it in the file helps the appraiser and the underwriter support the exit.
If the seller needs a fast close, tell us the date up front. On a multi-property package, we will say early whether every appraisal can be completed in time.
