Portfolio Loans With Properties in Several States

Your rentals are spread across a few markets. That is good for diversification, but it adds title, closing and underwriting steps that a single-state portfolio never sees.

In short: Yes, one portfolio loan can cover properties in different states, as long as the program lends in each state and title can be insured in every county. LendingStreet finances investment property in all 50 states. Multi-state pools are often grouped by state or region so local taxes, insurance and closing rules can be handled cleanly, and very large spreads may close as several loans with one lender.

What changes when properties cross state lines

Each state has its own lending rules, recording process and closing customs. Some states close with attorneys, others with title companies. A multi-state loan records a mortgage or deed of trust in every county where a property sits.

None of that blocks the loan. It adds coordination, and it is the main reason some programs limit how many states a single blanket can cover.

Valuations are also local. Each property is valued by someone who knows its market, so expect reports to come back on different days. A complete schedule with access contacts for each property keeps that part moving.

Taxes and insurance move the DSCR

Property taxes and insurance premiums vary a lot from state to state. Two houses with the same rent can produce very different DSCRs once local costs are added. Underwriters calculate costs property by property, then roll them into the portfolio total.

This is also why one state's numbers should never be used to estimate another's. A rent-to-value ratio that works in one market can fail in a higher-tax market. Real tax bills and insurance quotes for each property make the sizing accurate.

Example: 14 rentals in three states

Illustrative example only, with rounded numbers. The investor wants one loan at 70% LTV across all 14 properties.

Example state groupPropertiesValueMonthly rentMonthly taxes + insurance
State A6$1,380,000$12,600$3,900
State B5$825,000$8,750$1,750
State C3$495,000$5,250$1,050
Total14$2,700,000$26,600$6,700

Reading the example

At 70% of $2,700,000, the loan would be $1,890,000. State A has the highest rents but also the heaviest tax and insurance load, so on its own it would carry the weakest DSCR. Pooled with States B and C, the portfolio clears 1.0x more easily.

Suppose the program capped each loan at 10 properties. A natural split would be State A as one loan and States B and C as another. Each group then has one title process and similar cost profiles.

Practical tips for multi-state portfolios

Insurance and entities across states

Insurance is often the slowest piece of a multi-state file. Coastal and storm-prone areas can carry much higher premiums and stricter coverage rules. Get quotes early so the DSCR is built on real numbers instead of guesses.

Entity structure matters too. Some investors hold each state in its own LLC, while others use one parent entity.

Either can work, but the guarantors and signers should be the same across the pool to keep the closing simple. If properties sit in several LLCs, expect each one to provide its own formation documents and good-standing certificate.

One team across every market

The hardest part of a multi-state loan is coordination, not qualification. Our financing team manages title and closing across every state in the pool.

Send your schedule of real estate and we will typically bring back 2–3 options, often within 48 hours. That includes whether one loan or a state-by-state split works better.

Common questions

Can a blanket loan cover properties in different states?

Yes, if the program lends in each of those states and title can be insured on every property. Some programs limit the number of states per loan, so very spread-out portfolios may close as several loans.

Does a multi-state portfolio loan take longer to close?

It can, because title work and recording happen in each county. Starting with complete property and entity details is the best way to keep the timeline tight.

Do I need an LLC registered in every state?

Many states require an out-of-state LLC to register before owning or doing business there. Requirements vary, so confirm with your attorney or CPA before closing.

Will properties in a high-tax state hurt my portfolio DSCR?

They lower the DSCR on those properties, but blanket loans are typically measured across the whole pool. Strong cash flow in lower-cost states can offset weaker ratios elsewhere.

Can I finance properties in a state where I do not live?

Yes. Our programs are business-purpose investment property loans, so your home state does not need to match where the rentals are. We finance in all 50 states.

Is it better to split a multi-state portfolio by state?

Often, if the portfolio is large enough to need more than one loan anyway. Grouping by state keeps title, insurance and local costs consistent within each loan. For smaller pools, one loan across states is usually simpler.
