Rural South Dakota Investment Property Loans

South Dakota outside Sioux Falls and Rapid City has college towns in the east, Black Hills tourism towns in the west, and a short, intense rally week in Sturgis.

In short: You can finance a small-town South Dakota rental with LendingStreet the same way you would a metro one: a DSCR loan sized on the rent, or a bridge or fix-and-flip loan for a quick purchase or a rehab. The minimum loan is $150,000 and DSCR purchases go up to 80% LTV. South Dakota has no state income tax and a low transfer fee, but Black Hills STR income is seasonal, so underwrite it carefully.

South Dakota towns outside the big metros

Eastern South Dakota towns include Brookings, home to South Dakota State University, Vermillion with the University of South Dakota, and Aberdeen, Watertown, Mitchell, Yankton and Madison, all regional centers with steady tenants. Pierre, the capital, rents to state workers.

In the west, Spearfish has Black Hills State University and a growing population, and Sturgis, Deadwood, Lead, Custer, Hill City and Hot Springs are Black Hills towns that mix long-term tenants with tourism. Belle Fourche and Box Elder are near Rapid City at lower prices.

Homes, duplexes and older multi-units

Eastern towns have early 1900s homes with basements and mid-century ranches. Black Hills towns have older miners' houses in Lead and Deadwood on steep lots, plus newer cabins. Foundations, basements and roofs are the usual rehab items. Brookings and Vermillion have many older houses split into student units, and newer townhomes and small multi-unit buildings have gone up in Spearfish as the town has grown.

How valuation works in small South Dakota markets

Comparable sales are the backbone of any valuation, and small towns simply have fewer of them. The appraiser may use older sales, sales from neighboring towns, or homes with different lot sizes, then adjust. Market rent is supported the same way, so bring leases and any history showing how fast the property re-leases.

In Lead or Hot Springs, sales are limited and homes vary widely, so the appraiser may reach into nearby towns for comps.

Land, water and wastewater questions

Water, wastewater and access are where small-town deals most often slow down, so gather the records before you go under contract or right after.

Many rural homes are on rural water systems, and private wells are common in the Black Hills. Septic is the norm outside towns. Black Hills cabins may sit on forested land with wildfire exposure and steep roads. Acreage limits vary by program, and farm ground is outside the program.

Sizing a loan in a lower-priced town

Because the smallest loan is $150,000, cheap houses are not a fit on their own. Small multi-unit buildings and combined purchases are the usual answer, and five or more rentals can go on one blanket loan. In Aberdeen, Huron or Mitchell, older single homes can fall below what a $150,000 loan needs, so investors there often combine rentals.

Five or more rentals can share one blanket loan with portfolio pricing, one payment and a release clause for each property, and on some programs the homes can sit in more than one state.

Local costs to confirm before you offer

South Dakota has no state income tax and charges a modest real estate transfer fee. Property taxes are a larger share of costs, and owner-occupied homes are classified separately from rentals, so use the non-owner-occupied rate. Winter heating and snow removal add to expenses.

Nightly rental income outside the metros

The Black Hills see strong summer demand from visitors to Mount Rushmore, Custer State Park and Deadwood, and Sturgis rally week in August brings a surge. Counties and towns set their own permit rules for vacation home rentals. Our STR DSCR program can qualify on projected revenue on some programs, where local rules allow.

Example: what a Brookings rental can carry

This example is illustrative and not a quote. An investor buys a leased Brookings duplex near the university. At a $310,000 price and 75% LTV, the loan is $232,000. Rent is $2,500 a month. Estimated principal and interest is about $1,622, taxes are about $340 and insurance about $140, for a total payment of about $2,102. That is a DSCR of about 1.19x.

If the appraiser supports only $2,250 in rent, DSCR falls to about 1.07x, which is why a conservative rent figure matters.

Picking the loan and sending the deal

Most rural investors use a DSCR loan once a property is leased, a bridge loan when they need to close fast, and a fix-and-flip loan when the house needs work. The short-term loans are interest-only and are paid off by a sale or by refinancing into a DSCR loan.

Fix-and-flip loans in South Dakota often fund basement, roof and kitchen work in Aberdeen, Watertown and Mitchell. Bridge loans fit quick purchases in Spearfish or Black Hills towns before the summer season. Exit by sale or a DSCR refinance once the home is leased or operating.

Common questions

Can I finance a cheap small-town house in South Dakota?

The loan has to be at least $150,000, so a very low-priced house usually needs to be combined with other properties or replaced with a larger one.

Can I count Sturgis rally week income?

Rally week income is real but short. For an STR loan, the projection should reflect the whole year, not just August.

What credit score do I need?

The DSCR minimum is 620. Stronger credit, more reserves and lower leverage can open better terms, and the rent still needs to clear the program's DSCR minimum, which is 1.0x on standard programs.

Will extra land or a big shop raise my loan amount?

Usually not by much. Appraisers often give acreage and outbuildings limited value in rural areas, and the loan is sized on the home and its rent.

Do Black Hills cabins need permits?

Many counties and towns require vacation home rental permits. Confirm the rules for the specific property before relying on nightly income.

Are student rentals in Brookings or Vermillion a fit?

Yes, if the property is 1-8 units and the rent is documented. Duplexes and houses near campus are common DSCR properties.

Can I use a bridge or fix-and-flip loan on a rural South Dakota property?

Yes, on 1-8 unit investment property. Bridge loans can close in as little as 10 days, and fix-and-flip loans fund up to 90% of cost and up to 100% of rehab on some programs. Both exit by sale or a DSCR refinance.

Can I live in the property?

No. Our investor loans are business-purpose loans on non-owner-occupied property.
