The up-and-down duplex is the signature rental of south Minneapolis: one unit per floor, separate entrances, often a shared basement and boiler. It is also one of the easiest ways for an investor to buy two rents with one loan.
In short: LendingStreet finances Minneapolis and St. Paul duplexes, triplexes and fourplexes with DSCR loans that qualify on the combined rent of all units, with no W-2s or tax returns and LLC borrowers allowed. Loans start at $150,000, purchases go up to 80% LTV and the standard minimum DSCR is 1.0x. Budget non-homestead taxes, city rental licensing and who pays heat before you set your offer.
Minneapolis and St. Paul built thousands of two-family homes in the early 1900s, especially along the old streetcar lines. Stacked up-and-down duplexes are common in Powderhorn, Corcoran, Longfellow, Seward, Standish, Kingfield and Northeast. Side-by-side duplexes and converted single-family homes show up in Whittier, Phillips and around the University of Minnesota.
Triplexes and fourplexes are less common but appear in Uptown, Whittier, Stevens Square and along commercial corridors such as Lake Street and Central Avenue, and in St. Paul's Frogtown, Midway and Payne-Phalen. Inner suburbs including Columbia Heights, Richfield and West St. Paul have postwar fourplexes and small apartment-style buildings.
Minneapolis drew national attention when its 2040 comprehensive plan moved to allow up to three units on lots once limited to single-family homes. The plan has faced litigation and the zoning code has been updated in stages, so confirm the current zoning and any pending changes for the parcel with the city before you buy or plan to add units.
For an existing building, the bigger question is usually whether the units are legal. Ask for the rental license, certificate of occupancy where required, and any permits for basement or attic units. An unpermitted unit may not count toward the rent used to size the loan.
Minneapolis requires a rental license for each rental property, and inspection frequency depends on the property's condition and complaint history. St. Paul has its own licensing and inspection programs, including certificate of occupancy inspections on some multi-unit buildings, and a rent stabilization ordinance that limits annual increases on many units, subject to exemptions.
Suburbs such as Richfield, Columbia Heights, Brooklyn Center and Bloomington run their own rental licensing. Factor license fees and inspection timelines into your closing plan.
This example is illustrative and not a quote. Investor A buys an up-and-down duplex in Powderhorn for $385,000, with each unit renting for $1,450. Investor B buys a fourplex in Hamline-Midway for $560,000, with four units at $1,250 each.
At 75% LTV, the duplex loan is $288,750 with estimated principal and interest of about $1,970. Adding $450 in taxes and $175 for insurance, the payment is about $2,595 and DSCR is about 1.12x. The fourplex loan at 75% is $420,000 with estimated principal and interest of about $2,865. With $640 in taxes and $260 for insurance, the payment is about $3,765 and DSCR is about 1.33x.

Many older Twin Cities duplexes and fourplexes have one boiler serving every unit, and the owner pays the gas bill. That cost is not part of the DSCR payment, but in a Minnesota winter it can take a meaningful bite out of cash flow. Separately metered units with individual furnaces usually rent with tenant-paid heat.
Ask for 12 months of utility bills before you close. Some investors budget to separate heating systems over time, which can make a building easier to manage and easier to refinance later.
Insurance follows the same pattern. Carriers look closely at roof age, boiler age, knob-and-tube or older wiring and the condition of shared stairways. Getting a quote before the inspection period ends keeps a surprise premium from changing your ratio at the last minute.
Residential rental property with 1 to 3 units and buildings with 4 or more units fall into different non-homestead classes. Both are taxed at higher class rates than a homestead, and Hennepin and Ramsey counties reassess annually. If the seller lived in one unit, the current bill may understate what you will pay.
Minnesota also charges a state deed tax on the transfer and a mortgage registry tax on new mortgages. Your title company can estimate both. Lead-based paint rules apply to most of this housing stock because so much of it was built before 1978.
Duplex and fourplex units in Minneapolis and St. Paul rent to a wide mix of tenants: hospital and university staff, downtown workers, students near the U of M and Hamline, and families looking for more space than a typical apartment. Units with in-unit laundry, off-street parking and updated kitchens command noticeably higher rents.
When a building has below-market leases, the loan is generally sized on the leases in place. If you plan to raise rents after turnover, a bridge loan followed by a DSCR refinance can be the cleaner path.
If you are looking at a 5-8 unit building in Uptown, Whittier or along a commercial corridor, it can still be financed with a residential DSCR loan, though maximum LTV can be lower and varies by program. See our page on 5-8 unit DSCR loans in Minneapolis. Buildings with 9 or more units fall under commercial financing.

It can limit how quickly you raise rents on many units, so underwrite the rents in place and the increases the ordinance allows.
Usually not. Rent from an unpermitted unit may be excluded when sizing the loan.
