Wichita has a deep supply of duplexes and fourplexes, much of it built during the 1970s and 1980s on the west and east sides. With moderate prices and steady rents, small multifamily here often clears 1.0x at full program leverage, which is not true in many larger metros.
In short: LendingStreet finances Wichita duplexes, triplexes and fourplexes with DSCR loans that qualify on the combined rent of all units, with no W-2s or tax returns and LLC borrowers allowed. Loans start at $150,000 with no stated maximum, purchases go up to 80% LTV, cash-out refinances up to 75% LTV, and the standard minimum DSCR is 1.0x. Most fourplexes and many duplexes in the metro clear the loan minimum, and combined rent from several units helps the ratio.
West Wichita, roughly from Ridge Road out past Maize Road, has whole streets of side-by-side duplexes and fourplexes built in the 1970s and 1980s, often with garages and small yards. East Wichita has similar pockets near Rock Road and Woodlawn. These rent to working households, aviation employees and young families.
Near Wichita State, older houses in Fairmount and nearby blocks have been split into two or three units for students and staff. Riverside, Delano and College Hill have scattered older duplexes and up-and-down units. Newer suburbs such as Maize, Goddard, Derby and Andover have seen more recently built duplexes and townhome-style rentals.
Each type suits a different investor. West and east side duplexes offer steady cash flow with older systems to manage. Newer suburban duplexes cost more but need less work and attract longer-term tenants. Converted houses near Wichita State bring higher rent per unit with more turnover.
| Area | Typical stock | What to check |
|---|---|---|
| West Wichita | 1970s-80s duplexes and fourplexes | Roof age, HVAC, shared driveways |
| East Wichita | Duplexes near Rock Road and Woodlawn | Condition, HOA if any |
| Near Wichita State | Older houses split into units | Legal unit count, parking, student turnover |
| Riverside, Delano, College Hill | Older duplexes and up-and-down units | Permits, separate utilities |
| Maize, Goddard, Derby, Andover | Newer duplexes and townhome rentals | HOA rules, tax rate, specials |
Wichita and Sedgwick County zoning is administered through the Wichita-Sedgwick County Metropolitan Area Planning Department. Existing duplexes in two-family districts and fourplexes in multifamily districts are straightforward. Older houses converted into multiple units near Wichita State or in Riverside should be checked to confirm the city recognizes each unit.
Units added without permits usually do not count toward rent. Separate entrances, separate meters and city records showing the unit count are the best evidence.
Newer duplexes in suburban subdivisions may be built under covenants that set rules for parking, exterior upkeep and leasing. Read them before you buy, especially if you plan to own several buildings on the same street.
West and east side duplexes typically lease on 12-month terms to steady tenants, with two-bedroom units the most common. Units near Wichita State often lease on academic-year terms. Housing Choice Voucher leases are common in some parts of the city, and documented voucher rent counts like any other lease.
Underwriting uses in-place leases or market rent for vacant units. Kansas landlord-tenant law sets statewide rules for deposits and notices.
This example is illustrative and not a quote. An investor buys a west Wichita fourplex for $400,000. Each unit leases for $925, $3,700 combined. Taxes are budgeted at $470 a month and insurance at $250.
At 75% LTV the loan is $300,000, with estimated principal and interest of about $1,996. The total payment is about $2,716 and the DSCR is about 1.36x.
A duplex at $240,000 renting for $2,100 combined would carry a loan of $180,000 at 75% LTV, above the $150,000 minimum, and a total payment of about $1,648, for a DSCR of about 1.27x. Duplexes priced below about $190,000 can fall under the minimum at 80% LTV, so check the loan size.
| Item | West side fourplex | Duplex |
|---|---|---|
| Price | $400,000 | $240,000 |

| Total monthly payment | $2,716 | $1,648 |
| Combined rent | $3,700 | $2,100 |

Kansas taxes residential property, including duplexes through fourplexes, on an 11.5% assessment ratio times the local mill levy. Wichita, Maize, Derby and other cities have different combined levies, and newer subdivisions may carry special assessments for streets and utilities that show up on the tax bill.
Sedgwick County reappraises annually, so budget from the current bill and your purchase price. Kansas does not charge a state real estate transfer tax, which keeps closing costs modest.
Hail is the main insurance issue on Wichita duplexes, and many policies carry percentage wind and hail deductibles. A 1970s fourplex may have an older roof, original windows and aging HVAC units, one per unit. Get an inspection and roof report, and include replacement plans in your budget.
Separately metered units keep utility costs with tenants. Buildings where the owner pays water or gas should be budgeted for it. Many west side fourplexes share one water meter, so the owner pays water and trash for all four units, which belongs in your expense plan even though it is not part of the DSCR.
Wichita has a good supply of five to eight unit buildings as well. Those fall under our 5-8 unit DSCR programs, where max LTV can be lower and varies by program. Owners of several duplexes and fourplexes can also combine five or more in a blanket portfolio loan, which helps when some buildings are below the loan minimum on their own.
Owners can refinance an existing duplex or fourplex with cash out up to 75% LTV, or rate-and-term up to 80% on some programs, if the rent covers the new payment. Cash-out seasoning varies by program. Investors who bought with cash or short-term money often use a DSCR refinance to recover capital.
A refinance appraisal will look at recent sales of similar buildings on the west or east side, and rent comparables from nearby units.
