In Virginia Beach, a large bridge loan usually buys one of two things: a waterfront or Oceanfront property above $1M, or a group of rental homes or townhomes from a landlord who wants a single, fast sale.
In short: LendingStreet provides residential investor bridge loans in Virginia Beach and Hampton Roads from $1M to $5M+ on 1-8 unit properties, with rates from 7.99%, short interest-only terms and closings in as little as 10 days when the file is ready. Larger balances usually need a full valuation and are reviewed case by case. The exit is a sale, a DSCR or jumbo DSCR refinance, or a blanket portfolio loan, and we size the bridge with that exit in mind.
High-value single properties are concentrated in the North End along the Oceanfront, on Linkhorn Bay and Broad Bay, in Great Neck and Bay Colony, and in Sandbridge. Investors use bridge loans to buy these quickly, renovate, and then sell or refinance into a long-term loan.
Packages are the other big use. Long-time Hampton Roads landlords sometimes sell eight, ten or more townhomes and houses in Kempsville, Green Run, Lynnhaven or Chesapeake at once, and a bridge loan lets the buyer close on one timeline and refinance once units are turned and leased.
| Scenario | Typical size | Common exit |
|---|---|---|
| North End or bayfront home | $1M to $3M+ | Sale, or jumbo DSCR |
| Package of townhomes or houses | $1.5M to $5M+ | Blanket portfolio loan or individual DSCR loans |
| Small 5-8 unit building | $1M to $3M | 5-8 unit DSCR after lease-up |
| Payoff of a maturing loan | Matches the payoff | DSCR or blanket once stabilized |
This example is illustrative and not a quote. An investor agrees to buy eight Kempsville and Green Run townhomes for $2,480,000 from a retiring landlord who wants to close within weeks. A bridge loan of $1,860,000, 75% of the price, closes the purchase. Estimated interest-only payments run about $16,275 a month while three vacant units are refreshed and leased.
After stabilization, the eight units rent for about $2,150 each, or $17,200 a month, and appraise at $2,720,000 combined. A blanket portfolio loan at 70% of value is $1,904,000, enough to repay the bridge. Estimated principal and interest is about $12,667, taxes are $1,850 and insurance plus HOA dues are $1,400, for a total of about $15,917 and a portfolio DSCR of about 1.08x.
| Item | Bridge period | Blanket exit |
|---|---|---|
| Loan amount | $1,860,000 | $1,904,000 |
| Payment type | Interest-only | 30-year amortizing |
| Estimated monthly payment | $16,275 | $12,667 |
| Taxes, insurance and HOA | Paid by owner | $3,250 |
| Monthly rent | Partial during turnover | $17,200 |
| DSCR | Not used | About 1.08x |
Expect a full appraisal on $1M+ balances. Waterfront homes in the North End or on Linkhorn Bay vary widely by lot, dock rights, view and elevation, and comparables can be few. For packages, each property is valued, and the loan is sized on the group. Order appraisals as soon as the contract is signed.
If you are buying below market from a motivated seller, many programs size the loan on the lower of cost or value. Plan cash to close on the contract price.
Older townhome communities may need HOA estoppel letters and resale certificates for each unit, which take time. Ask the seller to order them at contract so the bridge can close on schedule.
Many high-value Virginia Beach properties are on or near the water and fall in FEMA flood zones. Flood and wind coverage must be bound before a bridge loan funds. On a package, every property needs its own policy, and vacant units under renovation may need a vacant or builder's risk policy until tenants move in.
Start insurance quotes on day one. On a quick close, insurance is often the item that slips.
For a package of rentals, a blanket portfolio loan can refinance five or more properties at once, qualified on combined cash flow. For a single high-value rental, a jumbo DSCR loan can take out the bridge if the rent supports the payment at the leverage offered, which varies by program. Oceanfront homes usually rent for less than their value would suggest, so a sale is often the cleaner exit for a North End renovation.
Short-term rental income only counts in an exit if the property sits in an overlay area or holds a permit.
Plan the exit numbers before you close the bridge. Use stabilized rents, the new tax assessment, real insurance quotes and HOA dues for every unit, then check that the refinance at the expected leverage can repay the bridge in full. If it cannot, a smaller bridge or more cash at closing is better than a surprise at the end.
Virginia charges a recordation tax on the deed and on the deed of trust, which adds up on a $2M+ purchase. Virginia Beach reassesses annually, so taxes on a recently purchased property often rise toward the price. Budget the exit with the new figure.
Bridge payments are interest-only, and on a $1.5M+ loan every extra month of turnover adds real cost. Build in time for contractors, HOA approvals on townhomes and insurance. A quick close of 10 days is possible when title is clean, the valuation is in and insurance is bound.
Experience helps on large balances. Investors with a record of similar purchases and renovations generally see stronger terms. Share closing statements, photos and budgets from past projects so the review can move quickly.
Under $1M, our standard Virginia Beach bridge loans cover the same 1-8 unit property types. For ground-up building on a lot or a teardown, see construction loans instead, since bridge loans are for existing properties.
Heavy renovations with large budgets may fit better as fix and flip loans, which can fund part of the rehab. A bridge loan works best when the property is livable or needs lighter work and the main goal is speed, a payoff or time to lease up.
