The classic Cedar Rapids investment property is the up-and-down duplex: a two-story house with one unit per floor, often near downtown or the medical district, and often priced below a new single-family home.
In short: LendingStreet finances Cedar Rapids duplexes, triplexes and fourplexes with DSCR loans that qualify on combined rent from every unit, so there are no W-2s or tax returns. Loans start at $150,000 with no stated maximum, purchases go up to 80% LTV, cash-out refinances go up to 75% LTV, the standard minimum DSCR is 1.0x and the minimum credit score is 620. LLC borrowers are standard and 30-year terms are available.
Older neighborhoods close to downtown, including Wellington Heights, Oakhill Jackson, the Mound View area and parts of the northwest and southwest sides, have many houses built as or converted to up-and-down duplexes. Side-by-side ranch duplexes from the 1960s and 1970s are common on the west side and in Marion. Triplexes and fourplexes are less common but show up as converted large homes near Coe College and as small brick buildings near the old commercial corridors.
Post-flood rebuilding added newer duplexes and townhome-style units in Czech Village, Time Check and Kingston Village, some built to higher flood standards.
Cedar Rapids requires rental properties to be permitted and inspected through the city's rental housing program, and a multi-unit building must meet code for every unit. Check the permit status and inspection history before you buy, and confirm the zoning allows the current number of units. A converted house that has operated as a triplex for years still needs to be a legal use for the appraiser to count all three rents. Marion and Hiawatha have their own rental and zoning rules.
This example is illustrative and not a quote. An investor buys an up-and-down duplex in Wellington Heights for $235,000. Each unit rents for $950, so combined rent is $1,900. With 20% down, the loan is $188,000. Estimated principal and interest is about $1,282, taxes about $300 and insurance about $130, for a total of $1,712 and a DSCR of about 1.11x.
A converted triplex near Coe College at $330,000 with three units at $925 each, financed at 75% LTV, has a total payment of about $2,288 against $2,775 in rent, a DSCR of about 1.21x.
| Item | Wellington Heights duplex | Triplex near Coe |
|---|---|---|
| Price | $235,000 | $330,000 |
| Loan | $188,000 (80%) | $247,500 (75%) |
| Combined rent | $1,900 | $2,775 |
| Estimated principal and interest | $1,282 | $1,688 |
| Taxes | $300 | $410 |

Iowa property taxes take a larger share of rent than in many states, and on an affordable duplex they can rival the insurance and maintenance budgets combined. Taxes are paid a year in arrears, and a sale can trigger a higher assessment at the next Linn County reassessment. Budget on your purchase price, not the seller's current bill.
Iowa's residential rollback reduces taxable value by a percentage the state sets each year. Iowa also charges a transfer tax on deeds, paid by the seller in most transactions, so it rarely affects a buyer's cash to close.
Several older duplex neighborhoods sit near the Cedar River. Check the FEMA flood map and get a flood quote before you make an offer. Many homes got new roofs after the 2020 derecho, which helps, but older electrical, galvanized plumbing and shared basements are common in up-and-down duplexes. A good inspection matters more than the ratio here.
Ask specifically about shared systems. In many up-and-down duplexes, the basement, water heater or laundry is shared, and the owner pays water and sewer for both units. In Cedar Rapids, water and sewer charges can be a meaningful monthly cost, so get a year of bills and factor them into your own cash flow even though the DSCR ratio itself is based on rent, taxes, insurance and the loan payment.
Duplex tenants in Cedar Rapids include workers at Collins Aerospace and the city's food processing plants, hospital staff at St. Luke's and Mercy, and students and staff at Coe, Mount Mercy and Kirkwood. Units with off-street parking, in-unit laundry and separate utilities rent fastest, and garages are a real advantage through an Iowa winter. Underwriters will use your leases or the appraiser's market rent, whichever the program allows.
Near Coe College and Mount Mercy, leases may run on an academic calendar and turn over each summer. That is workable, but have signed leases for the coming year in hand when you apply, since a building with several units vacant in June can look weaker on paper than it really is.
Once you move to five to eight units, the property is still residential under our programs, but max LTV can be lower depending on the program. If you are building a group of duplexes instead, a blanket portfolio loan can combine five or more of them under one payment. Our Cedar Rapids 5-8 unit and blanket pages cover both paths.
Our investor loans are business-purpose loans on non-owner-occupied property, so you cannot live in one of the units. Send the address, price, rent for each unit, and the tax and insurance figures, and LendingStreet will run the numbers and send options. Call (877) 298-1001 or use the form below. The Iowa 2-4 unit page covers the rest of the state.
