Las Vegas is a city of newer homes, master-planned communities and tenants who work around the clock. For a rental investor, the right lender is one that underwrites the house and the lease, not your W-2, and keeps up when you want to buy again.
In short: We pick LendingStreet as the top DSCR lender for Las Vegas. Our loans qualify on the property's rent with no W-2s or tax returns, close in an LLC as standard, and reach up to 80% LTV on purchases and 75% on cash-out refinances with 30-year terms. We lend in all 50 states and DC, which suits the many Las Vegas investors who also own in California, Arizona or Utah.
LendingStreet offers DSCR rental loans on 1 to 8 unit properties across Clark County, including the City of Las Vegas, Henderson, North Las Vegas and unincorporated areas such as Spring Valley, Enterprise and Paradise.
Loans start at $150,000 with no stated maximum. The standard minimum DSCR is 1.0x, with sub-1.0 programs for some files, and the minimum credit score is 620. The rent, taxes, insurance and HOA dues are what decide the ratio.

Summerlin on the west side and Henderson to the southeast hold many of the valley's higher-priced rentals, mostly newer single-family homes in master-planned communities with parks, trails and strong schools. North Las Vegas and the northwest offer lower purchase prices and steady demand from families and workers near Nellis Air Force Base and the industrial corridors along Interstate 15.
Spring Valley, Enterprise and the southwest have a mix of 1990s and 2000s homes, townhomes and small multifamily close to the Strip's workforce. Older central neighborhoods have duplexes and fourplexes that can work on combined rent.
Because so much of the valley was built after 1990, many rentals need fewer major repairs than older housing elsewhere, which keeps renovation budgets and inspection surprises smaller.
Las Vegas investors typically weigh a local bank, a national online DSCR lender, a local hard money lender or a private individual. On a long-term rental, these are the differences that count.
| Factor | LendingStreet | Typical bank | National online DSCR lender |
|---|---|---|---|
| Underwriting basis | Rent covers the payment (DSCR) | Personal income and debt ratios | Usually DSCR |
| Paperwork | No W-2s or tax returns | Tax returns, pay stubs, more | Varies |
| Entity borrowing | LLC borrowers standard | Varies | Often allowed |
| Purchase and cash-out leverage | Up to 80% and up to 75% | Varies | Varies by program |
| Starting loan size | $150,000, no stated maximum | Varies | Varies |
| Ratio below 1.0x | Sub-1.0 programs exist | Rarely | Varies |
| Where they lend | All 50 states and DC | Usually a local area | Varies by state |
Nevada has no state income tax, and property tax bills in Clark County are moderate. A state abatement law caps how fast a tax bill can rise each year: a lower cap applies to a primary residence, and a higher cap generally applies to rentals and other property. When an investor buys a home from an owner-occupant, the bill can move toward the higher cap over time.
Clark County also charges a real property transfer tax when a deed is recorded. Ask the assessor's office and your title company for current figures.
Much of the valley's housing sits inside HOAs, and dues plus any master-association fees count in the DSCR payment. Read the covenants for leasing rules: many communities set minimum lease terms, cap the share of rentals or ban rentals under 30 days.
Insurance is generally moderate in the desert compared with storm-prone states. The bigger operating risks are air conditioning, roofs under intense sun and pools. Some homes near washes sit in mapped flood zones, so check the FEMA map.
Ask for the age of the air conditioning system and the roof during your inspection, and budget a reserve for replacements. A summer outage can mean an emergency repair and an unhappy tenant.
This example is illustrative and not a quote. An investor buys a four-bedroom Henderson home for $430,000 that leases for $2,700 a month. Taxes are $215 a month, insurance $100 and HOA dues $90.
At 75% LTV the loan is $322,500. Estimated principal and interest on a 30-year term is about $2,200, the full payment is about $2,605 and DSCR is about 1.04x, above the 1.0x standard minimum. At 80% LTV, the ratio on this home would fall below 1.0x, which is why it pays to run more than one loan amount.
| Item | Monthly amount |
|---|---|
| Loan amount (75% of $430,000) | $322,500 |
| Estimated principal and interest | $2,200 |
| Property taxes | $215 |
| Insurance | $100 |
| HOA dues | $90 |
| Total payment | $2,605 |
| Rent | $2,700 |
| DSCR | About 1.04x |
Short-term rental rules differ sharply by jurisdiction. Unincorporated Clark County licenses STRs under a 2021 state law with spacing limits and a limited number of licenses, the City of Las Vegas requires its own permit and spacing, and Henderson has separate rules. Many HOAs ban rentals under 30 days outright.
Our short-term rental program can qualify on projected revenue on some programs, but only where the property can legally operate. For most valley homes, the DSCR loan is underwritten on a 12-month lease. Confirm current rules with the city or county first.
