Large Bridge Loans for Santa Fe Investors: $1M to $5M+

Most Santa Fe rentals finance well under $1M. The deals that need a large bridge loan are a smaller, specific group: historic Eastside compounds, estate homes in Las Campanas and Tesuque, properties near Museum Hill and Canyon Road, and packages of rentals sold together. They share two traits. Few comparable sales, and buyers who want to close fast.

In short: LendingStreet offers residential investor bridge loans in Santa Fe from $1M to $5M+ on 1-8 unit properties, with rates from 7.99%, interest-only payments and closings in as little as 10 days. Larger balances usually need a full valuation and are reviewed case by case. In Santa Fe, large balances usually mean a high-end home or compound, a small multi-unit property, or a package of homes, and most exit by sale or by a DSCR or jumbo DSCR refinance at lower leverage.

What a large bridge loan looks like in Santa Fe

Santa Fe's high-value market is driven by second-home buyers and retirees from out of state, which means many large properties are sold by estates and long-time owners and bought by investors who renovate and resell, or who lease them long-term to executives and visiting professionals.

Large bridge loans here typically finance one of four things:

Program basics

Residential investor bridge loans run from $150,000 to $5M+, with larger balances reviewed case by case. Payments are interest-only, terms are short, and rates start from 7.99%. Closings can happen in as little as 10 days when title and valuation are ready.

Valuation is the hard part

Santa Fe's luxury homes are hard to compare. Adobe construction, vigas and hand-plastered walls, views, acreage, water rights, guest casitas and historic status all affect value, and there may be only a handful of truly similar sales in a year. Larger balances usually need a full appraisal, and on unique properties that can take longer.

Help the appraiser with recent sales you know of, your renovation scope and any as-completed value support. Lenders generally size the loan on the lower of purchase price and appraised value.

For packages of rentals, expect an appraisal on each property. Sellers of packages sometimes price below retail for a single, quick close, and that discount can work in the borrower's favor if the appraisals come in above the contract price.

Worked example: an Eastside compound

This example is illustrative and not a quote. An investor buys a main house with two legal casitas on the Eastside from an estate for $1,850,000, using a bridge loan of $1,295,000 and paying for a $180,000 renovation from their own funds. Taxes during the hold are budgeted at about 0.75% of the price a year.

Estimated monthly interest is about $11,331, or about $90,650 over 8 months, and taxes over the hold are about $9,250. If the property sells for $2,450,000 with selling costs of about 6% ($147,000), the investor's margin after repaying the loan, carrying costs, renovation and down payment is about $173,100, before insurance and purchase closing costs.

If the investor instead leases all three units for about $10,300 a month, a DSCR refinance would need to be near $1,175,000, about 48% of the sale value, to reach about 1.03x. That gap is why most large single properties in Santa Fe exit by sale.

Historic review and renovation time

Most of the Eastside and downtown sit within historic districts, where exterior changes need design review. Window replacements, additions, roof changes and new walls can all require approval. That review adds weeks or months, and every month adds interest on a large balance.

Interior work usually moves faster. Build your schedule around the slowest approval, and keep reserves for a longer hold than you expect.

Contractors experienced with adobe, lime plaster and historic windows are in demand in Santa Fe, and their schedules can fill months ahead. Line one up before you close.

Timing a sale in a seasonal market

Santa Fe's luxury buyers are often from out of state and shop most actively in late spring, summer and early fall, when they visit. A renovation that finishes in November may wait until spring for the right buyer. Plan the bridge term and your carrying budget around the selling season, not just the construction schedule.

If the sale runs long, ask early about extension options where available. Underwriters look more favorably on an investor who saw the risk coming and has the reserves to carry the property than on one asking at maturity.

New Mexico closing costs

New Mexico has no real estate transfer tax and no mortgage recording tax, which keeps closing costs on large loans lower than in many states. Residential property is taxed on one-third of assessed value, and the value resets after a sale, so budget taxes on your purchase price.

Properties outside city limits may be on wells and septic or hold water rights, which title and the appraiser will need to address.

Common questions

Do large bridge loans in Santa Fe need an appraisal?

Usually, yes. Larger balances generally need a full valuation, and unique Santa Fe properties can take longer to appraise.

Can a compound with casitas be financed?

Yes, if the casitas are legal units and the property is 1 to 8 units. Unpermitted structures may not count toward value or rent, so check city permit records before you make an offer.

What rates apply?

Rates start from 7.99%. Terms depend on the deal, leverage and your experience.

How fast can you close?

In as little as 10 days when title, valuation and documents are ready. Estate sales can add steps on the seller side.

Can I bridge a package of rentals?

Yes. A package of homes can be financed with a bridge loan and later moved into a blanket DSCR loan or separate DSCR loans.

Why do most large Santa Fe deals exit by sale?

High-value homes usually rent for less than a long-term loan at normal leverage needs. A DSCR or jumbo DSCR refinance often works only at lower leverage.

Does historic review affect the loan?

It affects your timeline and budget. Plan extra months of interest if exterior work needs approval, and talk to the city's historic preservation staff early about what changes are likely to be approved.

Do you lend on a home I will use as a second home?

No. Our investor loans are business-purpose loans on non-owner-occupied property.
