In Rochester, $1M buys a lot of housing. That is why most large investor bridge loans here finance packages: a dozen doubles from a landlord who is retiring, a block of houses bought at once, or a mix of doubles and a small apartment building.
In short: LendingStreet makes residential investor bridge loans in the Rochester area from $1M to $5M+ on 1 to 8 unit properties, with rates from 7.99% and closings in as little as 10 days. Larger balances are reviewed case by case and usually need a full valuation. In a lower-cost market like Rochester, large balances usually mean packages of homes or small buildings, with exits by sale or refinance into a blanket, DSCR or jumbo DSCR loan.
With many city doubles selling for well under $250,000, it takes several properties to reach a large balance. Common deals include ten or more doubles across the 19th Ward, Maplewood and North Winton Village from a single seller, a package mixing doubles with a 5-8 unit building near Park Avenue, and groups of suburban houses in Irondequoit, Greece and Gates.
Single properties above $1M are less common but do exist: large houses on East Avenue converted to multiple units, and high-end homes in Pittsford, Brighton and Mendon. Those more often exit through a sale or a refinance on combined unit rent.
| Deal type | Rochester example | Common exit |
|---|---|---|
| Package of doubles | 10-15 two-family homes across city neighborhoods | Blanket portfolio loan |
| Mixed package | Doubles plus a 5-8 unit building | Blanket or separate DSCR loans |
| East Avenue conversion | Large house with 4-8 units | DSCR loan on combined rent |
| High-end suburban home | Pittsford, Brighton, Mendon | Sale |
| Maturing loan payoff | Any of the above | Sale or long-term refinance |
Our bridge program runs from $150,000 to $5M+, with rates from 7.99%. On loans above $1M, expect closer review of the properties, your track record and the exit. Larger balances usually need a full appraisal on each property, so order them together.
Interest-only payments keep carry costs manageable while you renovate, certify and re-lease. With title, insurance and valuation complete, closings can happen in as little as 10 days, although New York attorney-led closings on large packages often take longer.
This example is illustrative and not a quote. An investor buys 12 doubles across the 19th Ward, Maplewood and North Winton Village from a retiring landlord for $2,040,000, about $170,000 each, and plans $300,000 of updates from their own funds. A bridge loan at 75% of the price is $1,530,000, with an estimated interest-only payment of about $13,069 a month.
After updates and new leases, the 24 units rent for $24,000 a month combined and the package appraises at $2,700,000. Because Rochester taxes are high, the refinance is sized at 65% of value, or $1,755,000, which still retires the bridge. Estimated principal and interest is about $11,972; with taxes of $5,900 and insurance of $1,800, the payment is about $19,672 and DSCR is about 1.22x.
| Stage | Amount |
|---|---|
| Purchase price, 12 doubles | $2,040,000 |
| Bridge loan (75% of price) | $1,530,000 |
| Estimated interest-only payment | $13,069 |
| Update budget | $300,000 |
| Value after updates | $2,700,000 |
| Blanket refinance (65% of value) | $1,755,000 |
| Refinance payment with taxes and insurance | $19,672 |
| Monthly rent, 24 units | $24,000 |
| DSCR at refinance | 1.22x |
Every city rental needs a current certificate of occupancy, and the city's lead paint rules apply to most older doubles. On a package, some properties may need repairs before they pass inspection and can be re-leased. Build inspection scheduling into your bridge term and stage the work so certified units start producing rent while others are under way.
Contractors in Rochester are busiest in summer and fall, when exterior work is possible. Roofs, porches and siding are hard to finish in January. If your plan calls for exterior repairs before inspection, start them early or extend the bridge term to cover a winter.
Packages of doubles usually refinance into a blanket portfolio loan with release provisions so you can sell properties later. An East Avenue conversion refinances on its combined rent. Jumbo DSCR, from about $1.5M to $5M+, is uncommon on a single Rochester property but can fit when a large package is refinanced together; max LTV varies by program.
Size the exit around the tax bill. In Rochester, a refinance often needs lower leverage than the program maximum because taxes take a big share of the rent.
A large bridge can pay off a loan coming due on a project that needs more time: a renovation that stalled over winter, a package where certificates of occupancy are behind, or seller financing with a balloon. Bring the payoff letter, maturity date, rent roll and what changed.
Seller financing is common when long-time Rochester landlords sell a group of doubles, and those notes often balloon after a few years. A bridge loan can retire the note, finish the remaining updates and set up a blanket refinance once every unit is certified and leased.
New York's mortgage recording tax applies to the loan amount and the transfer tax to the deed, and on a $2M closing both are significant. Attorney fees, title insurance and survey costs add up across many parcels. Property taxes are high, and renovation can trigger a reassessment.
Show completed projects of similar size, your contractor relationships and your property management plan for a large number of units. Send the contract or payoff letter, property list, rent roll, budget, timeline and exit. LLC documents and proof of funds complete the file.
For each property, list unit count, current rent, occupancy, certificate of occupancy status and the work planned. A property manager with experience handling many doubles in the city adds confidence in the lease-up and exit, and so does a realistic timeline for inspections.

Yes. Our bridge program runs from $150,000 to $5M+, and in Rochester large balances usually finance packages of doubles, houses or small buildings.
Rates start from 7.99%. Pricing depends on leverage, the properties, experience and the exit.
Larger balances usually need a full valuation, typically an appraisal on each property.
High Rochester property taxes take a large share of the rent, so the loan that clears 1.0x DSCR is often lower than the program maximum.
They affect timing. Units must be certified before they can be legally leased, which drives your lease-up and exit. Build inspection scheduling and likely repairs into the bridge term.
In as little as 10 days once title, insurance and valuation are complete; large packages often take longer.
