After Hurricanes Helene and Milton in 2024, the Sarasota market split in two: homes that came through fine and homes with flood or wind damage that many buyers and long-term lenders will not touch until repairs are done. That second group is where bridge loans do much of their work here.
In short: LendingStreet makes short-term, interest-only bridge loans on 1-8 unit investment property in Sarasota and Manatee counties, from $150,000 to $5M+ with rates from 7.99%. Loans can close in as little as 10 days, and some programs need no appraisal. Sarasota investors use the bridge to buy homes that need repairs, insurance work or new tenants, then refinance into a DSCR loan or sell once the property is finished.
In the city, Laurel Park, Gillespie Park, Southside Village and the Rosemary District have older homes, cottages and small multi-unit buildings close to downtown. Mainland neighborhoods east of the Trail have mid-century block homes that rent year-round to healthcare, service and hospitality workers.
Venice and North Port to the south have grown quickly with newer homes, while Lakewood Ranch and Bradenton in Manatee County offer planned communities and older neighborhoods. Siesta Key, Lido Key and Longboat Key carry the highest prices and the most storm exposure, along with their own short-term rental rules.
| Area | Typical property | How investors use a bridge |
|---|---|---|
| Laurel Park, Gillespie Park | Cottages and small multis near downtown | Buy, update, lease at higher rents |
| Mainland block-home areas | Mid-century concrete block homes | Repair storm damage, then refinance |
| North Port, Venice | Newer single-family homes | Quick purchase before a DSCR refinance |
| Bradenton, Lakewood Ranch | Older homes and planned communities | Rentals bought from relocating owners |
Homes with storm damage, older roofs or flood history are often hard to insure or finance long term until repairs are complete. A bridge loan buys the property as it is, gives you time to finish the work you are funding, and sets up a DSCR refinance once the home is insurable and leased.
Sellers who do not want to manage repairs themselves often take a quick, certain close over a higher price that depends on financing. Being able to close in as little as 10 days matters in that negotiation.
Every Sarasota file is sized individually, but the outline does not change much from deal to deal. For statewide notes, including Florida closing costs, see our Florida bridge loan page.
We look hardest at the exit. Before closing, we want to see that the expected rent supports a DSCR refinance at 1.0x or better, or that recent sales support your resale price. A clear exit is what makes a short loan work.

This example is illustrative and not a quote. An investor buys a mainland Sarasota duplex with wind damage to the roof and one unit vacant, paying $380,000. A $285,000 bridge loan covers part of the price, so the investor brings $95,000 plus closing costs. Because the loan is interest-only, the estimated monthly interest payment is about $2,375. Over about 5 months, the investor replaces the roof, repairs the vacant unit and leases both sides.
Once leased, with two units at about $2,150 each, rent totals $4,300 a month and the property appraises at $470,000. A DSCR cash-out refinance at 75% LTV is $352,500, which pays off the bridge and returns about $67,500 before closing costs. Estimated principal and interest on a 30-year loan is about $2,405. Adding taxes and insurance of about $1,150 a month brings the payment to about $3,555, so DSCR is about 1.21x, above the 1.0x standard minimum.
Insurance runs higher than taxes here, which is common near the Gulf. A new roof and a wind mitigation report help keep that line under control.

Florida's homestead protections do not apply to rentals. Non-homestead property has an annual assessment cap of 10% for most taxes, but a sale resets the value to market. A long-held homestead bill can be far below yours, so budget on post-sale value.
Florida charges doc stamps on deeds, usually paid by the seller in Sarasota County, and doc stamps on new notes plus an intangible tax on new mortgages. Ask your title company for estimates on both the bridge and the refinance.
Much of coastal Sarasota and Manatee County sits in mapped flood zones. Under federal flood rules adopted by local governments, if repairs to a damaged home in a flood zone reach about half of the structure's value, the home may have to be brought up to current flood standards, which can mean elevating it. Ask the county or city about substantial damage determinations before you buy a storm-damaged house.
Condos on the keys and along the bay also face Florida's newer building inspection and reserve requirements, which have led to higher dues and special assessments in many associations. Review the association's records before you commit.
Sarasota has two common exits. Renovated homes in sought-after neighborhoods often sell to homebuyers, while year-round rentals on the mainland and in North Port usually refinance into DSCR loans.
If you refinance, the DSCR loan qualifies on the property's rent rather than your tax returns. The standard minimum DSCR is 1.0x, the minimum credit score is 620, cash-out goes up to 75% LTV and rate-and-term up to 80% LTV on some programs. Cash-out seasoning varies by program, so ask before you set your timeline.

Often, yes, as long as the plan and budget make sense. Ask the city or county about any substantial damage determination first, since it can change your repair scope.
If repairs or improvements to a home in a flood zone reach about half the structure's value, the home may need to meet current flood standards, including elevation.
Usually. The assessment resets to market at sale, and rentals do not get homestead protections.
