DSCR Cash-Out Refinance on Las Vegas Rental Property

Las Vegas investors deal with a market that moves fast in both directions. Prices rose sharply after 2020, cooled when rates climbed and have since been supported by limited land for new building. For a cash-out, the questions are what the house appraises for today and how the HOA and short-term rental rules affect the numbers.

In short: Yes. LendingStreet finances DSCR cash-out refinances on rentals in Las Vegas, Henderson and North Las Vegas up to 75% LTV, qualifying on the property's rent with no W-2s or tax returns. The rent has to cover principal, interest, taxes, insurance and HOA dues at the 1.0x standard minimum. Nevada's relatively low property taxes help, but HOA dues and leasing rules often matter more here.

Las Vegas values and equity

The Las Vegas Valley saw rapid appreciation in 2021 and 2022, followed by a cooling period. Because the valley is surrounded by federal land, the supply of new lots is limited, which has helped support prices compared with some other fast-growing markets.

Investors who bought before 2021 usually have meaningful equity. Older investors who bought after the 2008 to 2011 crash often have a great deal. The appraiser will use recent sales in your subdivision, which in a valley full of tract homes tends to produce clear comparables.

Nevada's tax cap and what investors pay

Nevada has no state income tax, and its property taxes are generally moderate. Nevada also caps how much a property's tax bill can rise each year. The lower cap is generally for a primary residence and certain qualifying rentals, while most investment properties fall under a higher cap. Either way, the bill tends to change gradually, which makes the tax line predictable for a DSCR loan.

Ask the Clark County Assessor or Treasurer which cap your property is under and use the current bill in your numbers.

HOAs are the main variable

A large share of Las Vegas homes, especially in Summerlin, Henderson, Inspirada, Mountain's Edge, Skye Canyon and Centennial Hills, are in master-planned communities with one or more associations. Dues count in the DSCR payment, and some associations restrict leasing, require minimum lease terms or ban short-term rentals outright.

Read the CC&Rs and ask the HOA for any rental registration requirements before applying. For condos and townhomes, expect a condo questionnaire and a review of the association's budget and reserves.

Short-term rentals in Clark County

Short-term rentals are tightly regulated across the valley. Unincorporated Clark County, which includes much of the Strip area and Spring Valley, adopted licensing rules with distance requirements and a limited number of licenses. The City of Las Vegas and Henderson have their own rules.

For that reason, most Las Vegas cash-outs we see are on long-term leases. If you hold a valid STR license and want to qualify on nightly income, confirm the license will remain valid and transferable to your LLC if needed.

Example: a Henderson single-family rental

This example is illustrative and not a quote. An investor owns a three-bedroom home in Henderson appraised at $410,000, owing $200,000. It leases for $2,550 a month. Taxes are about $170 a month, insurance about $120 and the HOA $95.

At 75% LTV the new loan is $307,500, leaving $107,500 after the payoff and before closing costs. On 30-year amortization, principal and interest is about $2,098. The full payment is about $2,483 and the DSCR is about 1.03x. If the HOA were $250 a month instead, the ratio would fall to about 0.97x.

Insurance in the desert

Las Vegas avoids hurricanes and most hail, so landlord insurance is often moderate compared with the Gulf Coast or Texas. Carriers still look at roof condition, plumbing and HVAC, and older homes in central Las Vegas may draw higher quotes. Flash flooding happens in parts of the valley, and properties in mapped flood zones need flood coverage that counts in the payment.

What investors do with the cash

Las Vegas investors often refinance to recover the capital from a cash purchase or a renovation and redeploy it.

Condos and townhomes in the valley

Las Vegas has a large stock of condos and townhomes, from older complexes near the Strip and in Spring Valley to newer townhome communities in Henderson and the southwest valley. They can be good rentals, but they bring extra review on a DSCR refinance.

Expect the lender to request a condo questionnaire covering owner and investor concentration, the association's budget and reserves, pending litigation and any special assessments. Buildings with a high share of investor-owned units or that operate like hotels may be considered non-warrantable or condotel, which narrows the options. HOA dues on condos tend to be higher than on single-family homes, and they come straight out of the ratio, so get the current dues in writing before you run the numbers.

Common questions

Does LendingStreet offer cash-out refinances in Las Vegas?

Yes. We finance DSCR cash-out refinances on non-owner-occupied rentals across the Las Vegas Valley, up to 75% LTV, from $150,000.

Does Nevada's property tax cap help investors?

It keeps tax bills from jumping quickly. Most rentals fall under the higher cap rather than the primary residence cap, but bills still tend to change gradually.

Can I cash out a Las Vegas short-term rental?

Possibly, if the property holds a valid STR license. Clark County and the cities regulate STRs tightly, so many investors qualify on long-term rent instead.

Will my HOA affect my refinance?

Yes. Dues count in the payment, and leasing restrictions can affect eligibility. Condos and townhomes may require a questionnaire.

How much can I take out of a Henderson rental?

Up to 75% of the appraised value, minus the payoff and closing costs, as long as the rent covers the new payment at the program minimum.

I paid cash. Can I get it back right away?

Delayed financing may let you refinance shortly after a cash purchase, typically based on what you paid. Standard cash-out seasoning rules vary by program.

Do I need tax returns?

No. The loan qualifies on rent. You need a 620 or higher credit score, reserves and entity documents if the property is in an LLC.

Can I refinance a condo near the Strip?

Often, but expect a condo questionnaire and a review of the association. Condotel-style buildings and those with heavy investor ownership have fewer options.
