DSCR Loans for Topeka Duplexes, Triplexes and Fourplexes

Topeka's two- to four-unit rentals cluster around Washburn University and the older neighborhoods between downtown and Gage Boulevard, with a band of newer side-by-side duplexes in the southwest. Prices are low enough that a triplex or fourplex can clear the DSCR test at full purchase leverage, which is not true in many larger cities.

In short: LendingStreet finances Topeka duplexes, triplexes and fourplexes with DSCR loans that qualify on the combined rent of all units, with no W-2s or tax returns. Loans start at $150,000, purchases go up to 80% LTV and cash-out up to 75% LTV, with a standard 1.0x minimum DSCR, 620 minimum credit score and LLC borrowers allowed.

Where Topeka's small multifamily stock is

Around Washburn University, the College Hill, Washburn-Lane Parkway and Collins Park areas have older homes split into two to four apartments, plus small purpose-built fourplexes that lease to students and young professionals. Central Park, Elmhurst and the Ward-Meade area near downtown and Stormont Vail have converted houses and brick multi-unit buildings from the early 1900s.

Southwest Topeka, especially near Wanamaker Road and around the Sherwood area, has newer side-by-side duplexes with garages that lease to families and medical staff. North Topeka has a smaller supply of older duplexes at the lowest prices in the city.

Nearby markets matter too. Lawrence, about 30 minutes east, has a large supply of duplexes and fourplexes leased to University of Kansas students at higher rents and prices, and Manhattan, about an hour west, has similar stock near Kansas State University and Fort Riley. Some Topeka investors hold buildings in all three, which can later be combined in a blanket loan.

Zoning and the legal unit count

Before you buy, confirm the property's zoning district with the City of Topeka and that the number of units matches what the Shawnee County Appraiser's records show. Older house conversions near Washburn and downtown were sometimes done without permits. An appraiser may not give value or rent credit to a unit that is not legal, which affects both the loan amount and the DSCR. Also ask whether the city requires rental registration or inspections for the building.

Appraisals in a non-disclosure state

Kansas does not put sale prices on the public deed record. Appraisers of small rental buildings use the small residential income property report, which includes a rent schedule for each unit, and they rely on MLS records and their own files for comparable sales. In a thin market like Topeka's fourplex segment, finding close comps can take extra work. Help by providing the rent roll, leases, a list of recent improvements and any sales you know about.

Worked example: a triplex near Washburn

This example is illustrative and not a quote. An investor buys a converted triplex near Washburn for $240,000 with 20% down, the maximum 80% LTV on a purchase. The units rent for $850, $825, $800, or $2,475 a month.

Estimated principal and interest on a loan of $192,000 is about $1,310. With taxes of $275 and insurance of $175, the total is about $1,760. Rent divided by that payment gives a DSCR of about 1.41x, comfortably above 1.0x even at full purchase leverage.

The same building at 75% LTV would show an even stronger ratio and lower monthly payment, but many Topeka investors prefer to keep cash for repairs and reserves, since older conversions near Washburn often need porch, roof or mechanical work within the first few years.

Rents, tenants and turnover

Topeka unit rents are modest compared with Kansas City, but purchase prices are lower too. Buildings near Washburn see more turnover each summer and benefit from strong management. Southwest duplexes tend to hold tenants longer. State government, the hospitals, the VA medical center and large employers like Hill's Pet Nutrition and Mars provide a stable tenant base for units across the city.

Taxes and insurance on older buildings

Kansas assesses residential property, including 2-4 unit rentals, at an 11.5% assessment ratio of appraised value, and values are updated every year. Insurance is driven by hail and wind risk, roof age and the building's electrical and heating systems. Older conversions may have shared systems or outdated wiring that carriers will ask about. Get a quote before you finalize the purchase price.

Utilities are another cost to check. Older houses converted to apartments sometimes share one water meter or one furnace, which leaves the owner paying for heat and water. The DSCR test looks at principal, interest, taxes, insurance and HOA dues, but owner-paid utilities still reduce your actual cash flow.

Duplexes and the $150,000 minimum

Some older Topeka duplexes sell for less than $190,000, which at 80% LTV produces a loan under our $150,000 minimum. Newer southwest duplexes, triplexes and fourplexes usually clear it. If you are buying several smaller duplexes, a blanket loan combining five or more properties may work better.

Five to eight units

Buildings of five to eight units are still residential for us, and Topeka has some near downtown and Washburn. See our Topeka 5-8 unit page, since max LTV on those buildings can be lower and varies by program.

Send the address, price, rent roll and any inspection reports through the form below, or call (877) 298-1001. Our investor loans are business-purpose loans on non-owner-occupied property, so the building cannot include a unit you live in. If you are comparing a Topeka building with one in Lawrence or Wichita, our Kansas 2-4 unit page covers those markets.

Common questions

Can I get a DSCR loan on a Topeka duplex?

Yes, if the loan is at least $150,000. The loan qualifies on the combined rent of both units.

Can a triplex or fourplex qualify at 80% LTV?

Often, in Topeka, because prices are low relative to rents. Each deal still has to clear the DSCR test, and taxes, insurance and the condition of an older building can change the answer.

How do appraisers find comps without public sale prices?

They use MLS data and their own records. Providing your rent roll and known sales helps.

What if a unit was added without a permit?

It may not count toward value or rent. Confirm the legal unit count before you buy.

What taxes will I pay?

Kansas assesses residential property at an 11.5% assessment ratio of appraised value, and the county updates values yearly.

Can I buy in an LLC?

Yes. LLC borrowers are standard, and you sign for the loan personally.

Can I refinance a fourplex I already own?

Yes. Cash-out goes up to 75% LTV after seasoning, and rate-and-term up to 80% on some programs.

Do you lend on student rentals near Washburn?

Yes, if they are 1 to 8 unit residential rentals that meet the DSCR test. The appraiser will use market rent for each unit, and lenders will want to see that the building is managed well through summer turnover.
