In Ventura County, a $1M bridge loan buys a single coastal house, not a package. Large balances here usually mean a beach or hillside property, a group of duplexes, or a maturing loan that needs to be paid off before a long-term refinance is ready.
In short: LendingStreet provides residential investor bridge loans in Ventura County from $1M to $5M+ on 1-8 unit properties, with rates from 7.99%, short interest-only terms and closings in as little as 10 days when the file is ready. Larger balances usually need a full valuation and are reviewed case by case. The exit is a sale or a refinance into a DSCR or jumbo DSCR loan, so we size the bridge around the exit from the start.
Typical uses include buying a Pierpont or Ventura Keys house from a trust or estate on a short timeline, picking up a group of Midtown or Oxnard duplexes from a long-time owner, repositioning a small 5-8 unit building, and paying off a private or maturing loan while units are renovated and leased.
Higher-value areas such as the Hollywood Beach and Silver Strand coast, the Ojai Valley, Camarillo's hillside neighborhoods and the Thousand Oaks and Westlake Village side of the county routinely produce single properties above $1M.
| Scenario | Typical size | Common exit |
|---|---|---|
| Coastal or hillside single-family | $1M to $3M+ | Sale, or jumbo DSCR at moderate leverage |
| Package of duplexes or fourplexes | $1.5M to $5M+ | DSCR loans or a blanket portfolio loan |
| Small 5-8 unit building | $1.5M to $4M | 5-8 unit DSCR after lease-up |
| Payoff of a maturing loan | Matches the payoff | DSCR or blanket once rents stabilize |
Ventura County rents are low compared with values, so a long-term DSCR loan on a coastal property often lands at moderate leverage. If the bridge is larger than the refinance can support, you will have to pay it down to exit. We look at stabilized rent, taxes and insurance at the start and size the bridge so the refinance can actually take it out.
If the plan is to sell, we look at realistic resale values and how long similar properties have taken to sell in that neighborhood.
Bridge payments are interest-only, so carrying cost depends on the balance and how long you hold it. On a $2M+ loan, each extra month of renovation or vacancy is real money. Build a schedule with slack for permits, contractor availability and insurance, and keep reserves for the carry.
This example is illustrative and not a quote. An owner holds four duplexes in Midtown Ventura and Oxnard, eight units worth about $4,400,000 together. A private loan of about $2.3M is maturing, and three units are empty for renovation. A bridge loan of $2,400,000 pays off the maturing debt and closing costs. Estimated interest-only payments run about $21,000 a month during lease-up.
Once all eight units lease at about $2,900 each, rent is $23,200 a month. A refinance at 55% of value is $2,420,000, enough to retire the bridge. Estimated principal and interest is about $16,509, taxes are $4,000 and insurance is $1,200, for a total of about $21,709 and a DSCR of about 1.07x.
| Item | Bridge period | DSCR exit |
|---|---|---|
| Loan amount | $2,400,000 | $2,420,000 |
| Payment type | Interest-only | 30-year amortizing |
| Estimated monthly payment | $21,000 | $16,509 |
| Taxes and insurance | Paid by owner | $5,200 |
| Monthly rent | Partial during lease-up | $23,200 |
| DSCR | Not used | About 1.07x |
On larger balances, expect a full appraisal. Coastal Ventura comparables can be thin, since beach and harbor homes vary by lot, view and condition, and the Ojai Valley has few close sales. An appraiser may need to reach further for comparables, which takes time. Order it early.
For packages, each property is valued, and the loan is sized on the group.
If you are buying below market from a motivated seller, the appraisal supports the value, but the loan is sized on the lower of cost or value on many programs. Plan your cash to close on the contract price. Renovation budgets should be realistic for coastal labor costs, which run higher than in inland markets.
Insurance is often the slowest part of a large Ventura County close. Wildfire exposure in the foothills and Ojai Valley has pushed some owners to the California FAIR Plan with supplemental coverage, and coastal homes may need flood insurance. Bridge lenders need coverage bound before funding, so start quotes the day the contract is signed.
For vacant or under-renovation properties, standard landlord policies may not apply. Ask for a vacant or builder's risk policy during the work, and plan the switch to a landlord policy once tenants move in. Each property in a package needs its own coverage confirmation.
Proposition 13 resets the assessed value to the purchase price, so a $2M purchase carries a tax bill based on $2M, plus any special assessments. The county documentary transfer tax applies. When you plan the exit, use the new tax figure, not the seller's.
If the plan is to hold several properties long term, a blanket portfolio loan can refinance five or more of them together once rents stabilize. For a single high-value rental, a jumbo DSCR loan can take out the bridge if the rent supports the payment at the leverage offered, which varies by program.
Closings can happen in as little as 10 days when the title is clean, the valuation is back and insurance is bound. Trust and estate sales in Ventura County sometimes add probate or trustee steps, so build that into the contract. For a maturing loan, start at least 30 to 45 days before the maturity date.
Experience matters on larger balances. Investors who have completed similar renovations or held comparable rentals usually see stronger terms, and a clear track record with photos, budgets and closing statements from past projects helps the review move quickly.

If the deal is under $1M, our standard Ventura bridge loans cover the same 1-8 unit property types with the same fast closing. For ground-up projects or major additions, look at construction financing instead, since bridge loans are meant for existing buildings.
