In short: Yes. LendingStreet finances 1-8 unit rentals in small towns and rural parts of Washington with DSCR loans that qualify on the property's rent, plus bridge and fix-and-flip loans for purchases and renovations. Loans start at $150,000, purchases go up to 80% LTV, and LLC borrowers are standard. Washington's graduated real estate excise tax and its 2025 statewide rent increase cap both affect rural rental math.

Rural and small-city Washington: where the rentals are

Ellensburg has Central Washington University, and Pullman has Washington State University, both with deep student rental markets. Walla Walla has wineries and colleges. Moses Lake, Othello and Quincy in the Columbia Basin rent to farm, food processing and data center workers.

On the Olympic Peninsula, Port Angeles and Sequim serve retirees and workers. Aberdeen and Centralia in the southwest have low prices. Leavenworth, Chelan and Winthrop are resort towns where nightly rentals are tightly regulated.

What the housing stock looks like

Western Washington towns have older wood-frame homes with moisture and roof issues, and Eastern Washington has mid-century ranches and newer subdivisions. Manufactured homes are common on rural acreage, and eligibility varies by program. College towns have many houses converted to multiple units, so check the city's rules on how many unrelated tenants can share a home in Pullman or Ellensburg. On the coast, salt air and heavy rain wear out siding and roofs quickly, so budget for exterior maintenance on Aberdeen and Port Angeles rentals.

Comparable sales and distance

Outside the metros, the appraisal is where most surprises happen. With few recent sales, the appraiser may go farther out in distance and time, and unusual features such as a large shop or extra acreage may get little or no value. Price your offer on the house and its rent, not on the extras.

In Okanogan or Ferry County, sales are thin and distances long, so the appraiser may reach far for comps.

Acreage limits and private systems

Expect the file to ask how the home gets water, where the wastewater goes and how a car reaches it in February.

Water rights and well rules are complex in Washington, and some basins limit new domestic wells. Septic systems are permitted by county health departments, and some counties require regular inspections. Wildfire exposure east of the Cascades affects insurance. Acreage limits vary by program. Columbia Basin homes are often served by irrigation districts, and water for the house and water for the land are handled differently, so confirm what conveys with the property.

Sizing a loan in a lower-priced town

Because the smallest loan is $150,000, cheap houses are not a fit on their own. Small multi-unit buildings and combined purchases are the usual answer, and five or more rentals can go on one blanket loan. Most rural Washington homes clear the loan minimum; older homes in Aberdeen or eastern farm towns may need to be combined.

Five or more rentals can share one blanket loan with portfolio pricing, one payment and a release clause for each property, and on some programs the homes can sit in more than one state.

Taxes, closing costs and insurance in Washington

Washington's real estate excise tax is graduated by price and usually paid by the seller, with local additions. The state adopted a cap on annual rent increases in 2025 for buildings more than about 15 years old, so underwrite realistic rent growth. There is no state income tax. Property taxes are set by county assessors on annual valuations, and insurance east of the Cascades can be harder to place on homes in wildfire-prone areas, so get a quote before you set your price.

Nightly rental income outside the metros

Chelan County caps and zones short-term rentals, including around Leavenworth and Lake Chelan, and Okanogan County and San Juan County have their own rules. Our STR DSCR program can qualify on projected revenue on some programs, where permitted. Check county code first.

Worked example: Ellensburg

This example is illustrative and not a quote. An investor buys a leased Ellensburg duplex near the university. The purchase price is $520,000 and the rent is $3,900 a month. Taxes are budgeted at $380 a month and insurance at $130. At 70% LTV the loan is $364,000. Estimated principal and interest on a 30-year schedule is about $2,545, so the full monthly payment is about $3,055 and DSCR is about 1.28x.

If the appraiser supports only $3,510 in rent, DSCR falls to about 1.15x, which is why a conservative rent figure matters.

DSCR, bridge or fix and flip?

A DSCR loan is the long-term hold: it qualifies on rent, and 30-year terms are available. A bridge loan is for speed, closing in as little as 10 days, and a fix-and-flip loan covers up to 90% of cost and up to 100% of rehab on some programs. Both short-term loans exit by sale or a DSCR refinance.

Fix-and-flip loans in rural Washington often fund roofs, siding and interior updates on Aberdeen, Centralia and Moses Lake homes. Bridge loans fit quick purchases in Ellensburg or Walla Walla. When planning post-rehab rent increases for existing tenants, keep the statewide cap in mind.

Common questions

What if the Washington house I want costs less than $150,000?

On its own it is usually too small for our programs. Pair it with other rentals, choose a 2-4 unit property, or look at a blanket loan once you have five or more.

Does Washington's rent cap apply in rural towns?

Yes. The 2025 statewide cap on annual rent increases applies to buildings more than about 15 years old, with some exemptions. Check the current year's limit.

What credit score do I need?

The DSCR minimum is 620. Stronger credit, more reserves and lower leverage can open better terms, and the rent still needs to clear the program's DSCR minimum, which is 1.0x on standard programs.

How much land can come with the rental?

It varies by program. A house on a few acres is common; larger tracts may be limited, and farm or ranch income is not counted.

Who pays Washington's real estate excise tax?

Usually the seller. The rate is graduated by price, with local additions.

Can I finance a Leavenworth STR?

Only where permitted. Chelan County caps and zones short-term rentals. Confirm before relying on nightly income.

What if I need to close quickly on a rural Washington deal?

A bridge loan can close in as little as 10 days and is short-term and interest-only. Most investors refinance into a DSCR loan after the property is leased.

Is this financing for a primary residence?

No. Our investor loans are business-purpose loans on non-owner-occupied property, held by you or your LLC.
