Large Bridge Loans in Wichita, $1M to $5M+

With most Wichita rentals priced under $250,000, a $1M+ bridge loan almost always means a package: ten, twenty or more homes, a group of duplexes and fourplexes, or a set of small apartment buildings bought from one seller on one closing date.

In short: LendingStreet provides residential investor bridge loans in Wichita from $1M to $5M+ on 1-8 unit properties, with rates from 7.99%, short interest-only terms and closings in as little as 10 days when the file is ready. In a moderately priced market like Wichita, large balances usually finance packages of homes or small buildings rather than single properties. Larger balances usually need a full valuation, and the exit is typically a blanket portfolio loan, individual DSCR loans or a sale.

What large Wichita bridge loans finance

Portfolio sales are common in Wichita. Local landlords retiring after decades, out-of-state funds trimming holdings and estates all sell groups of houses and small multifamily at once. Buyers need to close fast, often on homes with deferred maintenance or turnover vacancies that would not qualify for long-term loans on day one.

Other uses include buying groups of west side duplexes and fourplexes, 5-8 unit buildings near Wichita State, and newly built rental homes from a builder in Derby, Maize or Goddard.

Why bridge first, long-term second

Long-term DSCR and blanket loans need leased properties with reliable numbers. A package bought from a tired landlord often has a few vacant homes, below-market leases and repairs to finish. A bridge loan closes the purchase on the seller's timeline and gives you months to turn units, raise rents where leases allow and document the rent roll.

Interest-only payments keep the carry manageable while work is underway.

Bridge financing also gives buyers leverage in negotiations. A seller with 14 or 20 homes usually prefers one buyer who can close everything on a set date over several buyers picking off the best houses. Being able to close the whole package quickly can be worth a better price.

Worked example: a 14-home package

This example is illustrative and not a quote. An investor buys 14 single-family rentals across Wichita, Haysville and Park City for $1,820,000 from an out-of-state owner. A bridge loan of $1,365,000, 75% of the price, closes the deal. Estimated interest-only payments run about $11,944 a month while four vacant homes are repaired and leased.

Once all 14 homes lease at about $1,350, rent is $18,900 a month and the group appraises at $2,000,000. A blanket portfolio loan at 75% of value is $1,500,000, enough to repay the bridge. Estimated principal and interest is about $9,980, taxes are $2,330 and insurance is $1,700, for a total of about $14,010 and a portfolio DSCR of about 1.35x.

Valuation on a package

On $1M+ balances, expect full appraisals, with each home valued. Wichita has plenty of sales data for typical houses, but low-priced areas like Planeview can show a wide range of values depending on condition. Many programs size the loan on the lower of cost or value, so plan cash to close on the contract price.

Order appraisals and inspections at contract. On a 14-home package, access to occupied homes takes coordination with tenants and the seller's manager.

Ask the seller for leases, deposit records and recent repair invoices for every home. Gaps in that paperwork are common in older portfolios and slow both the bridge and the exit if they are found late.

Taxes and insurance on a large portfolio

Kansas taxes residential property on an 11.5% assessment ratio times local mill levies, and Sedgwick County reappraises annually. A package sale can lead to higher values on the next notice, so budget the exit with values near your purchase price. Kansas does not charge a state real estate transfer tax.

Hail is the main insurance risk. Every home needs coverage bound before funding, and vacant homes under repair may need a vacant policy. Roof condition across the package affects both premiums and your repair budget.

Timeline and carrying costs

Closings can happen in as little as 10 days when title is clean, valuations are in and insurance is bound. Packages with many homes take more title work, so start early. Plan the turnover schedule with some slack, since interest-only carry on a $1.3M+ loan adds up month by month.

Experience owning or renovating similar properties helps on larger balances. Share closing statements and rent rolls from past purchases.

Choosing the exit

For five or more homes, a blanket portfolio loan is the natural exit, since it qualifies on combined cash flow and the $150,000 minimum applies to the total loan. Larger suburban homes can also move into individual DSCR loans. If you plan to sell part of the package, the bridge term should allow time to list and close.

Release provisions in the exit blanket let you sell individual homes later.

Run the exit numbers before you sign. Use realistic rents for each home, the new tax values and real insurance quotes, and confirm that the blanket at the expected leverage repays the bridge in full.

Smaller deals and other loan types

Deals under $1M use our standard Wichita bridge loans. For heavier rehab on individual homes, fix and flip loans can fund part of the renovation. For new rental homes built from the ground up, see our construction loans.

A bridge loan works best when the homes are livable or need moderate work and the main goals are speed, a single closing and time to lease. If most of the budget is renovation, a fix and flip structure that funds part of the rehab may fit better.
