Your rental earns more than the market report says. Now the projected revenue does not cover the payment on paper, and the loan is stuck. Here is how investors work around it.
In short: When a market-data projection such as AirDNA comes in below what your short-term rental actually earns, the most common fixes are qualifying on 12 months of actual booking history, using a program with a lower DSCR floor (down to 0.75x on specialty programs), increasing your down payment, or qualifying on long-term rent instead. Options vary by program and property, and not every fix works for every deal.
Market reports estimate revenue from comparable listings nearby. If those comps are smaller, older or less well run than your property, the projection drags down.
Common causes include the wrong bedroom count or sleeping capacity, missing amenities like a hot tub or lake access, and comps pulled from a different neighborhood. A brand-new listing can also look weaker than one with years of reviews.
Projections are also a snapshot. A market that added many new listings last year may show softer averages than your booked calendar suggests, and the report cannot see your repeat guests or direct bookings.
This example is illustrative. Your four-bedroom lake house has a full payment of $3,900 a month. The market projection says $3,600 a month. Your actual trailing 12 months average $4,900.
| Approach | Monthly income used | DSCR |
|---|---|---|
| Market-data projection | $3,600 | 0.92 |
| 12 months of actual history | $4,900 | 1.26 |
| Long-term rent appraisal | $2,700 | 0.69 |
| Projection on a 0.75x-floor program | $3,600 | 0.92, passes |
If the property has operated for a year, many programs will qualify you on real numbers instead of a projection. In the example, that alone moves the DSCR from 0.92 to 1.26.
You will need payout reports from the platform or your manager, ideally matched to bank deposits. Some programs still apply an expense factor to the history, so your qualifying figure may be lower than gross.
Standard programs want 1.0x. Specialty programs can go down to 0.75x, which in the example approves the loan on the projection as-is.
Expect trade-offs: lower leverage, higher pricing or more reserves. It is often the right tool for a new purchase where no history exists yet.
A smaller loan lowers the payment until the projection covers it. In the example, the payment would need to fall to about $3,600, which means trimming the loan by roughly 8–10%, depending on rate and term.
This works when you have the cash and want to stay on a standard program. It also improves pricing in many cases.
The downside is tied-up cash. Money in the down payment is not available for furnishing, reserves or your next deal, so weigh it against the cost of a specialty program.
Programs use different data sources and different rules for history, expenses and DSCR floors. A deal that fails at one can pass easily at another.

You can try qualifying on actual booking history, a lower-DSCR program, a larger down payment or long-term rent. Which works depends on the property and program.
Often, yes, if you have about 12 months of documented history. Many programs prefer it to a projection.
Standard programs require 1.0x. Specialty programs can go down to 0.75x, usually with lower leverage and higher pricing.
You can ask your loan officer to review it if comps or property details look wrong, such as bedroom count or amenities. Whether it can be revised depends on the program.
Sometimes. In markets with strong long-term rents, qualifying on a standard rent estimate can clear the DSCR even when the STR projection is weak. In resort areas it usually comes in lower.
It can work if you expect strong bookings. A bridge loan covers the first year, and a DSCR refinance on actual history follows, though the refinance depends on results.
