Rural Virginia Investment Property Loans

Rural Virginia stretches from Shenandoah Valley cabins to Southside mill towns and Southwest Virginia college towns, with recordation taxes at closing and county-level STR rules.

In short: You can finance a small-town Virginia rental with LendingStreet the same way you would a metro one: a DSCR loan sized on the rent, or a bridge or fix-and-flip loan for a quick purchase or a rehab. The minimum loan is $150,000 and DSCR purchases go up to 80% LTV. Virginia charges recordation tax on both the deed and the deed of trust, and counties set their own STR rules, so check both early.

Virginia towns outside the big metros

In the Shenandoah Valley, Front Royal, Luray, Staunton, Waynesboro and Lexington have steady tenants and visitors. Farmville has Longwood University and Hampden-Sydney College. Danville, Martinsville and South Boston in Southside have low prices and older housing.

In Southwest Virginia, Abingdon, Marion, Wytheville and Galax are small towns along Interstate 81 and the Blue Ridge. Smith Mountain Lake draws weekend visitors, and the Northern Neck and Eastern Shore, including Kilmarnock and Chincoteague, are rural coastal areas.

Homes, duplexes and older multi-units

Rural Virginia has older frame and brick homes in towns, mid-century ranches, and cabins in the Shenandoah and Blue Ridge. Southside mill towns have many small single-family homes built for factory workers. Crawl-space moisture, older septic systems and aging roofs are common findings. Around Smith Mountain Lake and in the Northern Neck, waterfront homes add docks, bulkheads and shoreline permits to the list, and their values swing widely depending on water depth and views.

How valuation works in small Virginia markets

Outside the metros, the appraisal is where most surprises happen. With few recent sales, the appraiser may go farther out in distance and time, and unusual features such as a large shop or extra acreage may get little or no value. Price your offer on the house and its rent, not on the extras.

In Southside or Southwest Virginia counties, sales can be thin, and cabins with views or river frontage are hard to compare.

Wells, septic, acreage and access

Water, wastewater and access are where small-town deals most often slow down, so gather the records before you go under contract or right after.

Private wells and septic systems are permitted through the Virginia Department of Health, and older systems may need repair. Many rural homes sit on several acres, and limits vary by program. Mountain cabins may have steep roads and shared access agreements, and the title company will want to see a recorded right of way. Some older Southside homes still use failing septic drain fields that need replacement before a tenant moves in.

Sizing a loan in a lower-priced town

Because the smallest loan is $150,000, cheap houses are not a fit on their own. Small multi-unit buildings and combined purchases are the usual answer, and five or more rentals can go on one blanket loan. In Danville, Martinsville or Wise County, single homes often sell below what a $150,000 loan needs, so investors there commonly combine rentals.

Five or more rentals can share one blanket loan with portfolio pricing, one payment and a release clause for each property, and on some programs the homes can sit in more than one state.

Nightly rental income outside the metros

Page County cabins near Luray and Shenandoah National Park see strong demand, and Smith Mountain Lake and Chincoteague draw summer visitors. Virginia localities can require STR registration, and many counties regulate STRs through zoning. Our STR DSCR program can qualify on projected revenue on some programs, where local rules allow.

Local costs to confirm before you offer

Virginia charges recordation tax on the deed and the deed of trust, usually paid by the buyer, plus a grantor tax paid by the seller. Counties reassess on their own schedules, from annually to every several years. Insurance is generally moderate, with flood coverage needed in some river and coastal areas.

A Staunton example, start to finish

This example is illustrative and not a quote. An investor buys a leased Staunton duplex. The investor pays $330,000, and the property rents for $2,650 a month. Using $220 a month for taxes and $120 for insurance, a 75% LTV loan of $248,000 carries estimated principal and interest of about $1,734. The full payment is about $2,074, which puts DSCR near 1.28x.

If the appraiser supports only $2,385 in rent, DSCR falls to about 1.15x, which is why a conservative rent figure matters.

Which program fits, and how to start

Match the loan to the plan. Hold and rent: DSCR, with 30-year terms and LLC borrowers standard. Buy and renovate: fix and flip, up to 90% of cost on some programs. Buy quickly and sort out the rest later: bridge, then refinance into DSCR.

Fix-and-flip loans in rural Virginia often fund updates on Danville and Martinsville homes and dated Shenandoah cabins. Bridge loans fit quick purchases near Luray or Smith Mountain Lake. Exit by sale or a DSCR refinance once the property is leased or operating.

Common questions

What is Virginia's recordation tax?

A tax charged when the deed and the deed of trust are recorded, usually paid by the buyer. Include it in your closing costs.

Can I finance a cheap small-town house in Virginia?

The loan has to be at least $150,000, so a very low-priced house usually needs to be combined with other properties or replaced with a larger one.

Can I finance a Shenandoah Valley cabin STR?

Yes, through our STR DSCR program on some programs, if the county allows STRs. Page County and others regulate them through zoning and registration.

Will extra land or a big shop raise my loan amount?

Usually not by much. Appraisers often give acreage and outbuildings limited value in rural areas, and the loan is sized on the home and its rent.

Do I need tax returns to qualify?

No. DSCR loans qualify on the property's rent compared with the full monthly payment. Expect to show credit, reserves, entity documents and the lease or a market rent estimate instead.

What if I need to close quickly on a rural Virginia deal?

A bridge loan can close in as little as 10 days and is short-term and interest-only. Most investors refinance into a DSCR loan after the property is leased.

Do Virginia rural septic systems need inspection?

It is wise. Older systems may need repair, and the Virginia Department of Health handles permits.

Do you finance a cabin or home I will use myself?

No. Our investor loans are business-purpose loans on non-owner-occupied property, so the home has to be a rental.
