A $1 million bridge loan in Scranton rarely means one house. In a market where a solid double can sell for under $200,000, a seven-figure balance usually means a landlord's whole portfolio, a set of small apartment buildings or a high-end lake home in the Poconos.
In short: LendingStreet makes residential investor bridge loans from $1M to $5M+ in the Scranton and Wilkes-Barre area for packages of homes, small 1-8 unit buildings and high-value purchases, with rates from 7.99% and closings in as little as 10 days. Loans are short-term and interest-only, and larger balances usually need a full valuation. The usual exit is a sale or a refinance into a DSCR, blanket or jumbo DSCR loan once the properties are stabilized.
Most large bridge requests in Lackawanna and Luzerne counties fall into a few patterns: a retiring landlord selling eight to fifteen doubles and singles at once, a group of five-to-eight unit converted buildings in the Hill Section or Green Ridge, or a lakefront or lake-community home near Lake Wallenpaupack.
Each property in a package must be a 1-8 unit residential investment property. Larger apartment buildings with nine or more units are commercial and covered on our multifamily pages.
| Deal type | Typical setting | Common exit |
|---|---|---|
| Package of doubles and singles | West Side, South Side, Dunmore, Wilkes-Barre | Blanket DSCR refinance |
| Several 5-8 unit buildings | Hill Section, Green Ridge, near downtown | DSCR refinance per building or blanket |
| High-value lake home | Lake Wallenpaupack, Lake Ariel area | Sale or jumbo DSCR refinance |
| Maturing loan payoff | Any of the above | DSCR refinance after lease-up |
Portfolio sellers often want a fast, clean close and will not wait for a long-term loan to be underwritten property by property. Bridge financing closes quickly, funds repairs on vacant or dated units and gives you time to lease them before refinancing.
Another common use is replacing a maturing loan. Local investors who financed a portfolio with a short local bank or seller note sometimes face a balloon before the properties are fully leased. A bridge loan pays off that note and buys time to stabilize.
This example is illustrative and not a quote. An investor agrees to buy eight doubles from a retiring Scranton landlord for $1,240,000 and budgets $160,000 to renovate vacant units, for a total cost of $1,400,000. A bridge loan at 80% of cost is $1,120,000, with estimated interest-only payments near $9,333 a month.
After renovations, the 16 units rent for about $16,000 a month and the package appraises at $1,650,000. A blanket DSCR refinance at 70% LTV is $1,155,000, enough to retire the bridge. Estimated principal and interest is about $8,076, taxes $2,400 and insurance $1,100, for a payment near $11,576 and a DSCR of about 1.38x.
| Item | Bridge stage | After refinance |
|---|---|---|
| Loan amount | $1,120,000 | $1,155,000 |
| Basis or value | $1,400,000 cost | $1,650,000 value |
| Monthly payment | $9,333 interest-only | $11,576 with taxes and insurance |
| Monthly rent | Partial during renovation | $16,000 |
| DSCR | Not tested | About 1.38x |
Some smaller bridge programs can close without an appraisal, but large balances usually need a full valuation, and packages often need one per property. In Scranton, where comparable sales vary block by block, allow time for appraisers to find good comps for each double.
Valuations on Pocono lake homes depend on lake access, frontage and community amenities, and comparable sales may come from a wider area.
A few Scranton-area bridge requests do involve one high-value property, usually a lakefront or lake-community home near Lake Wallenpaupack, a large home in Clarks Summit or Waverly bought as a rental, or a property in a Pocono resort community. These deals often need speed because the seller has other offers or the home is coming out of an estate.
A bridge loan lets you close quickly and then refinance into a DSCR loan once the property is leased, or into a short-term rental DSCR loan if the township and community allow nightly rentals. Confirm those rules before you buy, because they decide which exit is available.
Seasonality matters on these homes. A lake home bought in the fall may not show strong rental income until the next summer, so plan the bridge term with enough time to build a booking record or sign a lease.
On a package, the renovation budget is usually broken out by property and released through draws after inspections. A clear scope of work for each address, with contractor bids, speeds review. Many Scranton units need porch, roof, heating and electrical updates, and those items should be in the budget, not discovered after closing.
Larger loans get more review. Expect questions about your rental and renovation history, the team managing the work and the cash you will hold after closing. A borrower who already owns and manages a Scranton portfolio usually has an easier path than a first-time buyer of a 16-unit package.
Allow time for title work on older properties. Coal-region parcels sometimes carry old easements, mining rights notes or boundary issues that need to be cleared.
Most Scranton packages exit into a blanket portfolio loan, which qualifies on combined rent and lets you release properties later. Individual buildings can also refinance into separate DSCR loans. High-value lake homes may exit by sale or into a jumbo DSCR loan.
Run the refinance numbers before you buy, using real tax bills and realistic rents. Lackawanna County's old assessments mean tax bills can vary widely, and a future reassessment could change them. For more on statewide deals, see our Pennsylvania large bridge loan page.
Our investor loans are business-purpose loans on non-owner-occupied property. Send the address or property list, the price or value, the rents and your target leverage through the form below, or call (877) 298-1001, and the financing team will run the numbers and come back with options.
It is possible on a high-value lake or estate property, but in Scranton most large balances cover a package of homes or several small buildings.
Bridge rates start from 7.99%. Pricing on large balances is set case by case based on leverage, experience and the exit plan.
Bridge loans can close in as little as 10 days. Large packages often take longer because each property needs title work and valuation.
