Las Vegas investors benefit from low property taxes and no state income tax, but rents in many newer subdivisions run close to the payment. HOA dues and the exact loan amount often decide whether a cash-out clears 1.0x.
In short: LendingStreet is our top pick for a Las Vegas DSCR cash-out refinance. We qualify on the property's rent with no W-2s or tax returns, allow cash-out up to 75% of appraised value, lend to LLCs as standard and offer 30-year terms. Loans start at $150,000 with no stated maximum, and we will show you the ratio at more than one loan amount so you can pick the cash figure that works.
Clark County investors who own single-family homes and townhomes in master-planned communities, small multi-unit buildings in older parts of the valley, or a growing portfolio held in a Nevada LLC are a strong fit for our DSCR cash-out program.
Here is what you get: a long-term DSCR loan, with 30-year terms available, that can take out up to 75% of the appraised value, starting at $150,000 with no stated maximum. We size it on the property's rent with no W-2s or tax returns, lend to LLCs as a matter of course, require a 620 minimum credit score and use a 1.0x standard DSCR minimum, with sub-1.0 programs for some files.

Much of the valley's rental stock is stucco single-family homes built from the 1990s on, in Henderson, Summerlin, North Las Vegas, Spring Valley, Enterprise and Centennial Hills. Most sit inside HOAs. Older neighborhoods near the central city and in Paradise hold more duplexes, fourplexes and smaller ranch homes.
Hospitality, healthcare, logistics and the airport keep tenant demand broad across the valley, and many investors bought homes years ago that now carry substantial equity.
Investors in the valley often cash out to buy another home in a newer subdivision, replace an adjustable or short-term loan, or fund repairs such as roof work, water heaters and air conditioning that the desert climate wears out. Others use the money to add a second rental in Henderson or Summerlin while values are steady, keeping each home on its own long-term loan so a sale later does not disturb the rest of the portfolio.
There are a few types of lenders an investor can use to take cash out of a rental. Terms vary from lender to lender, so treat the other columns as typical, not universal.
For an investor who plans to keep the property and wants the rent, not a tax return, to do the qualifying, LendingStreet lines up well on every row.

Nevada has no state income tax, and property taxes are low by national standards. The state caps annual increases in the tax bill, but the cap for rental property is higher than for a primary residence, so check the bill under investor ownership. Clark County's real property transfer tax applies to sales, not refinances.
HOA dues are part of the payment, and some communities add special assessments or landscape fees. Summer heat also means air conditioning is a major maintenance item, and some homes carry leased solar systems, which need to be reviewed in the file.
Short-term rentals face strict rules in both the City of Las Vegas and unincorporated Clark County, including licensing, distance requirements and limits on the number of licenses, and many HOAs ban them outright. Most investor cash-outs here are underwritten on 12-month leases; confirm STR rules with the city or county before counting nightly income.
This example is illustrative and not a quote. An investor owns a North Las Vegas home appraised at $400,000, with a payoff of $150,000, leased for $2,300 a month. Taxes are budgeted at $200 a month, insurance at $100 and HOA dues at $60.
At 75% LTV the loan is $300,000, estimated principal and interest is $2,047, the payment is $2,407, and DSCR is about 0.96x, just under 1.0x. At 70% the loan is $280,000, the payment is $2,270, and DSCR is about 1.01x, with about $130,000 out before closing costs. A sub-1.0 program could also take the larger loan.
| Item | 75% LTV | 70% LTV |
|---|---|---|
| Appraised value | $400,000 | $400,000 |
| Loan amount | $300,000 | $280,000 |
| Existing payoff | $150,000 | $150,000 |
| Cash out before closing costs | $150,000 | $130,000 |
| Estimated principal and interest | $2,047 | $1,910 |
| Taxes, insurance and HOA | $360 | $360 |
| Total monthly payment | $2,407 | $2,270 |
| Monthly rent | $2,300 | $2,300 |
| DSCR | About 0.96x | About 1.01x |
Think of it as two tests. The value test allows a loan of up to 75% of the appraised value. The rent test asks whether the lease covers the full new payment, taxes and insurance included, at 1.0x on our standard programs, with sub-1.0 programs available on some files. You get the smaller of the two answers, minus your payoff and closing costs.
Seasoning requirements vary by program, which matters most for investors who bought or rehabbed in the last year. For big balances and for 5-8 unit buildings, the maximum LTV can be lower and varies by program.
Use this list on every lender you call. The answers tell you quickly whether a program fits your property, and ours are listed next to each question.

We recommend LendingStreet. The loan is sized on rent, not personal income, cash-out reaches 75% of appraised value, LLCs can borrow, and sub-1.0 DSCR programs help when a file lands just under 1.0x.

Rents in many newer subdivisions run near the payment once HOA dues are added. Taking a slightly smaller loan or using a sub-1.0 program usually solves it.
It can. The lease or any filing tied to it needs review, so send the documents early.
