Chattanooga rentals often sit inside one of several taxing jurisdictions at once: Hamilton County plus the City of Chattanooga, East Ridge, Red Bank or Collegedale. Which side of a city line a house sits on can change the DSCR more than a small change in rent.
In short: LendingStreet finances Chattanooga-area rentals of 1 to 8 units with DSCR loans that qualify on the property's rent instead of your W-2s or tax returns. Loans start at $150,000 with no stated maximum, purchases go up to 80% LTV and cash-out refinances up to 75% LTV, with a 1.0x standard minimum DSCR and a 620 minimum credit score. LLC borrowers are standard and 30-year terms are available.
The debt service coverage ratio compares the monthly rent to the full monthly payment: principal and interest, property taxes, insurance and any HOA dues. A ratio of 1.0x means the rent covers the payment exactly. We underwrite to the property, so a self-employed investor or someone with heavy write-offs qualifies on the same footing as a salaried buyer.
Most Chattanooga rentals are long-term leases on single-family homes, duplexes and small brick multifamily. Market rent is set by the appraiser's rent schedule, or by an existing lease when one is in place. Programs below 1.0x exist for files that come up a little short; see our sub-1.0 DSCR page.
Close-in neighborhoods such as Highland Park, Ridgedale, Glenwood, East Lake, Avondale and St. Elmo have older bungalows and Craftsman homes, many of them renovated, that rent to hospital, university and downtown workers. North Chattanooga and the North Shore are pricier and lean toward smaller, higher-rent units.
Outside the core, Red Bank, East Ridge, Hixson, East Brainerd and Ooltewah offer 1950s through 1990s ranch homes and newer subdivisions. Investors buying near the Volkswagen plant and the Enterprise South industrial area tend to look at Ooltewah and Harrison. Across the state line, Rossville, Fort Oglethorpe and Ringgold are part of the metro but follow Georgia rules, so we treat them as Georgia files.
Tennessee assesses residential property at a 25% assessment ratio of appraised value, then applies the county rate plus a city rate if the home is inside a municipality. A house in unincorporated Hamilton County pays only the county levy, while a house inside Chattanooga, Red Bank or East Ridge pays both. Hamilton County reappraises on a multi-year cycle, so values on the tax record can jump in a reappraisal year.
Pull the trustee and assessor records for the exact parcel and use the full combined bill in your numbers. Tennessee has no homestead exemption that would come off at sale the way it does in some states, but a recent reappraisal can still make the seller's old bill misleading.
This example is illustrative and not a quote. An investor buys a three-bedroom brick ranch in East Ridge for $285,000 that leases for $2,050 a month. Taxes, including the East Ridge city levy, are budgeted at $255 a month and insurance at $125.
At 80% LTV the loan is $228,000 and estimated principal and interest on a 30-year term is about $1,575, for a total payment of about $1,955 and a DSCR of about 1.05x. At 75% LTV the loan drops to $213,750, the payment to about $1,856, and the DSCR rises to about 1.10x.
| Item | 80% LTV | 75% LTV |
|---|---|---|
| Loan amount | $228,000 | $213,750 |
| Estimated principal and interest | $1,575 | $1,476 |
| Taxes and insurance | $380 | $380 |
| Total monthly payment | $1,955 | $1,856 |
| DSCR at $2,050 rent | About 1.05x | About 1.10x |
Chattanooga draws steady tourism to the riverfront, the Southside and Lookout Mountain, and many investors ask about nightly rentals. The city requires a short-term vacation rental permit and limits non-owner-occupied rentals in many residential zones, while allowing them more broadly in some downtown and mixed-use districts. Surrounding cities and unincorporated Hamilton County have their own rules, and HOAs can ban rentals under 30 days.
Our STR DSCR programs can qualify on projected short-term revenue on some programs, but only when the property can legally operate. Confirm zoning and permit eligibility with the city or county before you sign a contract.
Much of Chattanooga is fine for standard landlord coverage, but parcels along the Tennessee River, South Chickamauga Creek and other creeks can fall in mapped flood zones where flood insurance is generally required. Older homes on Missionary Ridge and in the hillside neighborhoods may have retaining walls, foundation movement or drainage issues that an inspector should look at.
Get the flood determination and a real insurance quote before your due diligence period ends. Those two numbers move the DSCR on lower-priced Chattanooga homes more than people expect.
Duplexes, triplexes and fourplexes qualify on the combined rent of all units, and Chattanooga has plenty of them in older neighborhoods and near UTC. Brick five- to eight-unit buildings also turn up in Highland Park, North Chattanooga and the Fort Wood area; those use the same DSCR approach, though max LTV can be lower and varies by program. Nine or more units is commercial financing, covered on our multifamily loans page.
A clean file moves faster. These are the items the team asks for first.
Our investor loans are business-purpose loans on non-owner-occupied property. Send the address, price, rent and the leverage you want through the form below or call (877) 298-1001, and the team will run the ratio at a couple of loan amounts. For statewide context, see our Tennessee DSCR loans page.
Yes. The loan qualifies on the property's rent compared with the full monthly payment. We do not use W-2s or tax returns to qualify, and the minimum credit score is 620.
The standard minimum is 1.0x, meaning rent covers principal, interest, taxes, insurance and any HOA dues. Some programs allow lower ratios with adjustments to leverage or pricing.
Yes, because homes inside a city pay a city property tax on top of the Hamilton County tax. That higher bill lowers the DSCR, so use the full combined amount.
Those towns are in the Chattanooga metro but in Georgia. We can finance them, but taxes, closing costs and local rules follow Georgia, so we treat them as Georgia files.
On some programs we can use projected short-term revenue, but only if the property is eligible for a short-term rental permit under city or county rules. Many residential zones in Chattanooga limit non-owner-occupied STRs.
Timing depends on the appraisal, title and insurance. A complete file with a signed contract, lease or rent estimate and insurance quote moves fastest.
