DSCR Loans for Asheville Duplexes, Triplexes and Fourplexes

Small multifamily is scarce in Asheville, and that is part of its appeal. A West Asheville duplex, a Montford Victorian split into three apartments or a fourplex near downtown rents to tenants who have few other options in a tight market.

In short: LendingStreet finances Asheville duplexes, triplexes and fourplexes with DSCR loans that qualify on the combined rent of all units, with no W-2s or tax returns. Loans start at $150,000, purchases go up to 80% LTV, the standard minimum DSCR is 1.0x and the minimum credit score is 620. Because the city prohibits whole-home short-term rentals in residential zones, Asheville 2-4 unit loans are usually underwritten on long-term leases, and high prices often mean lower leverage.

Asheville's small multifamily stock

Asheville never built much small multifamily, and what exists is spread out. West Asheville has duplexes and a few older fourplexes off Haywood Road and in the surrounding streets. Montford, Chestnut Hill and parts of North Asheville have large Victorian and Arts and Crafts homes converted to two, three or four apartments. Kenilworth and East Asheville add scattered duplexes, and newer side-by-side units have been built on infill lots as the city loosened its rules.

Because supply is thin, well-located 2-4 unit buildings rarely sit on the market long, and many trade privately. Investors who want one often watch for estate sales and long-time owners ready to sell. Buildings with five to eight units are covered on our Asheville 5-8 unit page.

Long-term leases, not nightly rentals

Asheville has some of the tightest rental conditions in the state, and Helene made them tighter. Many households lost homes or were displaced for months, and repair crews, insurance adjusters and relief workers added to demand for furnished and long-term rentals across the region.

Inside city limits, whole units in residential districts generally cannot be rented as short-term vacation rentals. That shapes the 2-4 unit market: these buildings are valued and underwritten on 12-month leases. Investors who want nightly income usually buy in other counties or towns where rules allow it.

Long-term demand is strong. Mission Hospital, tourism and hospitality, breweries, manufacturing and a growing remote-work population all compete for limited rentals, and many households were displaced after Hurricane Helene in 2024.

Zoning and infill

Asheville's Unified Development Ordinance has been revised over the years to allow more two-unit housing and accessory dwelling units in many residential districts, and multi-unit buildings in others. Converting a single-family home into apartments still requires the right zoning and permits.

Confirm the legal unit count and zoning before you buy. Many converted Victorians are legal, but some units were added without permits, and the appraisal values the building as its legal use.

Infill duplexes and ADUs built under the newer rules can be a cleaner option: modern construction, separate utilities and fewer surprises. They usually cost more per unit, though, so check the DSCR at a realistic down payment before you commit.

Worked example: a fourplex and a West Asheville duplex

This example is illustrative and not a quote. An investor buys a fourplex near downtown for $880,000. Each unit rents for $1,450, or $5,800 a month. At 70% LTV the loan is $616,000, with estimated principal and interest of about $4,307. Taxes are budgeted at $620 a month and insurance at $330, for a total of about $5,257 and DSCR of about 1.10x.

A West Asheville duplex at $640,000 with rents of $1,750 and $1,650 is harder. At 75% LTV the payment would be about $4,046 and DSCR about 0.84x. At 60% LTV, the loan is $384,000, the total payment about $3,375 and DSCR about 1.01x. Duplexes in popular neighborhoods often need a large down payment, or a sub-1.0 DSCR program.

Taxes, insurance and storm history

Small multifamily in Asheville tends to carry higher insurance per unit than in flatter metros because of older construction, steep lots and post-storm repricing.

Buncombe County and the City of Asheville both tax property, and county reappraisals can move bills significantly. Insurance has become a bigger line since Hurricane Helene, especially for properties near rivers or in low-lying areas. Get a quote and a flood determination early.

North Carolina's deed excise tax is $1 per $500 of price, customarily paid by the seller. Compared with many states, closing taxes here are modest; the bigger budget items are insurance, reserves and any repairs the inspection turns up.

Building items to check

Mountain terrain affects even in-town Asheville lots.

Older converted homes and steep lots bring specific issues that lenders and insurers ask about.

Renovate and refinance

Some Asheville 2-4 unit buildings trade with dated units or storm damage. Investors often buy with cash or a short-term loan, renovate and lease up, then refinance into a DSCR loan. Rate-and-term goes up to 80% LTV on some programs and cash-out up to 75%, based on the new appraisal and rents, though Asheville rents often limit how much leverage the ratio supports. Seasoning varies by program.

Common questions

Can I finance an Asheville duplex with a DSCR loan?

Yes. The loan qualifies on the combined rent of both units on long-term leases, with a $150,000 minimum and purchases up to 80% LTV, though many Asheville duplexes need lower leverage.

Can I rent the units short-term?

Generally not inside city limits in residential districts, where whole-unit short-term rentals are prohibited. Plan on long-term leases.

Why do Asheville duplexes need more down payment?

Prices are high relative to long-term rents, so a smaller loan is often needed for rent to cover the full payment at 1.0x.

Are converted Victorians financeable?

Yes, if the units are legal. The appraisal values the building as its legal use, so confirm the unit count with the city. Montford and Chestnut Hill buildings may also be in historic districts with exterior design review.

Does Helene damage affect the loan?

Repairs should be complete and documented, and insurance must be in place. Properties in flood zones may need flood coverage.

Can vacant units be counted?

Many programs use market rent from the appraisal for vacant units. In a tight market like Asheville, vacant units usually lease quickly once ready, but the appraiser's rent schedule is what counts at closing.

Can I live in one of the units?

No. Our investor loans are business-purpose loans on non-owner-occupied property, so every unit must be a rental.

What about a building with five to eight units?

Those fall under our 5-8 unit DSCR programs, where max LTV can be lower. Some of the larger converted homes near downtown fall in this range.
