Small-Town and Rural Texas Investment Property Loans

Rural Texas is big: Hill Country towns with permitted vacation rentals, East Texas college towns, Brazos Valley farm country and West Texas oil towns. Property taxes and water are the common threads.

In short: LendingStreet lends on rural Texas investment property, 1 to 8 units, through DSCR rental loans, bridge loans and fix-and-flip loans. The DSCR side qualifies on rent at a standard 1.0x minimum, with LLC borrowers and 30-year terms available. Texas has no state income tax and no transfer tax, but high local property taxes and the loss of homestead exemptions after a sale shape every rural rental.

The Texas towns investors keep coming back to

In the Hill Country, Fredericksburg, Kerrville, Boerne, Wimberley and Marble Falls draw both retirees and visitors. East Texas towns like Nacogdoches, home to Stephen F. Austin State University, Lufkin, Huntsville with Sam Houston State, and Palestine have lower prices and steady tenants.

West of Fort Worth, Granbury, Stephenville and Weatherford have grown with commuters and Tarleton State University. Brenham and Bastrop sit between Austin and Houston. In West Texas, Alpine and Marfa are small tourism towns, and Pecos and Monahans rent to oil field workers.

Property types you will run into

Rural Texas has brick ranch homes from the 1960s to 1980s, older pier-and-beam houses near town squares, and new subdivisions near growing towns. Foundation movement from clay soils is a frequent issue, and hail-damaged roofs are common. Manufactured homes are widespread on rural acreage, and eligibility varies by program, so confirm early.

Getting the value supported

Comparable sales are the backbone of any valuation, and small towns simply have fewer of them. The appraiser may use older sales, sales from neighboring towns, or homes with different lot sizes, then adjust. Market rent is supported the same way, so bring leases and any history showing how fast the property re-leases.

In Alpine, Marfa or other far West Texas towns, there are few sales and homes vary widely, so the appraiser may reach far for comps and adjust heavily.

Wells, septic, acreage and access

Water, wastewater and access are where small-town deals most often slow down, so gather the records before you go under contract or right after.

Private wells are common in rural Texas, and groundwater conservation districts regulate wells in many counties. Septic systems, called on-site sewage facilities, are permitted by counties. Many rural homes sit on acreage with an agricultural valuation; when the use changes, rollback taxes can apply, so ask the seller. Acreage limits vary by program.

Loan size, low prices and combining properties

A $150,000 minimum loan can be more than a single small-town house needs. Investors in that spot either buy a larger property, add units, or put several rentals under one loan. In smaller East and West Texas towns, single homes can fall below what a $150,000 loan needs, so investors often combine rentals or buy duplexes.

A blanket portfolio loan puts five or more rentals under one closing and one payment, qualified on the portfolio's combined cash flow, with release provisions when a property sells.

Texas costs that change the ratio

Texas has no real estate transfer tax and no state income tax, but local property taxes are high, and homestead exemptions come off when an investor buys, so the bill often rises after closing. Hail and wind insurance can be expensive, and coastal areas need windstorm coverage. Rollback taxes on agricultural land are a separate item.

STR rules in Texas resort and lake towns

Fredericksburg requires permits for short-term rentals, and many Hill Country cities and HOAs have their own rules. Wimberley, Canyon Lake and the Highland Lakes see heavy weekend demand. Our STR DSCR program can qualify on projected revenue on some programs, where local rules allow. Check the city code and any deed restrictions.

Worked example: Nacogdoches

This example is illustrative and not a quote. An investor buys a leased Nacogdoches duplex near the university. The purchase price is $300,000 and the rent is $2,500 a month. Taxes are budgeted at $450 a month and insurance at $190. At 70% LTV the loan is $210,000. Estimated principal and interest on a 30-year schedule is about $1,468, so the full monthly payment is about $2,108 and DSCR is about 1.19x.

A 10% lower rent figure, $2,250, would bring the ratio to about 1.07x, still worth checking before you commit.

DSCR, bridge or fix and flip?

If the home is rent-ready, a DSCR loan sized on the rent is usually the fit. If it needs repairs, a fix-and-flip loan can fund up to 90% of cost and, on some programs, all of the rehab. If timing is the issue, a bridge loan can close in as little as 10 days.

Fix-and-flip loans in rural Texas often fund foundation repairs, roofs and updates on older ranch homes in Nacogdoches, Lufkin and Palestine. Bridge loans fit quick purchases in fast-growing towns like Granbury or Boerne. Exit by sale or a DSCR refinance once the home is leased.

Common questions

Is there a minimum loan amount for a rural Texas rental?

Yes. Loans start at $150,000. For lower-priced homes, investors often finance a multi-unit property or combine several rentals, and five or more can go on a blanket portfolio loan.

Why will my Texas tax bill go up after I buy?

Homestead exemptions and caps apply only to a primary residence. When an investor buys, the exemptions come off and the bill reflects full value.

Can my LLC take out the loan?

Yes. LLC borrowers are standard on our DSCR programs, and the members usually sign for the loan personally. The loan qualifies on the property's rent, with no W-2s or tax returns, and a 620 minimum credit score.

How much land can come with the rental?

It varies by program. A house on a few acres is common; larger tracts may be limited, and farm or ranch income is not counted.

What are rollback taxes on Texas acreage?

If land had an agricultural valuation and the use changes, the county can collect some of the tax savings from prior years. Ask the seller and title company.

Does Fredericksburg require STR permits?

Yes. Fredericksburg requires permits for short-term rentals. Confirm availability and rules before buying for nightly income.

Do you finance rehabs in small Texas towns?

Yes. Fix-and-flip loans start at $150,000, cover up to 90% of cost on some programs, and can be refinanced into a DSCR loan once the home is leased.

Do you finance a cabin or home I will use myself?

No. Our investor loans are business-purpose loans on non-owner-occupied property, so the home has to be a rental.
