Rural West Virginia offers low prices, New River Gorge tourism and ski-area cabins, but rentals are taxed in a higher property class than owner-occupied homes, and valley floods are a real risk.
In short: LendingStreet lends on rural West Virginia investment property, 1 to 8 units, through DSCR rental loans, bridge loans and fix-and-flip loans. The DSCR side qualifies on rent at a standard 1.0x minimum, with LLC borrowers and 30-year terms available. West Virginia taxes non-owner-occupied residential property at roughly double the owner-occupied levy, so budget a higher tax bill than the seller paid.
Beckley and Fayetteville sit near New River Gorge National Park and Preserve, which has drawn visitors and new STRs. Lewisburg is a small, popular town in Greenbrier County. Elkins, Davis and Thomas serve the Monongahela National Forest and Canaan Valley, and Snowshoe draws skiers in Pocahontas County.
Fairmont, Clarksburg and Buckhannon in north-central West Virginia have steady demand from energy and healthcare workers. Bluefield, Princeton and Logan in the south have very low prices. Berkeley Springs and Shepherdstown in the Eastern Panhandle are higher-priced.
| Town or area | What investors buy | Usual loan fit |
|---|---|---|
| Fayetteville and Beckley | Homes and cabins near the gorge | STR DSCR where allowed |
| Fairmont and Clarksburg | Workforce rentals | DSCR purchase or refinance |
| Bluefield and Princeton | Very low-priced older homes | Combined purchases or blanket |
| Davis and Snowshoe | Ski-area cabins and condos | STR DSCR where allowed |
Outside the metros, the appraisal is where most surprises happen. With few recent sales, the appraiser may go farther out in distance and time, and unusual features such as a large shop or extra acreage may get little or no value. Price your offer on the house and its rent, not on the extras.
In McDowell or Webster County, sales are few and often cash, so the appraiser may need to look far for comparable arm's-length sales.
West Virginia towns have many early 1900s frame homes built for coal and rail workers, often on hillsides with retaining walls. Mid-century ranches and newer cabins are common near tourism areas. Foundations, roofs and drainage are frequent issues, and manufactured homes are widespread, with eligibility varying by program. Near the gorge and the ski areas, many newer cabins were built specifically for nightly rental, with hot tubs and extra bedrooms, while town houses in Fairmont and Clarksburg are aimed at long-term tenants.
Water, wastewater and access are where small-town deals most often slow down, so gather the records before you go under contract or right after.
Private wells and septic are common outside towns. Mineral rights are often severed from the surface in West Virginia, which the title company will note. Flooding in river valleys, including the 2016 floods in Greenbrier County, is a recurring risk, so check the flood map. Acreage limits vary by program.
A $150,000 minimum loan can be more than a single small-town house needs. Investors in that spot either buy a larger property, add units, or put several rentals under one loan. In Bluefield, Logan or Welch, many homes sell well below what a $150,000 loan needs, so investors there typically combine several rentals.
A blanket portfolio loan puts five or more rentals under one closing and one payment, qualified on the portfolio's combined cash flow, with release provisions when a property sells.
New River Gorge has driven rapid STR growth around Fayetteville, and Canaan Valley, Snowshoe and Lewisburg see visitors too. Counties and towns set their own rules, and some require business licenses or lodging taxes. Our STR DSCR program can qualify on projected revenue on some programs, where local rules allow.
West Virginia charges an excise tax on deed transfers, state plus county. Non-owner-occupied residential property is taxed in a higher class than owner-occupied homes, at roughly double the levy, so expect a higher bill than the seller paid. Flood insurance in valley areas can be costly, and older homes on hillsides may need drainage work to stay insurable.
This example is illustrative and not a quote. An investor buys two leased Fairmont homes and finances them together. Price: $270,000. Rent: $2,350 a month. The loan is $202,000, or 75% LTV. Estimated principal and interest is about $1,412; add $200 in taxes and $170 in insurance and the payment is about $1,782. DSCR works out to about 1.32x.
A 10% lower rent figure, $2,115, would bring the ratio to about 1.19x, still worth checking before you commit.
| Item | Amount |
|---|---|
| Purchase price | $270,000 |
| Loan amount (75% LTV) | $202,000 |
| Monthly rent | $2,350 |
| Estimated principal and interest | $1,412 |
| Property taxes | $200 |
| Insurance | $170 |
| Total monthly payment | $1,782 |
| DSCR | 1.32x |
A DSCR loan is the long-term hold: it qualifies on rent, and 30-year terms are available. A bridge loan is for speed, closing in as little as 10 days, and a fix-and-flip loan covers up to 90% of cost and up to 100% of rehab on some programs. Both short-term loans exit by sale or a DSCR refinance.
Fix-and-flip loans in West Virginia often fund roofs, foundations and interior updates on older Fairmont, Clarksburg and Beckley homes. Bridge loans fit quick cabin purchases near the gorge or ski areas. Exit by sale or a DSCR refinance once the property is leased or operating.

Yes. Loans start at $150,000. For lower-priced homes, investors often finance a multi-unit property or combine several rentals, and five or more can go on a blanket portfolio loan.
Usually not, if the title company can insure the surface. Mineral severances are common in West Virginia and will show on the title report.
Usually not by much. Appraisers often give acreage and outbuildings limited value in rural areas, and the loan is sized on the home and its rent.
No. DSCR loans qualify on the property's rent compared with the full monthly payment. Expect to show credit, reserves, entity documents and the lease or a market rent estimate instead.
