A seven-figure St. Paul bridge loan tends to fall into one of two camps: a single grand house on Summit Avenue or in Crocus Hill that needs a new plan, or a package of duplexes and fourplexes bought from a landlord who has decided to sell everything at once.
In short: LendingStreet provides residential investor bridge loans in the St. Paul area from $1M to $5M+, within a program range of $150,000 to $5M+, with rates from 7.99% and closings in as little as 10 days. Loans are short-term and interest-only on 1 to 8 unit properties, and larger balances usually need a full valuation. Most borrowers exit by refinancing into a blanket, DSCR or jumbo DSCR loan, or by selling.
St. Paul home prices are moderate for a major metro, so large balances usually mean several properties. Common requests include packages of up-down duplexes in Hamline-Midway and Mac-Groveland, groups of single-family rentals across Frogtown, Payne-Phalen and the North End, and 5-8 unit buildings along University Avenue and in the Midway.
St. Paul also has a supply of genuinely large historic homes on Summit Avenue, in Crocus Hill and on Ramsey Hill, some of which were divided into apartments decades ago. Those can justify a large bridge on their own, especially when the plan is to restore a converted mansion to a legal 3-8 unit building or to renovate and sell.
Permanent financing is sized on stabilized rent and appraised value. Packages often change hands with vacancies or open inspection orders, and historic homes often need work before they can be appraised for their full potential.
This example is illustrative and not a quote. An investor buys five buildings with 18 total units, two up-down duplexes, two fourplexes and a six-unit building, for $2,400,000, with $300,000 of planned work. Total cost is $2,700,000. Leverage varies by program; at 75% of cost the bridge is $2,025,000, with an estimated interest-only payment of about $17,719 a month.
After repairs, the package is valued at $3,100,000. Because rent increases on existing tenants are limited under the city ordinance, the refinance uses current average rent of $1,400 per unit, or $25,200 a month. A blanket DSCR refinance at 70% of value is $2,170,000, enough to retire the bridge. Estimated principal and interest is about $14,803, taxes about $3,600 and insurance about $1,500, for a total of about $19,903 and portfolio DSCR of about 1.27x.

St. Paul's rent stabilization ordinance limits most annual rent increases on existing rentals, with exemptions and an exception process that the city has amended more than once. For a large bridge, this changes the business plan: renovations improve value and tenant quality, but the refinance should be sized on rents you can actually charge under current rules.
Ask how the ordinance treats vacant units, newly created units and substantial rehabilitation for each building, and model the exit on that basis. Suburban properties in West St. Paul, Roseville or Woodbury are outside the city's ordinance.
Value-add still works here, but the gains come mainly from filling vacancies, fixing inspection items, reducing turnover and controlling operating costs, rather than from large rent increases on existing tenants.
Larger balances usually need a full valuation, and packages often need one per property. Historic homes are hard to appraise because few comparable sales exist; give the appraiser floor plans, legal unit counts, the renovation scope and any historic approvals.
Confirm each building's legal unit count with the city. A mansion with five apartments that is legally a triplex will be valued as a triplex.
Summit Avenue, Historic Hill and other St. Paul heritage preservation districts require design review for exterior work. The Fire Certificate of Occupancy program inspects rental housing, and open orders must be resolved. Minnesota's short building season also matters: exterior work and roofing are easier between spring and late fall.
Renovation funds on larger loans are usually released in stages after inspections. Plan the schedule so the first units are finished and leased before winter.
Minnesota charges a state deed tax on property transfers and a mortgage registration tax on new mortgages, in addition to title and recording fees. On a large bridge followed by a long-term refinance, the mortgage registration tax can apply to each new mortgage, so ask your title company for estimates on both loans.
Investor-owned properties are taxed as non-homestead, so use non-homestead estimates from Ramsey County when you model the exit payment. Include any pending special assessments for street reconstruction, which can add a meaningful amount to the tax line on a corner lot or a long frontage.

Yes, if it is a 1-8 unit residential property. The valuation uses the legal unit count, and historic review applies to exterior work.
The refinance is sized on rent you can legally charge. Plan the exit on current rules for each building rather than on assumed increases.
Bridge loans can close in as little as 10 days, but multi-property packages usually take longer because of title and valuation work.
