DSCR Loans for Jackson Duplexes, Triplexes and Fourplexes

Small multifamily in the Jackson metro ranges from 1920s houses split into apartments in Belhaven to plain brick fourplexes in Clinton and Pearl. Prices are low by national standards, which helps the ratio and creates a different problem: the loan amount may be too small.

In short: LendingStreet finances Jackson-area 2-4 unit rentals with DSCR loans that qualify on the combined rent of all units, with no W-2s or tax returns and LLC borrowers standard. Loans start at $150,000, purchases go up to 80% LTV, cash-out goes up to 75% LTV, the standard minimum DSCR is 1.0x and the minimum credit score is 620. Many Jackson duplexes sell for less than that minimum supports, so check the loan amount first.

Jackson's 2-4 unit housing stock

In Jackson's older neighborhoods, Belhaven, Fondren and the blocks around Millsaps College, many duplexes and triplexes are early 1900s houses converted into apartments, popular with students, young professionals and UMMC staff. North Jackson has mid-century duplexes and small brick buildings, and areas near Jackson State University have student-oriented rentals.

In the suburbs, Clinton has duplexes and fourplexes near Mississippi College, and Pearl, Brandon and Ridgeland have 1970s and 1980s brick fourplexes and newer duplexes.

Zoning and legal units

Before buying, confirm with the City of Jackson's planning and zoning office, or the suburb's, that the property's zoning allows the number of units it has and that any conversion was permitted. Ask the seller for permit records and any certificates of occupancy for the individual units. A house divided without approval may be appraised as a single-family home, which lowers both value and the rent used in the ratio. Historic district rules in Belhaven and other districts can also affect exterior changes, so check before planning new windows, porches or additions on a converted house.

Clearing the $150,000 minimum

A duplex bought for $175,000 at 75% LTV produces a loan of $131,250, below our $150,000 minimum. Even at 80% LTV, the loan would be $140,000. Many Jackson duplexes fall in this range.

Fourplexes and larger triplexes clear the minimum more easily, as do buildings in the suburbs. If you own several small buildings, combining five or more properties into a blanket portfolio loan is another route.

Run the loan amount before you spend money on inspections and appraisals. Knowing early whether a building clears the minimum on its own, or needs to be part of a larger loan, saves time and money.

Worked example: a Pearl fourplex

This example is illustrative and not a quote. An investor buys a 1980s brick fourplex in Pearl for $245,000. The four units rent for $850 each, $3,400 combined.

At 75% LTV the loan is $183,750, above the minimum. Estimated principal and interest is about $1,279. Taxes are budgeted at $388 a month at the non-homestead class and insurance at $260, for a total of about $1,927. DSCR is about 1.76x.

The ratio is strong because prices are low compared with rents. The bigger risks are older systems, vacancy and insurance costs, not the payment. Budget reserves for a roof or HVAC replacement on a building of this age, even though those costs do not appear in the DSCR calculation.

Rents and tenants

The ratio uses combined rent from every unit: signed leases where they exist and the appraiser's market rent estimate for vacant units on most programs. Near the colleges and UMMC, tenants include students, residents and staff, sometimes on academic-year leases. In Pearl, Brandon and Clinton, tenants are more often working families on 12-month leases, drawn by school districts and city services.

Rents differ a lot across the metro, so compare your building with other small multifamily nearby rather than with single-family homes.

Utilities affect what a building nets. Older converted houses often share a water meter, and inside the City of Jackson the owner may be dealing with water billing and service issues directly. Separately metered units with tenant-paid utilities are easier to underwrite and to manage, even though the DSCR calculation itself centers on rent, taxes, insurance and the loan payment.

Taxes and closing costs in Mississippi

Rentals in Mississippi are assessed at a 15% assessment ratio, compared with 10% for an owner-occupied homestead, and they do not get the homestead exemption. Millage rates vary across the City of Jackson and Hinds, Rankin and Madison counties. Check the county assessor's record and budget on the non-homestead class. Mississippi does not charge a real estate transfer tax.

Water, older buildings and insurance

Buildings inside the City of Jackson are on a water system that has been under a federally appointed third-party manager since 2022, while suburbs such as Pearl, Brandon and Ridgeland run their own. Confirm the provider and ask about service history. Older converted houses may have original wiring and plumbing that insurers question, and storm risk pushes up premiums across central Mississippi. Check flood maps near the Pearl River and local creeks.

Refinancing and five to eight units

Owners who bought older buildings with local bank loans or seller financing often refinance into a 30-year DSCR loan qualified on rent, especially when a balloon date is approaching. Investors who renovated units and raised rents can refinance once new leases are signed. Rate-and-term goes up to 80% LTV on some programs and cash-out up to 75% LTV, with seasoning that varies by program.

Buildings with five to eight units are still residential for our programs, though maximum LTV can be lower and varies by program; see our Jackson 5-8 unit page. Nine or more units is commercial.

Common questions

Can I get a DSCR loan on a Jackson duplex?

Yes, if the loan reaches the $150,000 minimum and the combined rent clears the program's DSCR minimum.

What if my duplex costs under $190,000?

The loan may fall below $150,000. A larger building, a suburban property or a blanket loan on five or more properties can help.

Will a converted Belhaven house count as multiple units?

Only if the conversion is legal under city zoning. Otherwise it may be appraised as a single-family home.

How are vacant units counted?

On most programs, the appraiser's market rent estimate is used for vacant units.

Why are rental taxes higher in Mississippi?

Rentals are assessed at a 15% assessment ratio, versus 10% for a homestead.

Does Mississippi have a transfer tax?

No. Mississippi does not charge a real estate transfer tax.

Can I live in one unit?

No. Our investor loans are business-purpose loans on non-owner-occupied property.

Do you finance six-unit buildings?

Yes. Five to eight units are residential for our programs, with leverage that varies by program.
