Small multifamily around Sarasota is mostly older and mostly low-rise: concrete-block duplexes from the 1950s through 1970s, quadplexes on side streets near downtown Bradenton, and a scattering of newer side-by-side duplexes built on infill lots. They rent to year-round workers rather than tourists, which makes their income steadier than the vacation homes a few miles west.
In short: LendingStreet offers DSCR loans for duplexes, triplexes and fourplexes in Sarasota, Bradenton, Venice and North Port that qualify on the combined rent of all units, with no W-2s or tax returns and LLC borrowers standard. Loans start at $150,000 with no stated maximum, and purchases go up to 80% LTV on some programs. In this market, flood zone, roof age and insurance cost decide leverage as much as rent does, and most buildings clear 1.0x somewhere around 65% to 75% LTV.
In the city of Sarasota, duplexes and small buildings cluster in Gillespie Park, Park East, Laurel Park's edges, Alta Vista and the Newtown area, plus older streets north of Fruitville Road. In Bradenton, downtown-adjacent neighborhoods, Bayshore Gardens and areas along Manatee Avenue and 14th Street have quadplexes and duplexes in concrete-block construction.
Venice has older duplexes on and near the island and in South Venice, and North Port has a growing number of newer side-by-side duplexes built for rental. Englewood and Palmetto add lower-priced options.
Concrete-block construction is a plus here. Block buildings tend to hold up better in wind events than older frame buildings, and insurers often price them more favorably, especially with a newer roof and impact-rated openings.
The City of Sarasota, Sarasota County, Bradenton and Manatee County each have their own zoning codes. Duplexes and small multifamily are allowed in multi-family and some mixed-use districts; single-family zones may not allow a second unit. Florida law also allows accessory dwelling units in many areas, subject to local rules.
Confirm the legal unit count and zoning with the local planning office. A fourplex in a district that now allows only two units may be a legal nonconforming use, which can affect rebuilding after a major storm.
Many older duplexes sit in flood zones, especially in Bradenton near the Manatee River, in Venice and in low areas of Sarasota. Flood insurance may be required, and its cost depends on the building's elevation relative to the base flood elevation.
Ask for the elevation certificate and any flood claim history. If a building was heavily damaged in recent storms, the FEMA substantial improvement rule may have required repairs to meet current standards, or may require them if repair costs pass about half the structure's value.
This example is illustrative and not a quote. An investor buys a renovated 1950s concrete-block duplex in Gillespie Park for $640,000. The units rent for $2,300 and $2,200, for combined rent of $4,500 a month. Taxes are estimated at about 1.6% of the price because investors do not receive the homestead exemption, and wind, flood and liability insurance at $450 a month.
At 70% of the price, the loan is $448,000 and estimated principal and interest is about $3,056 a month. With taxes and insurance, the total is about $4,359, giving a DSCR of about 1.03x. At 80% the same duplex would fall below 1.0x, which is why many Sarasota 2-4 unit buyers put more down or choose buildings with lower insurance costs.

Year-round renters in Sarasota and Bradenton include hospital staff at Sarasota Memorial and the Manatee and Lakewood Ranch medical centers, hospitality and construction workers, teachers, retirees and young families. Florida has no rent control, and state law preempts local rent control in most circumstances.
Seasonal rentals are a different business. A duplex leased by the year is underwritten on its leases; one rented to snowbirds by the month is treated more like a short-term rental and may be underwritten differently.
Annual rents have risen across the region as population growth outpaced new rental supply, though new apartment construction has added competition in some areas. Get a rent survey for the specific neighborhood rather than relying on county averages.
Florida insurers look closely at roof age, wind mitigation features, plumbing type and electrical panels on older buildings. A wind mitigation inspection documenting roof straps, shutters or impact windows can lower premiums noticeably.
Non-homestead property is reassessed at sale, and annual increases on non-school taxes are capped at a higher level than for homesteads. Florida charges documentary stamp tax on deeds and on new mortgage notes, plus an intangible tax on new mortgages. Who pays the deed stamps is negotiated, and in Sarasota County it is often the seller.
Five- to eight-unit buildings are still residential for our programs, though maximum LTV can be lower, varies by program. See our Sarasota 5-8 unit page. Buildings of nine or more units belong on our multifamily page.

Yes. DSCR loans use the combined rent of both units, with no W-2s or tax returns. Annual leases are the simplest way to document that rent.
It goes into the DSCR with taxes and other insurance. Elevation and flood zone drive the premium, so an elevation certificate is one of the first documents to ask the seller for.
No. Florida has no rent control, and state law preempts local rent control in most circumstances. Landlord-tenant rules come from Florida's residential landlord and tenant law.
Purchases go up to 80% LTV on some programs, but many Sarasota-area 2-4 unit buildings clear 1.0x around 65% to 75%.
It can, but seasonal or short-stay income is underwritten differently from annual leases. Annual leases give the most predictable loan size.
Yes. LLC borrowers are standard, and you sign for the loan personally.
No. Our investor loans are business-purpose loans on non-owner-occupied property.
Bring repair records, permits and insurance claim history. Damage history affects insurance and valuation, and major repairs may have had to meet current flood standards.
