Refinance Your Sarasota Rental Into a Long-Term DSCR Loan

After the 2024 hurricane season, many Sarasota-area investors repaired or rebuilt rentals with short-term money. A DSCR rate-and-term refinance can replace that debt, but the new insurance quote now decides more of the ratio than it used to.

In short: LendingStreet offers DSCR rate-and-term refinances on 1-8 unit investment properties in the Sarasota-Bradenton area, replacing hard money, bridge debt or an existing loan with a long-term payment sized on rent. Rate-and-term goes up to 80% LTV on some programs, the standard minimum DSCR is 1.0x, and no W-2s or tax returns are required.

The Sarasota refinance picture

The Sarasota-Bradenton area has older block homes in Gillespie Park, Laurel Park and around Gulf Gate, condos and villas throughout the county, barrier island property on Siesta Key, Lido Key and Longboat Key, and newer construction in North Port, Venice, Lakewood Ranch and eastern Manatee County.

Long-term rental demand comes from healthcare, tourism and service jobs and a steady flow of new residents. Investors often buy a dated or storm-damaged home with a bridge or hard money loan, renovate, lease it and then need a 30-year loan sized on that rent.

Rate-and-term vs cash-out, in plain terms

With cash-out, you borrow more than you owe and keep the difference, up to 75% LTV. With rate-and-term, the new loan pays off what you owe and the closing costs, and the purpose is better terms rather than cash. That is why some programs allow up to 80% LTV on rate-and-term.

Both qualify the same way, on the DSCR: rent divided by principal, interest, taxes, insurance and HOA dues. The standard minimum is 1.0x, and sub-1.0 programs exist for properties where the rent falls a little short.

Insurance, flood zones and the 10% cap

Wind and flood coverage are the biggest Sarasota variables. Coastal and low-lying properties often need flood insurance, and roof age and wind mitigation features affect what carriers will write. Get a current quote, not last year's renewal, before you apply.

Investment property does not get Florida's homestead exemption, but non-homestead residential assessments are capped at 10% annual increases until the property sells. Florida also charges documentary stamp tax on new notes and intangible tax on new mortgages; ask the title company how they apply to your refinance.

Condos, storm repairs and rentals

Florida tightened inspection and reserve rules for older condo buildings after 2021, and many associations have raised dues or levied assessments. Those costs come straight out of the DSCR, so review the budget before refinancing a condo.

If a home had storm damage, the appraisal needs to reflect completed repairs with permits closed. Local vacation rental registration and rules vary between the City of Sarasota, Sarasota County and Manatee County, so confirm them if nightly income matters.

Newer communities in Lakewood Ranch, North Port and parts of Venice often carry Community Development District assessments on the tax bill, and those count in the payment just like taxes. Read the tax bill line by line before you estimate the ratio.

Example: refinancing a Sarasota-area rental

This example is illustrative and not a quote. An investor owns a Gulf Gate-area block home renovated with a hard money loan. It appraises at $430,000, the payoff on the existing loan is $300,000, and estimated closing costs of $8,000 are rolled into the new loan, for a balance of $308,000, about 71.6% LTV. Rent is $3,150 a month.

Estimated principal and interest on a 30-year loan comes to about $2,101. Adding taxes of $575 and insurance of $380 gives a total payment of about $3,056, for a DSCR of about 1.03x, above the 1.0x standard minimum. Compared with the old loan, the monthly payment drops by about $649, and the balance now amortizes.

It helps to know the limits before the appraisal. At the same taxes and insurance, rent of about $3,056 would put the DSCR at 1.0x, and the current $3,150 rent would carry a loan of roughly $322,000 at that level. Anything well inside those numbers is a comfortable file.

Timing the refinance out of short-term debt

The best time to start is when the work is finished, permits are closed and a tenant is signed, ideally with a couple of months left before the short-term loan matures. That leaves room for the appraisal and title work without paying an extension.

How long you must own before the lender uses the new value varies by program. Some go by the appraisal soon after a rehab; some limit the loan to cost plus documented improvements early on. A clean record of the rehab budget helps either way.

Vacancy at the time of refinance does not always stop the loan, since some programs use market rent from the appraisal. Still, a signed lease removes a common question and usually makes the file stronger.

Documents that speed up the file

Having these ready when you apply avoids most delays.

Common questions

Will my new insurance quote change my Sarasota refinance?

Yes. Insurance is part of the DSCR payment, so a higher quote lowers the ratio. Get a current quote with wind and, if needed, flood coverage before you apply.

Can I refinance a Siesta Key condo rental?

Often, yes, but the condo association's reserves, inspections and assessments are reviewed. Condotels and non-warrantable buildings have fewer options.

Do you refinance rentals in Bradenton and North Port?

Yes. We refinance 1-8 unit rentals across Sarasota and Manatee counties when rent and value support the loan.

How long does a DSCR refinance take?

It depends on the appraisal, title and how complete the file is. Starting with a full document package shortens the timeline.

Is there a maximum loan amount?

DSCR loans start at $150,000 with no stated maximum. Larger balances get more review, and max LTV can vary by program.

Can I refinance a property that is vacant?

Some programs use the appraiser's market rent estimate instead of a signed lease. Terms vary by program.

Can I pay off a hard money loan with a DSCR refinance?

Yes. That is one of the most common uses of a rate-and-term refinance once the rehab is done and the property is leased.

Do you finance homes I will live in?

No. Our investor loans are business-purpose loans on non-owner-occupied property.
