In Springfield, a seven-figure bridge loan is almost never one house. It is a group of two- and three-families sold together by a retiring landlord, a block of mill-era buildings in Indian Orchard, or a refinance of a portfolio whose old loan is coming due.
In short: LendingStreet provides residential investor bridge loans in the Springfield area from $1M to $5M+, within a program range of $150,000 to $5M+, with rates from 7.99% and closings in as little as 10 days. Loans are short-term and interest-only on 1 to 8 unit properties, and larger balances usually need a full valuation. Most borrowers exit by refinancing into a blanket, DSCR or jumbo DSCR loan, or by selling.
Because typical prices are moderate, large balances here usually mean packages of homes or small buildings. Common requests include eight to fifteen two- and three-families in Forest Park, Six Corners and East Springfield, a mixed package across Springfield, Chicopee and Holyoke, or several 5-8 unit buildings in the South End and Metro Center.
High-value single homes exist in Longmeadow, East Longmeadow and Wilbraham, but most of those are owner-occupied. When one is bought as an investment, the plan is usually renovation and sale rather than long-term rent.
Being honest about this matters for sizing. A $2M Springfield request built on fifteen buildings is underwritten on fifteen sets of leases, tax bills and inspections, while a $2M request in Fairfield County might be one house. The work, timeline and exit plan look very different.
Long-term loans are sized on stabilized rent and appraised value. Many Springfield packages trade with vacancies, below-market leases or deferred maintenance, so a short-term loan covers the period until the buildings support permanent financing.
This example is illustrative and not a quote. An investor buys eight two- and three-family buildings with 20 total units for $2,150,000 and plans $420,000 of renovation, for a total cost of $2,570,000. Leverage varies by program; this example assumes a bridge at 75% of total cost, or $1,927,500, with an estimated interest-only payment of about $16,866 a month.
After renovation and lease-up, the package is valued at $3,150,000 and rents average $1,425 per unit, or $28,500 a month. A blanket DSCR refinance at 70% of value is $2,205,000, enough to retire the bridge. Estimated principal and interest is about $15,042, taxes about $4,300 and insurance about $1,700, for a total of about $21,042 and portfolio DSCR of about 1.35x.
| Stage | Amount |
|---|---|
| Purchase, eight buildings | $2,150,000 |

Larger balances usually need a full valuation, and packages often need one per property. Springfield multi-families vary a lot from block to block, so give the appraiser unit counts, current leases, the renovation scope and photos of interior condition.
Confirm legal unit counts on the assessor and building records for every building. A three-family that is legally a two-family will be valued as a two-family.
Massachusetts charges a deed excise on property transfers, customarily paid by the seller, and recording fees on the deed and mortgage. Buyers pay title insurance and attorney fees, and Massachusetts closings are typically handled by attorneys. On a multi-property package, ask for a closing estimate that lists each parcel.
Smoke and carbon monoxide certificates are needed from the fire department for each building sold, so start them early when you are buying several at once.
Plan for two sets of closing costs: one when the bridge closes and another when the long-term refinance replaces it. Including both in your projections keeps the deal honest.
Renovation funds on larger loans are usually released in stages after inspections. Plan the order of work so some units produce rent while others are under construction, which helps the refinance.
Pre-1978 buildings mean lead-safe renovation practices and, where children under six will live, deleading. Historic districts such as McKnight and parts of Forest Park have exterior review. Springfield building permits and inspections take time; build that into the timeline.
Most Springfield packages exit through a blanket portfolio loan, which keeps the properties under one payment with release provisions. Others refinance building by building into individual DSCR loans, or into a jumbo DSCR loan when a single property is large enough. Some investors sell a few buildings after renovation and refinance the rest.
Whatever the plan, size the bridge so the expected refinance can retire it at realistic rents and taxes.
Massachusetts has no rent control, which makes rent growth after renovation easier to plan than in some states, but appraisers will still use local comparable leases. Springfield rents for renovated units near Forest Park, Baystate and the Longmeadow line tend to set the upper end, while units in Indian Orchard or Six Corners lease for less. Use comps from the same neighborhood when you model the refinance.
