Wisconsin Large Bridge Loans for Milwaukee Duplexes and Madison Rentals

Milwaukee's upper-and-lower duplexes are one of the most traded rental types in the Midwest, and a $1M+ bridge loan can buy eight or more at once. In Madison, the same money buys fewer units with higher rents.

In short: LendingStreet offers residential investor bridge loans from $1M to $5M+ on 1-8 unit Wisconsin property, with rates from 7.99%, interest-only payments and closings in as little as 10 days on a complete file. Typical collateral is Milwaukee duplex packages, Madison plexes and Wisconsin Dells or Door County homes. Larger balances usually need a full valuation, and exits are a sale or a DSCR or blanket refinance.

How Wisconsin investors use large bridge loans

Milwaukee duplex portfolios trade often, and sellers want one buyer and one closing. A bridge loan funds the package, then gives time to turn units and lease up.

Large bridge terms at a glance

The program itself is the same one we use for smaller Wisconsin deals: $150,000 to $5M+, rates from 7.99%, interest-only payments and short terms. What changes above $1M is the review. Larger balances are looked at case by case, and they usually need a full valuation rather than a quick desk review.

Speed is still the reason investors use it. When title, valuation and entity documents are ready, closings can happen in as little as 10 days.

Wisconsin markets for large bridge loans

Milwaukee leads, with duplexes and older homes in Bay View, Riverwest, Washington Heights, Sherman Park and the south side, plus suburban rentals in West Allis, Wauwatosa and Waukesha. Madison has high rents near the University of Wisconsin and strong demand from employers in Verona and the Capitol area.

Green Bay, Appleton and the Fox Cities, Eau Claire and La Crosse are smaller markets. Wisconsin Dells, Door County and Lake Geneva carry vacation rental activity, where a single lake or resort home can reach $1M. Milwaukee and Racine prices are low enough that a large bridge there usually means a group of duplexes rather than one building.

Transfer fee and property taxes

Wisconsin's real estate transfer fee is $3 per $1,000 of value, customarily paid by the seller. On a $1.6M package that is $4,800.

Property taxes are high in Milwaukee and other cities. Use current assessments and mill rates, and check whether the city has a revaluation coming. Milwaukee has run citywide revaluations in recent years, and assessments on duplexes moved with the market. Winter heating costs and snow removal are owner expenses on many older buildings, so read the leases to see who pays.

Worked example: eight Milwaukee duplexes

This example is illustrative and not a quote. An investor buys eight upper-and-lower duplexes in Bay View and the south side for $1,600,000, 16 units in all. Four units need turnover work.

Leverage here is assumed at 75% of the purchase price, a $1,200,000 bridge loan. With interest-only payments estimated at about $10,000 a month, the 8-month plan carries about $80,000 in interest.

The exit appraisal comes in at $1,760,000, and the DSCR loan is sized at 75% LTV, or $1,320,000. That carries estimated principal and interest of about $9,005 a month. Taxes ($3,230), insurance ($1,100) and other costs ($0) bring the payment to about $13,335, and $17,600 of rent works out to DSCR of about 1.32x.

Milwaukee taxes are high, but with 16 units leased the package clears 1.0x at 75% LTV. The $1,320,000 refinance repays the $1,200,000 bridge and returns about $120,000.

Rental rules, STRs and older housing

Wisconsin law limits how cities run rental inspection programs, but Milwaukee and Madison still have registration or compliance requirements. State law also limits how far municipalities can restrict rentals of seven days or longer, while allowing them to regulate shorter stays. Check local rules for each address.

Milwaukee's older housing brings lead paint, foundation and sewer lateral issues. Many duplexes have separate heating systems for each unit, which helps, but older boilers and knob-and-tube wiring still show up in inspections and in insurance quotes.

Refinancing Wisconsin rentals

Milwaukee duplexes often clear a 1.0x DSCR on combined rent at standard leverage, even with high taxes, because prices are low. Madison plexes have higher rents and higher prices, so the ratio depends on the purchase price.

Five or more properties can refinance into a blanket portfolio loan with one payment and release provisions. Investors who expect to sell some of the duplexes after the hold may prefer separate DSCR loans, since each one can be paid off on its own.

What to send for a $1M+ bridge in Wisconsin

Our investor loans are business-purpose loans on non-owner-occupied property. The fastest large-balance files show the exit math up front: what the properties rent for, what they will be worth, and how the bridge gets repaid. Get a quote with the form below or at (877) 298-1001.

Expect the team to test the exit first. If the rents and values support a DSCR or jumbo DSCR refinance, or a sale makes sense, the bridge can be sized around that plan, and you will know what cash the Wisconsin deal needs at closing and at refinance.
