DSCR Loans for 2-4 Unit Rentals in Rochester, Minnesota

In Rochester, small multifamily usually means one of three things: an older house near downtown split into an upper and lower unit, a side-by-side twinhome on the northwest side, or a 1960s-1970s fourplex on the northeast or southeast side. Each rents to a different slice of Mayo Clinic's workforce.

In short: LendingStreet finances Rochester duplexes, triplexes and fourplexes with DSCR loans that qualify on the combined rent of all units, with no W-2s or tax returns and LLC borrowers standard. Loans start at $150,000 with no stated maximum, purchases go up to 80% LTV and cash-out up to 75% LTV. Minnesota's non-homestead property tax classification is the cost most often underestimated on a Rochester 2-4 unit purchase.

Rochester's small multifamily stock

Around downtown, Kutzky Park, Slatterly Park, Folwell and the Historic Southwest area have older houses converted into duplexes and triplexes, a short walk or shuttle ride from the Mayo campuses. Northeast and southeast Rochester have purpose-built fourplexes and small apartment buildings from the 1960s and 1970s, often with garages or surface lots.

Northwest Rochester and Cascade Lake have newer side-by-side twinhomes, sometimes sold as two separate parcels and sometimes as one duplex lot. Byron and Stewartville add a handful of duplexes for commuters.

Zoning and unit counts

Rochester's zoning code governs which districts allow two, three or four units. Many converted houses near downtown are legal duplexes or legal nonconforming uses, while others were converted without permits. Confirm the zoning and legal unit count with the city, and make sure each unit is covered by the rental license; lenders only count rent from legal units.

For twinhomes, check whether the property is one parcel with two units or two separate parcels. Two parcels may be financed separately or together in a blanket loan.

Rents, leases and medical-workforce demand

Units near the downtown and Saint Marys campuses rent to residents, fellows, nurses and staff, and some leases follow residency start dates in summer. Northeast and southeast fourplexes rent to a broader workforce with longer tenancies. Use signed leases for occupied units and market rent for vacant ones.

Residents and fellows often move on a fixed schedule, so units near the campuses can turn over in early summer. Showing a history of quick re-leasing at those dates helps the file, and so does a property manager who works with the medical community.

Parking is a real amenity near downtown, where street parking is limited and the city runs winter parking rules for snow plowing. Off-street spaces support rent and reduce tenant turnover.

Worked example: a Slatterly Park duplex and a northeast fourplex

This example is illustrative and not a quote. An up-and-down duplex in Slatterly Park costs $340,000 and rents for $1,300 and $1,350, or $2,650 combined. At 75% LTV the loan is $255,000. Estimated principal and interest is about $1,740; with non-homestead taxes of about $370 and insurance of $165, the payment is about $2,275 and DSCR is about 1.17x.

A northeast fourplex costs $560,000, with four units at $1,150 each, or $4,600 combined. At 80% LTV the loan is $448,000; with taxes of $600 and insurance of $255, the payment is about $3,911 and DSCR is about 1.18x.

Non-homestead taxes and closing costs

Minnesota taxes non-homestead residential property at a higher class rate than a homestead. If you buy a duplex from an owner who lived in one unit, part of the building may have been taxed as a homestead, and your bill will rise after the sale. Ask Olmsted County for a non-homestead estimate. Buildings with four or more units are generally classified as apartments.

Minnesota also charges a mortgage registry tax on the loan and a deed tax on the transfer; your title company will show both.

Older buildings and Minnesota winters

Converted houses near downtown often have older boilers or shared furnaces, original windows and electrical service that was upgraded piecemeal. Fourplexes from the 1970s may have flat or low-slope roofs and original plumbing. Winter is hard on all of it, and ice dams are a common insurance claim.

Owner-paid utilities and real cash flow

In many older Rochester duplexes and fourplexes the owner pays water, sewer, trash and sometimes heat. Those costs do not enter the DSCR formula, but in a Minnesota winter, owner-paid heat can be a large monthly expense. Factor it into your offer even when the ratio looks comfortable.

Converting a building to separate heat and electric meters can shift those costs to tenants, but it requires permits and up-front spending. If you plan it, include the cost in your budget and confirm what the utility requires before closing.

Five to eight units and renovation first

Small buildings of five to eight units in northeast and southeast Rochester are still residential for our programs, with max LTV that varies by program. If a building has vacancies or deferred maintenance, a bridge or fix and flip loan can fund the work before a DSCR refinance.

Common questions

Can I buy a Rochester duplex with a DSCR loan?

Yes. The loan qualifies on combined rent from both units, up to 80% LTV on a purchase, with a 1.0x standard minimum DSCR.

Why will my taxes be higher than the seller's?

If the seller lived in the building, part of it may have been taxed as a homestead. As a non-homestead rental, the class rate is higher.

Are twinhomes financed as duplexes?

If they are one parcel with two units, yes. Two separate parcels can be financed individually or together in a blanket loan.

Do I need a rental license?

Rochester requires rental properties to be licensed and inspected. Make sure the license covers every unit, since an unlicensed unit can raise questions about the legal unit count and the rent a lender will use.

Do residency-cycle leases work?

Yes, if they are standard residential leases. Show rent covering the full year, and if units turn over each summer when residencies start, a record of fast re-leasing helps.

What closing taxes apply in Minnesota?

A mortgage registry tax on the loan and a deed tax on the transfer. Your title company will show exact amounts on the settlement statement.

Can I live in one unit?

No. We only lend on non-owner-occupied investment property.

Can I finance a 6-unit building?

Yes. Five to eight units are residential for our programs; max LTV varies by program.
