Once you own five or more rentals, running a separate loan on every house starts to cost you: more closings, more payments, more maturity dates and more paperwork every time you want to pull cash out. A blanket loan puts the whole group under one loan, and the lender you choose decides how flexible that loan will be.
In short: Our top pick among blanket loan lenders is LendingStreet. We finance 5+ investment properties, each 1-8 units, under one loan qualified on the portfolio's combined cash flow, with no W-2s or tax returns. You get one closing, one payment, portfolio pricing and release provisions when a property sells, and on some programs the properties can sit in more than one state. We lend in all 50 states and DC. LendingStreet is built for investors who hold rentals for income. Our blanket portfolio loans are business-purpose loans on non-owner-occupied property, and they qualify on the rent the portfolio produces rather than your personal income. LLC borrowers are standard, and the minimum credit score is 620.
A blanket loan fits investors who want to refinance a group of rentals into one note, pull cash out of several properties at once, consolidate short-term loans after a renovation run, or buy a package of homes from another landlord.
The next step: send a property list with addresses, values, rents, taxes, insurance and current loan balances. Use the form below or call (877) 298-1001.

Most investors start with one loan per property from a bank or a national online DSCR lender. That works for a few homes, but it gets harder to manage as the portfolio grows. Here is a general comparison.
| What investors need | LendingStreet | Typical local bank | Typical single-property DSCR lender |
|---|---|---|---|
| 5+ rentals on one loan | Yes, each property 1-8 units | Varies; often one note per property | Usually one loan per property |
| How you qualify | Portfolio cash flow; no W-2s or tax returns | Often tax returns and global cash flow | Rent on each property, one at a time |
| Closings and payments | One closing, one payment | Varies | A closing and payment for each property |
| Selling one property later | Release provisions | Varies | Pay off that loan |
| Properties in several states | Possible on some programs | Usually local only | Separate loans by property |
| Borrow in an LLC | Standard | Varies | Often allowed |
Instead of testing each house on its own, a blanket loan adds up the portfolio's rents and compares them with the total payment: principal and interest, taxes, insurance and any HOA dues. A strong house can carry a weaker one, which is often what makes the whole group work.
The standard minimum DSCR is 1.0x, and sub-1.0 programs exist. Leverage on a portfolio varies by program, and larger balances get more review. Each property still needs a valuation, and the underwriter will look at the condition, lease status and location of every home.
A release provision lets you sell or refinance one property out of the blanket by paying down a set amount, while the rest of the loan stays in place. Without one, selling a single house could force you to refinance everything.
Release terms vary by program, so ask how the release amount is set and whether the remaining portfolio must still meet the DSCR minimum after the sale. Our release clause guide covers the details.
Many investors own rentals in more than one state: a few houses near home and a group in a lower-cost market. On some programs, LendingStreet can put properties in several states under one blanket loan.
Each state brings its own closing costs, recording rules and taxes, so a multi-state loan takes coordinated title work. Expect a little more lead time, and budget for state-specific costs such as mortgage or recording taxes where they apply.
Property taxes, insurance and landlord rules also differ from state to state, so we look at each property's real costs rather than an average. A portfolio with homes in a low-tax state and a high-tax state can still qualify, as long as the combined rent covers the combined payment.
This example is illustrative and not a quote. An investor owns eight single-family rentals, five in Ohio and three in Indiana, worth $1,600,000 combined. Existing loans total $700,000, spread across five lenders.
A blanket cash-out refinance of $1,120,000, or 70% of value, pays off all five loans and leaves about $420,000 before closing costs. The eight homes rent for $1,650 each, or $13,200 a month.
Estimated principal and interest is about $7,640. Taxes of $1,840 and insurance of $960 bring the total payment to about $10,440, for a DSCR of about 1.26x. The investor goes from five payments to one.
| Item | Amount |
|---|---|
| Combined value, 8 homes | $1,600,000 |
| Existing loans paid off | $700,000 |
| New blanket loan at 70% | $1,120,000 |
| Cash out before costs | $420,000 |
| Monthly rent | $13,200 |
| Estimated principal and interest | $7,640 |
| Taxes and insurance | $2,800 |
| DSCR | About 1.26x |
A blanket loan is not always the answer. If you only own two or three rentals, separate DSCR loans are usually simpler. If one property is far weaker than the rest or is mid-renovation, a bridge loan may be the better tool until it stabilizes. And buildings with 9 or more units fall under commercial lending, covered on our commercial page.
We will tell you plainly if a different structure fits better.
Ask every lender these questions, in writing if you can.
Portfolio leverage varies by program, and we will give you the figure for your file; DSCR cash-out goes up to 75% LTV on qualifying programs. The standard DSCR minimum is 1.0x, with sub-1.0 programs. Cash-out seasoning varies by program. LLC borrowers are standard. Portfolio closings take more coordination than single loans, and we start title on every property at once. Our DSCR loans have no stated maximum, and larger balances are reviewed case by case.
