Greenville has more small multi-unit rentals than its size suggests. Decades of ECU enrollment growth filled the blocks around campus with side-by-side duplexes, and later waves of building added quadplexes and small apartment clusters near the medical district.
In short: LendingStreet finances Greenville, NC duplexes, triplexes and fourplexes with DSCR loans that qualify on the combined rent of every unit, with no W-2s or tax returns. Loans start at $150,000, purchases go up to 80% LTV, cash-out goes up to 75% LTV, the standard minimum DSCR is 1.0x and the minimum credit score is 620. LLC borrowers are standard.
The densest pocket is the student belt: the College View and University neighborhoods, the streets off 5th and 10th Streets near main campus, and the Charles Boulevard corridor toward the athletics complex. Expect 1970s and 1980s brick and vinyl side-by-side duplexes, a few converted older houses near Uptown, and two-story fourplexes.
West of downtown, near ECU Health Medical Center and the Brody School of Medicine, small multi-unit buildings rent to residents, nurses and hospital staff. Winterville and Ayden add some newer duplexes on 12-month leases.
Prices for small multi-unit buildings in Greenville have generally run lower than in the Triangle or Wilmington, while student and medical demand keeps rents steady. That combination is why investors from Raleigh and out of state buy here, and why the combined-rent math on a duplex often works at normal leverage.
A duplex or fourplex has to be a legal use in its zoning district, or a documented legal nonconforming use. Ask for the zoning classification and, for older buildings, any record showing the unit count was approved. Appraisers note when a building appears to have more units than the zoning allows, and that can stop a loan.
Greenville also caps the number of unrelated occupants per dwelling unit in some residential districts. For a duplex leased to students by the bedroom, that cap sets how many tenants each side can legally hold, which in turn limits the rent you can count.
Converted older houses near Uptown and the Tar River can be the hardest files. Some were split into apartments decades ago without clear permits. If the city has no record of the extra units, plan to document them or to finance the building at the approved unit count.
This example is illustrative and not a quote. An investor buys a side-by-side duplex near campus for $262,000. Each side rents for $1,075, so combined rent is $2,150 a month. Taxes are about $185 and insurance $125 a month.
At 75% LTV the loan is $196,500. Estimated principal and interest is about $1,340, the total payment is about $1,650 and the DSCR is about 1.30x.
| Item | ECU-area duplex | Medical district fourplex |
|---|---|---|
| Purchase price | $262,000 | $455,000 |
| Combined monthly rent | $2,150 | $3,800 |
| Loan at 75% LTV | $196,500 | $341,250 |
| Estimated principal and interest | $1,340 | $2,328 |
| Taxes and insurance | $310 | $550 |
| Total monthly payment | $1,650 | $2,878 |
| DSCR | 1.30x | 1.32x |
The second column above shows a fourplex bought for $455,000 with four units at $950 each. The loan at 75% LTV is $341,250, the total payment is about $2,878 and the DSCR is about 1.32x. Fourplexes leased to hospital staff on 12-month terms tend to turn over less in summer than student units, which is worth weighing against the higher price.
Both properties clear the 1.0x standard minimum at 75% LTV. At 80% LTV the loan grows and the ratio tightens, so run both levels before you make an offer, and keep the rent figures tied to signed leases or a realistic market estimate.
Student duplexes usually lease August to July, and an unleased unit in June can sit empty until fall. Lenders use the lease in place or a market rent from the appraisal, whichever the program allows, so a vacancy at closing can lower the qualifying rent. Time a purchase or refinance so the leases are signed.
Investors who lease to graduate students, medical residents and hospital staff often see longer stays and less summer vacancy than those who rent purely to undergraduates. Either can qualify; what matters is documenting the rent each unit actually brings in, along with any utilities you pay that affect the rent you can charge.
Inside city limits you pay both Greenville and Pitt County property tax, and North Carolina counties revalue at least every eight years, so a new valuation can lift the bill. Some neighborhoods near the Tar River and Green Mill Run sit in mapped flood zones, where flood insurance is generally required and counts in the payment.
Small apartment buildings with five to eight units are still residential for our DSCR programs, but maximum LTV can be lower and varies by program. See our Greenville 5-8 unit page for those buildings. Buildings with nine or more units are commercial.
If you own several Greenville duplexes, a blanket portfolio loan can put five or more of them under one loan and one payment, qualified on the combined rent of the whole group.
Send the address, purchase price or current balance, unit mix and current leases through the form below. We will run the combined-rent DSCR at a few loan amounts and come back with options.
For a refinance, include the current mortgage statement and a list of any recent work, such as roofs, HVAC or unit turns. For a purchase, include the seller's rent roll and the inspection report if you have it. The more complete the file, the faster you get a firm answer.
Yes. The loan qualifies on the combined rent of both units, with no W-2s or tax returns.
Yes, if they are documented and the occupancy fits the city's limits on unrelated occupants for that district.
Up to 80% on a purchase and up to 75% on a cash-out refinance, with the rent still needing to clear the program minimum.
The lender may use market rent from the appraisal on some programs, but a vacancy can lower the qualifying rent. Signed leases help.
Loans start at $150,000. Lower-priced duplexes may fall under that; combining several properties in a blanket loan is one option.
