Georgia's 2-4 unit market stretches from Atlanta's in-town duplexes to historic Savannah conversions and military rentals near Augusta and Columbus. DSCR loans let investors qualify on rent in all of them.
In short: You can finance a Georgia duplex, triplex or fourplex with a LendingStreet DSCR loan that qualifies on the building's combined rent, with no tax returns. Loans start at $150,000 with no stated maximum, leverage goes up to 80% LTV on purchases and 75% on cash-out, and the standard minimum is a 1.0x ratio with 620 credit. Georgia's intangible recording tax on new loans and the loss of the seller's homestead exemption are the two items most investors underestimate.
In Atlanta, duplexes and small fourplexes are common in Kirkwood, Grant Park, Ormewood Park, Reynoldstown, the West End and Adair Park, and Decatur and Avondale Estates have older two-family homes. Many in-town lots also have newer side-by-side duplexes.
Savannah's historic district, Starland and Thomas Square have houses converted to two or three units. Augusta (near Fort Gordon), Columbus (near Fort Benning) and Warner Robins (near Robins Air Force Base) offer military tenant demand, and Athens has duplexes near the University of Georgia.
Metro Atlanta's suburbs, including Clayton, Henry and Douglas counties, also have newer side-by-side duplexes at lower prices than in-town neighborhoods, with tenants drawn by the airport and logistics jobs.
| Area | Typical 2-4 unit stock | What to check |
|---|---|---|
| Atlanta in-town | Older duplexes and new side-by-sides | Rising assessments; city vs county taxes |
| Savannah | Historic conversions with 2-3 units | Historic district rules; wind and flood |
| Augusta, Columbus, Warner Robins | Duplexes near military bases | Deployment cycles; steady demand |
| Athens | Student duplexes near UGA | Occupancy rules; summer vacancy |
Every unit's rent counts. The underwriter adds up the leases or market rents for all units, then divides by the monthly payment: principal and interest plus taxes, insurance and any association dues. If the result is at least 1.0x, the building meets the standard minimum; sub-1.0 programs exist for files that fall short.
Your personal income is not part of the calculation. Instead of W-2s and tax returns, the file rests on the rent roll, the appraisal, a 620 or higher credit score, reserves and, if you use one, your LLC documents.
Because the payment drives the ratio, small cost changes matter. A Georgia building that clears 1.0x on the seller's tax bill and an old insurance renewal can fall short once the bill is reassessed and a new policy is written, so price both before you commit.
Georgia assesses property at a 40% assessment ratio, and local millage is applied to that figure. Homestead exemptions, which can be generous in some counties, apply only to owner-occupants. When you buy from an owner-occupant, those exemptions come off, and the next bill can be noticeably higher.
Georgia charges a transfer tax on deeds and an intangible recording tax on new long-term loans, which is a buyer cost on a financed purchase. Ask your closing attorney for both numbers, since Georgia closings are handled by attorneys.
DeKalb, Fulton, Cobb and Gwinnett each set their own millage, and cities such as Atlanta and Decatur add their own, so the same price can carry very different tax bills a few miles apart.
This example is illustrative and not a quote. An investor buys a duplex in southwest Atlanta for $420,000. Rent is $1,700 per unit, or $3,400 a month across both units. Taxes are budgeted without the seller's homestead exemption.
At 80% LTV, the loan is $336,000, estimated principal and interest is about $2,235, taxes are $417 a month and insurance is $200, for a total payment of about $2,852 and a DSCR of about 1.19x. The duplex clears 1.0x. The intangible recording tax on the new loan is part of closing costs, not the payment.
| Item | Amount |
|---|---|
| Purchase price | $420,000 |
| Combined monthly rent | $3,400 |
| Loan amount (80% LTV) | $336,000 |
| Estimated principal and interest | $2,235 |
| Property taxes (monthly) | $417 |
| Insurance (monthly) | $200 |
| Total monthly payment | $2,852 |
| DSCR | About 1.19x |
Coastal Georgia, including Savannah and Brunswick, faces hurricane wind and flood risk, with wind deductibles on many policies. Inland, tornadoes and severe storms are the main concern. Older Atlanta homes may need updated electrical or plumbing to insure well. Get a full quote with deductibles listed.
Many in-town Atlanta duplexes are 70 to 100 years old, so the roof, electrical panel and sewer line are common inspection items.
Georgia law preempts local rent control, and statewide landlord-tenant rules are fairly light, though a 2024 law added habitability standards and limits on security deposits. Some cities, including parts of metro Atlanta, require rental registration or inspection programs.
In Atlanta, rising assessments have been a bigger factor for investors than rent rules, so budget taxes on current market value.
Two to four units are residential for DSCR purposes, and the same core terms apply: loans from $150,000 with no stated maximum, up to 80% LTV on a purchase and up to 75% on a cash-out refinance. Each added unit spreads vacancy risk, since one empty unit hurts a fourplex less than a duplex.
Buildings with five to eight units are still residential but are often underwritten with more review, and max LTV can be lower; terms vary by program. Nine or more units are commercial and fall under our multifamily programs.

It is a tax on new long-term loans, paid at closing when the security deed is recorded. Your closing attorney will include it in the settlement figures.
Usually yes. Investors lose the seller's homestead exemption, and Fulton and DeKalb assessments have risen. Budget on market value without exemptions.
Yes. Military tenant demand supports rents in Augusta and Columbus, and we qualify on combined rent.
Yes, when each unit is legally permitted. Historic district rules can affect exterior work, so factor that into any renovation plans.
No. Our investor loans are business-purpose loans on non-owner-occupied property, and every unit must be a rental.
Yes. Cash-out goes up to 75% LTV, and the rent has to cover the new, larger payment at the program minimum. Seasoning varies by program.
No. The ratio is built from the property's rent and payment. Credit of 620 or higher, reserves and entity documents for an LLC are the main borrower items.
The vacant unit is usually counted at the appraiser's market rent, though some programs adjust for vacancy. A signed lease on that unit before closing can make the file stronger.
