DSCR Loans for Cleveland Doubles, Triplexes and Fourplexes

In Cleveland, a duplex is usually called a double: a two-and-a-half-story house with one unit on each floor, front and back porches stacked on top of each other and a shared basement. Thousands of them line the streets of Lakewood, Old Brooklyn, Detroit-Shoreway, Collinwood and Slavic Village.

In short: LendingStreet finances Cleveland 2-4 unit rentals with DSCR loans that qualify on the combined rent of all legal units, with no W-2s or tax returns needed and LLC borrowers standard. Loans start at $150,000, purchases go up to 80% LTV and cash-out refinances up to 75% LTV, with a 1.0x standard minimum DSCR. Because many Cleveland doubles sell for less than $150,000, investors often finance higher-priced doubles individually and combine lower-priced ones in a blanket loan.

The Cleveland double and other small multifamily

Up-and-down doubles were built in huge numbers in the early 1900s for factory and railroad workers, and they remain the most common 2-4 unit property in the region. Side-by-side doubles, three-unit conversions and brick fourplexes appear too, especially on the west side and in inner-ring suburbs.

Prices vary far more than the buildings do. A renovated Lakewood double near Madison or Detroit Avenue can sell for several times the price of a similar building on the east side, and rents follow a similar spread.

Confirming the legal unit count

Some doubles have a finished attic that has been rented as a third unit for years, and some single-family homes were split without permits. Cleveland and each suburb keep records of the legal use, and underwriters generally count only legal units. Check zoning and certificates of occupancy before relying on rent from an extra unit.

Look for separate furnaces, water heaters and electric meters for each unit. Shared systems are common in older doubles and can mean owner-paid utilities.

A shared water meter is especially common. In that case the owner usually pays the water and sewer bill, which reduces cash flow even though it is not part of the DSCR payment. Factor it in before you set your rents.

Registration, lead-safe and time-of-sale rules

Cleveland requires every rental to be registered, and units in buildings built before 1978 need lead-safe certification. A double means two units to certify. Lakewood, Cleveland Heights, Euclid and other suburbs have their own rental licensing and inspection programs, and several require time-of-sale inspections that can result in required repairs before or after closing.

Build those costs into your purchase. A failed inspection or missing certificate can delay a closing or a refinance.

Worked example: a Lakewood up-and-down double

This example is illustrative and not a quote. An investor buys an up-and-down double in Lakewood for $305,000. The first-floor unit rents for $1,350 and the second-floor unit for $1,300, for $2,650 a month combined.

At 80% LTV the loan is $244,000. Estimated principal and interest on a 30-year term is about $1,685. Taxes are budgeted at $560 a month and insurance at $175, for a total payment of about $2,420. DSCR is about 1.09x.

Taxes and insurance on older doubles

Ohio assesses residential property using a 35% assessment ratio, and Cuyahoga County's recent reappraisal raised many values. Effective tax bills in Lakewood and many inner-ring suburbs are high relative to price. Use the actual current bill, and check whether a renovated building has a tax abatement that will end.

Insurance on a 100-year-old double depends on its roof, wiring, plumbing and porches. Knob-and-tube wiring, old galvanized pipes or a sagging porch can raise premiums or limit coverage. An inspection before closing protects both your budget and your ratio.

Basement water is another common issue in Cleveland doubles. A wet basement may not stop a loan, but it can affect the appraisal and the insurance, and it often signals gutter, grading or foundation work to budget for.

When the building is under $150,000

Our DSCR loans start at $150,000. Many Cleveland doubles sell for less, so an individual loan may not fit. Options include buying a higher-priced double, combining several properties into a blanket portfolio loan, or using a bridge loan on a package and refinancing into a blanket loan once renovations are done.

Investors who already own several inexpensive doubles often reach the blanket loan threshold of five properties quickly. One loan can then cover doubles across Old Brooklyn, Collinwood and Slavic Village, qualified on their combined rent.

Triplexes, fourplexes and 5-8 units

Cleveland has fewer triplexes and fourplexes than doubles, but they appear in Lakewood, Detroit-Shoreway and Old Brooklyn. The DSCR basics are the same: combined rent of legal units against the full payment. Buildings with 5 to 8 units remain residential for our programs, though max LTV can be lower and the review more detailed, varying by program. See our Cleveland 5-8 unit DSCR page.

How we count rent on a double

We use current leases for occupied units and the appraiser's market rent for vacant units. Many Cleveland doubles have long-term tenants paying below market; in that case, the actual lease generally drives the ratio. Some tenants pay with housing assistance vouchers, and the lease amount is what we use.

If you are buying a double where one unit is vacant and needs work, a bridge loan can fund the purchase and renovation first, followed by a DSCR refinance once both units are leased and the property is registered and certified.

Common questions

What is a Cleveland double?

A two-family house with one unit on each floor, common throughout Cleveland and Lakewood. We finance doubles with DSCR loans based on the combined rent of both units.

Do both units need lead-safe certification?

In Cleveland, rental units in buildings built before 1978 need it. A double means two units to certify.

My double costs $120,000. Can I finance it?

Not on its own, since DSCR loans start at $150,000. Combining several properties in a blanket loan is a common solution.

Does an attic unit count?

Only if it is a legal unit. Confirm with the city or suburb before relying on that rent.

How much can I borrow?

Up to 80% LTV on a purchase and 75% on a cash-out refinance, subject to the 1.0x standard minimum DSCR.

Do you finance a double if I live upstairs?

No. Our investor loans are business-purpose loans on non-owner-occupied property.

What about time-of-sale inspections?

Several suburbs require them. Repairs may be required before or after closing, so review the report and any escrow terms.
