DSCR Loans for Duplexes, Triplexes and Fourplexes in Flint

Flint's older neighborhoods are full of two-family flats, one unit stacked over another, built for autoworkers' families in the city's boom years. The suburbs added side-by-side duplexes and small fourplexes later. Both can cash flow well here, as long as the loan size and the Michigan tax bill are planned correctly.

In short: LendingStreet finances Flint-area duplexes, triplexes and fourplexes with DSCR loans that qualify on the combined rent of all units, with no W-2s or tax returns. Loans start at $150,000 with no stated maximum, purchases go up to 80% LTV, cash-out goes up to 75% LTV, the standard minimum DSCR is 1.0x and the minimum credit score is 620. Because many Flint duplexes sell below $190,000, the loan minimum matters, and we will tell you plainly when a property is too small to finance by itself.

Flint's small multifamily stock

Inside the city, two-family flats and converted houses are common in College Cultural, Mott Park, Carriage Town and the neighborhoods around downtown and the University of Michigan-Flint and Kettering University campuses. Many date from the 1910s through the 1940s, with separate entrances and sometimes separate utilities.

Burton, Flint Township and Swartz Creek have side-by-side duplexes and small fourplexes from the 1960s and 1970s, often brick, on streets near Dort Highway, Miller Road and Corunna Road. Grand Blanc and Fenton have fewer but newer 2-4 unit buildings that lease at higher rents. Davison, Clio and Flushing have scattered duplexes as well, often on quieter residential streets.

The $150,000 minimum and Flint prices

Our DSCR loans start at $150,000. A Flint duplex priced at $175,000, financed at 80% LTV, needs a loan of about $140,000, below the minimum. Triplexes and fourplexes, and better suburban duplexes, usually clear it. For lower-priced duplexes, investors either buy with cash and later combine several properties into a blanket portfolio loan, or focus on larger buildings.

Worked examples: a Burton fourplex and a Flint Township triplex

This example is illustrative and not a quote. An investor buys a brick fourplex in Burton for $260,000. Each unit rents for $850, or $3,400 combined. At 75% LTV the loan is $195,000. Estimated principal and interest is about $1,330. Taxes at the non-homestead rate on an uncapped taxable value are about $650 a month, and insurance is $230, for a total of about $2,210. DSCR is about 1.54x.

Another investor buys a Flint Township triplex for $225,000. Each unit rents for $900, or $2,700 combined. At 75% LTV the loan is $168,750, just above the minimum. Estimated principal and interest is about $1,151, taxes are about $562 and insurance is $200, for a total of about $1,913. DSCR is about 1.41x. Low prices give Flint buildings strong ratios even with high Michigan taxes.

Michigan taxes on 2-4 unit rentals

Taxable value in Michigan is capped while one owner holds a property, then uncaps after a sale and resets toward half of market value. Rentals do not get the principal residence exemption, so they also pay the extra school operating millage. On a 2-4 unit purchase, that often means the new bill is much higher than the seller's. Budget taxes on the non-homestead millage for the exact city or township.

Closing costs include Michigan's state and county real estate transfer taxes, usually paid by the seller, plus title, recording and an appraisal with a rent schedule.

City rules: registration, inspections and water lines

The City of Flint has a rental registration and inspection program, and older two-family flats will need to meet city standards. Confirm registration status before you buy and budget for any repairs an inspection requires. Also check whether the water service line was replaced under the city's replacement program.

Burton, Flint Township and other suburbs have their own codes. Confirm that the building is legal at its current unit count, especially for a converted house.

Condition and insurance on older buildings

Most Flint-area 2-4 unit buildings are 50 to 110 years old. Check roofs, chimneys, furnaces, electrical service, plumbing and basements. Two-family flats sometimes share a basement or a heating system, which affects who pays for utilities and how insurers view the building. A newer roof and updated electrical can make a meaningful difference in the premium and in the appraisal.

Rents and tenants

Flint rents are low in dollar terms but high relative to prices, which is why investors are drawn here. Tenants include hospital and plant workers, university students and staff, and local families. Leases and the appraiser's market rent estimate support the income. Buildings near the universities and in Burton and Flint Township tend to lease most steadily.

Utility setup matters in older buildings. A two-family flat with separate gas and electric meters lets each tenant pay their own heat, while a shared furnace leaves the owner with a large winter bill. The DSCR ratio does not include utilities, but your cash flow does, so ask the seller for a year of utility bills.

Next steps: 5-8 units and portfolios

Investors who outgrow fourplexes can move to 5-8 unit buildings, which still fall under our residential DSCR programs; see our Flint 5-8 unit DSCR loans page. If you own several lower-priced duplexes, a blanket portfolio loan can finance them together even when each one is below the per-loan minimum.

Common questions

Can I finance a $160,000 Flint duplex?

At 80% LTV the loan would be below our $150,000 minimum. A larger property, or several properties combined in a blanket loan, usually works better.

How is a Flint fourplex qualified?

On the combined rent of all units compared with the full payment, including taxes and insurance. No W-2s or tax returns are needed.

Why will my taxes go up after I buy?

Michigan uncaps taxable value after a sale, and rentals pay non-homestead millage, so the buyer's bill is usually higher than the seller's.

Does the City of Flint require rental registration?

Yes, the city has a rental registration and inspection program. Confirm current requirements for your address.

Are two-family flats financed like duplexes?

Yes. A two-family flat is a 2-unit property and qualifies on the combined rent of both units.

Can I pull cash out of a fourplex I own?

Yes. Cash-out goes up to 75% LTV, as long as the rent covers the new payment and the loan meets the minimum.

Can I live in the upper flat and rent the lower?

No. Our investor loans are business-purpose loans on non-owner-occupied property, so every unit must be rented.
