DSCR Loans for Peoria Duplexes, Triplexes and Fourplexes

Peoria's small multifamily is a mix of big old houses on the bluffs carved into two, three or four apartments, and plain brick fourplexes built later on the north and south sides. Both can cash flow well here, but they underwrite differently, and the Illinois tax bill decides more files than the rent does.

In short: LendingStreet finances Peoria duplexes, triplexes and fourplexes with DSCR loans that qualify on the combined rent of all units, with no W-2s or tax returns. Loans start at $150,000, purchases go up to 80% LTV, the standard minimum DSCR is 1.0x and LLC borrowers are standard. Because many Peoria duplexes sell below what a $150,000 loan needs, triplexes, fourplexes and higher-priced buildings are often the cleanest fit.

Peoria small multifamily, building by building

Around Bradley University, the West Bluff and the High Wine and Uplands areas, many large late-1800s and early-1900s homes were divided into apartments decades ago. They have character and good rent demand from students, hospital staff and young professionals, but layouts, separate utilities and legal unit counts vary.

Purpose-built brick fourplexes and side-by-side duplexes are more common on the north side, in the Sheridan and University corridors and on the south side, as well as in East Peoria and Pekin. They tend to be simpler to appraise and insure. Buildings of five to eight units are covered on our Peoria 5-8 unit page.

Confirm the legal unit count

Before you rely on rent from every unit, confirm the building is zoned and approved for that many units. Peoria's older conversions sometimes include an attic or basement unit that was never permitted. An appraiser may give no value to an unapproved unit, and the lender will usually not count its rent.

Ask the City of Peoria's zoning and permitting staff, or the relevant village or county, for the approved use, and check that the building is registered under the city's rental registration program.

Worked example: a north-side fourplex

This example is illustrative and not a quote. An investor buys a brick fourplex on Peoria's north side for $260,000, with each unit renting for $760 a month, or $3,040 combined. At 75% LTV the loan is $195,000.

Estimated principal and interest on a 30-year loan is about $1,357. Property taxes are budgeted at $560 a month and insurance at $230, for a total payment of about $2,147. DSCR is about 1.42x, comfortably above the 1.0x standard minimum.

A Moss-Bradley triplex at $205,000 with three units at $800 works similarly: a loan of $153,750 at 75% LTV, a total payment near $1,710 and DSCR around 1.40x.

The $150,000 minimum in a low-price market

A Peoria duplex priced at $140,000 would need a loan of $112,000 even at 80% LTV, which is below the $150,000 minimum. That is common in this market. Options include buying a larger or renovated building, financing a triplex or fourplex instead, or grouping the duplex with four or more other rentals on a blanket portfolio loan.

Some investors buy low-priced buildings with cash or short-term financing, renovate them, then refinance once the value supports a larger loan. Others wait for a building that already rents well enough to justify a higher price. Either way, the minimum is a sizing question, not a reason to skip the Peoria market, where the rent-to-price relationship is often stronger than in larger metros.

Rents and who rents here

Tenants in Peoria small multifamily include hospital and clinic staff, Bradley students and faculty, Caterpillar and supplier employees and working families. Rents depend heavily on condition, utilities included and parking, so use signed leases or an appraiser's rent schedule specific to the building.

Because the loan qualifies on combined rent, a fourplex often clears 1.0x more easily than a single-family home at the same price. Four rent checks against one roof and one tax bill is the basic appeal. Student-heavy buildings near Bradley can turn over every year, so budget for summer vacancy and make-ready costs when you set your own expectations.

Illinois property tax and the 2-4 unit payment

Illinois relies heavily on property taxes. Outside Cook County, property is assessed at a one-third assessment ratio of fair market value, and many overlapping districts levy on the same parcel. Owner-occupant exemptions disappear when an investor buys, so the next bill can be noticeably higher than the seller's.

Use the county's tax history and a realistic estimate in your offer. If you buy in East Peoria or Pekin, check Tazewell County records rather than Peoria County.

Refinancing an existing Peoria 2-4 unit

If you already own a duplex, triplex or fourplex, a rate-and-term refinance can go up to 80% LTV on some programs, and a cash-out refinance up to 75% LTV. Seasoning requirements vary by program, and the rent at the new payment still needs to clear the program minimum.

A refinance is often how investors who renovated a bluff-area conversion pull their capital back out to buy the next building. Keep receipts, permits and new leases organized, since the appraised value after the work drives how much you can borrow, and the appraiser will compare your building with recent small multifamily sales nearby.

What to send for a Peoria duplex or fourplex quote

Send the address, price or value, unit count, current leases or expected rents, the tax bill and an insurance quote. The financing team will run the ratio at a few loan amounts and come back with options.

Our investor loans are business-purpose loans on non-owner-occupied property. Call (877) 298-1001 or use the form below to get a quote.

Common questions

Can I get a DSCR loan on a Peoria duplex?

Yes, if the loan amount reaches the $150,000 minimum and the combined rent clears the program's DSCR requirement. Many lower-priced Peoria duplexes fall below the minimum on their own.

Do all units have to be rented at closing?

Not always. A vacant unit can often be counted at market rent from the appraisal, though some programs want leases in place on a refinance.

Will you count an attic or basement apartment?

Only if it is a legal unit. Unapproved units usually get no value or rent credit, so confirm the approved unit count with the city first.

How are Peoria property taxes figured?

Outside Cook County, Illinois assesses at a one-third assessment ratio of fair market value, then applies the combined rates of every taxing district. Owner exemptions drop off when an investor buys.

Is a fourplex easier to qualify than a single-family home?

Often, because four rents carry one payment. The ratio still depends on taxes, insurance and the loan amount.

Can I finance a 6-unit building in Peoria?

Yes, 5-8 unit buildings are residential DSCR loans too, though max LTV can be lower. See our Peoria 5-8 unit page.

Do I need tax returns?

No. The loan qualifies on the property's rent, and LLC borrowers are standard.
