DSCR Loans for 2-4 Unit Rentals in Chattanooga

Chattanooga's small multifamily stock is scattered rather than concentrated. You find brick fourplexes and converted bungalows in the older neighborhoods around downtown, newer duplexes in the suburbs, and very few blocks where two- to four-unit buildings dominate.

In short: LendingStreet finances Chattanooga duplexes, triplexes and fourplexes with DSCR loans that qualify on the combined rent of all units, with no W-2s or tax returns and LLC borrowers allowed. Loans start at $150,000, purchases go up to 80% LTV and cash-out refinances up to 75% LTV, and the standard minimum DSCR is 1.0x. Confirming the legal unit count with the city or county is one of the first steps on any Chattanooga 2-4 unit file.

What Chattanooga's 2-4 unit stock looks like

Close to downtown, Highland Park, Ferger Place, Glenwood, Avondale and parts of North Chattanooga have early 20th century houses, some of which were split into two or three units over the decades, plus scattered brick fourplexes and small apartment buildings. St. Elmo and Alton Park have similar older stock at the foot of Lookout Mountain.

Farther out, East Ridge, Brainerd and Hixson have mid-century duplexes, many single-story side-by-side layouts, and the growth areas of Ooltewah and East Brainerd have newer duplexes and townhome-style buildings. Each type rents differently and carries different repair risk.

Zoning and the legal unit count

Chattanooga regulates which residential zones allow two-family and multi-family buildings, and the city has updated its zoning code in recent years. A converted house marketed as a triplex may only be legal as a duplex, or may depend on an older approval. Appraisers and underwriters generally count legal units, so an unpermitted third unit may not count toward the rent.

Check the zoning on the city or Hamilton County parcel viewer, ask for any permits or certificates of occupancy for the conversion, and look for separate meters. If the property is in East Ridge, Red Bank or another municipality, that city's zoning applies instead.

Rents, taxes and insurance on small multifamily

Two- to four-unit buildings often deliver more rent per dollar of price than single-family homes in Chattanooga, but older buildings bring higher maintenance, shared systems and sometimes owner-paid utilities. Make sure the rent figure you underwrite is net of any utilities you cover.

Tennessee taxes residential property on a 25% assessment ratio, so taxes are moderate by national standards, but properties inside city limits pay both city and county levies. Insurance on an older brick fourplex can cost more than on a newer duplex, especially with original wiring or roofs near the end of their life.

Before you rely on the listing's rent figures, compare them with recent leases for similar units in the same neighborhood. Rents on a renovated North Chattanooga duplex and an unrenovated East Ridge duplex can differ widely, and the appraiser will set market rent from local comparables, not the seller's pro forma.

Worked example: a brick fourplex near Highland Park

This example is illustrative and not a quote. An investor buys an older brick fourplex for $560,000. Each of the four units rents for $1,175, for $4,700 a month combined.

At 80% LTV the loan is $448,000. Estimated principal and interest on a 30-year term is about $3,094. Taxes are budgeted at $520 and insurance at $265, for a total payment of about $3,879. DSCR is about 1.21x, comfortably above 1.0x.

How we count rent on a multi-unit building

We qualify on the combined rent of all legal units. For occupied units, current leases are where we start; for vacant units, the appraiser's market rent estimate is used. If one unit is far below market because of a long-term tenant, the ratio is usually based on the actual lease, so plan your leverage accordingly.

If you are buying a building with units that need work before they can be rented, a bridge loan can fund the purchase and renovation first, with a DSCR refinance once the units are leased.

Duplex, triplex or fourplex: what changes

The DSCR basics are the same for all three. What changes is the property: a triplex or fourplex has more shared systems, a larger insurance policy and more weight on any single vacancy. Duplexes are the most common 2-4 unit type around Chattanooga and the easiest to compare against nearby sales.

Five to eight units

Buildings with 5 to 8 units are still residential for our DSCR programs, though maximum LTV can be lower and the review more detailed, varying by program. Chattanooga has a limited supply of these small apartment buildings, mostly in the older neighborhoods. See our Chattanooga 5-8 unit DSCR page for details. Nine or more units moves into commercial multifamily financing.

Landlord rules in Hamilton County

Tennessee does not allow local rent control, so Chattanooga landlords set rents by the market. The state's Uniform Residential Landlord and Tenant Act applies in the larger counties, including Hamilton County, and it sets rules for security deposits, notices and entry. Review it, or have a property manager who knows it, before you take over existing tenants.

When you buy an occupied building, ask for estoppel letters or tenant certifications confirming rent, deposit and lease end date for each unit. Those documents help support the rent we use in the ratio and avoid surprises after closing.

Common questions

Can I finance a Chattanooga duplex with a DSCR loan?

Yes. We qualify on the combined rent of both units, with no W-2s or tax returns.

What if the third unit was never permitted?

Unpermitted units often do not count toward the rent. We generally underwrite the legal unit count, so confirm permits and zoning first.

How much can I borrow on a fourplex purchase?

Up to 80% LTV on a purchase, subject to the property clearing the program's DSCR requirement. Loans start at $150,000.

Do you finance a fourplex I plan to live in?

No. Our investor loans are business-purpose loans on non-owner-occupied property.

How are Chattanooga property taxes calculated?

Tennessee uses a 25% assessment ratio for residential property, and parcels inside the city pay both city and Hamilton County taxes. Use the actual tax record.

Can I use a 2-4 unit building in a blanket loan?

Yes. Duplexes, triplexes and fourplexes can be part of a blanket portfolio loan with five or more properties.

What about buildings with 5 to 8 units?

They are still residential for our DSCR programs, with leverage that varies by program. Nine or more units is commercial.
