DSCR Loans for Macon Duplexes, Triplexes and Fourplexes

Small multifamily in Middle Georgia splits into two markets. In Macon's older neighborhoods, Victorian and early 1900s homes near Mercer and downtown have been divided into apartments. Twenty miles south in Warner Robins, rows of 1970s and 1980s fourplexes and duplexes house military families and contractors working at Robins Air Force Base.

In short: LendingStreet offers DSCR loans for 2 to 4 unit rentals in Macon, Warner Robins and the rest of Middle Georgia, qualified on the combined rent of all units with no W-2s or tax returns. Loans start at $150,000, purchases go up to 80% LTV, cash-out goes up to 75% LTV and the standard minimum DSCR is 1.0x. Strong rents relative to prices help many Middle Georgia fourplexes clear that minimum comfortably.

Middle Georgia's 2-4 unit stock

In Macon, conversions are concentrated in Intown Macon, Vineville, Beall's Hill near Mercer, Tattnall Square and parts of Pleasant Hill. Many are older homes split into two to four units, with high ceilings, porches and older systems. They rent to students, university and hospital staff, and downtown workers.

Warner Robins, Centerville and Byron have purpose-built duplexes and fourplexes, many from the 1970s and 1980s, plus some newer construction. They are plainer but easier to maintain, often with separate meters, and they rent to military families, civilian base employees and contractors.

Prices are moderate across both markets, so many Middle Georgia duplexes fall near the $150,000 loan minimum. Fourplexes and higher-priced conversions clear it easily.

Zoning, historic districts and unit counts

Macon-Bibb County's zoning code determines where two-family and multifamily uses are allowed. A converted house may be legal, legal nonconforming or over-converted, and only legal units count toward rent. Check zoning and permit history with the Macon-Bibb County Planning and Zoning Commission and compare the tax assessor record with the listing.

Much of central Macon sits in historic districts, where exterior changes need design review. That affects renovation plans and timing. In Warner Robins and Houston County, check with that city or county instead.

Two Middle Georgia examples

This example is illustrative and not a quote. The table compares a 1980s fourplex in Warner Robins with a converted duplex in Vineville. Property taxes are budgeted at about 1.1% of value a year, reflecting Georgia's 40% assessment ratio and local millage.

The Warner Robins fourplex at 75% LTV produces a DSCR of about 1.53x, helped by four rents and a moderate price. The Vineville duplex at 80% LTV comes in at about 1.24x. Both clear 1.0x with room for vacancy, which matters near the base where tenants move on orders.

Tenants and lease patterns

Near Robins Air Force Base, tenants are often military families and civilian employees. Leases commonly include a military clause allowing early termination for orders, and turnover peaks in summer when many assignments change. Near Mercer, leases follow the school year. Near downtown and the hospitals, tenants are medical staff and workers on standard leases.

The lender uses the lower of current lease rent and market rent for each unit, and vacant units are usually counted at market on a purchase.

Expect a short gap between tenants each summer near the base, and budget for it even when the ratio looks comfortable.

Taxes, closing costs and utilities

Georgia assesses property at a 40% assessment ratio, and homestead exemptions do not apply to rentals. Macon-Bibb and Houston County have different millage rates, so check the bill for the specific address.

Georgia closings use attorneys, and the state charges an intangible recording tax on long-term notes and a transfer tax on deeds. On older Macon conversions, the owner often pays water and sometimes gas; purpose-built fourplexes more often have separate meters. Ask for a year of utility bills.

Insurance and older buildings

Older Macon homes can be harder to insure if they have original wiring, older roofs or galvanized plumbing. Severe storms are the main weather risk across Middle Georgia, and some properties near creeks and the Ocmulgee River sit in flood zones.

Get an inspection and insurance quote early, especially on historic conversions.

Historic properties may also need specific materials for exterior repairs, which can raise both costs and insurance replacement values.

Bigger buildings and blanket loans

For 5 to 8 unit buildings, see /dscr-loans-5-8-units-macon-ga.html. Those are still residential for our programs, though max LTV can be lower. Buildings of 9 or more units are commercial.

If you own several duplexes and houses, a blanket loan may combine them, which helps in Macon where many properties fall below the individual loan minimum. See /blanket-portfolio-loans-macon-ga.html.

Send the address, unit count, rents and lease dates, and any tax and insurance figures through the form below, or call (877) 298-1001. We will run the combined rent against the payment and show you what leverage works.

Macon or Warner Robins: choosing a market

Macon's conversions offer character, proximity to Mercer and downtown and lower prices per building, but they often need more work and carry historic district review. Warner Robins offers simpler buildings and steady demand tied to Robins Air Force Base, with turnover that follows military assignment cycles.

Rents per unit are often similar between the two, so the difference comes down to purchase price, condition and how much management you want to take on. A fourplex in Warner Robins with separate meters is usually easier to run from a distance than a Victorian conversion in Intown Macon.

Talk to local property managers in both areas before you buy. They can tell you which streets lease fastest, which buildings have a history of problems and what rent is realistic after turnover.

Common questions

Can I buy a Warner Robins fourplex with a DSCR loan?

Yes. The loan qualifies on the combined rent of all four units, not your personal income.

Do military clauses in leases affect the loan?

No. Leases with military clauses are normal near Robins Air Force Base and count like other leases.

Will a converted Macon house count as a triplex?

Only if all three units are legal under zoning and permit records.

Does a historic district affect financing?

Not directly, but exterior renovation needs design review, which affects timing and cost.

What LTV can I get on a Macon duplex?

Purchases go up to 80% LTV on some programs. Leverage can be lower on some files and varies by program.

Can I refinance a fourplex I already own?

Yes. Cash-out goes up to 75% LTV, and seasoning varies by program.

Do I need to live in one unit?

No. Our investor loans are business-purpose loans on non-owner-occupied property.

Is Warner Robins covered by the same rules as Macon?

No. Warner Robins is in Houston County and has its own zoning, permits and tax rates. Macon-Bibb County rules apply only within Macon-Bibb.
